South East house prices could soar amid property shortage.

Tom Ferguson BA(Hons), Residential Sales Manager for Drewerycommented: “The Royal Institution of Chartered Surveyors (RICS)have just recently released figures showing surveyors sold anaverage of 23 homes during the three months to March – thehighest number since February 2008, RICS also reported thatall areas except Wales, where the level was unchanged, saw arise in interest from buyers. However, what is interesting is whilebuying activity is rising in most regions, the expected ‘springbounce’, which sees a lot of people put homes up for sale, hasnot happened according to RICS and will most likely put anupward pressure on houses prices across the South East.

The property market is expected to see toughened mortgagelending rules come into force later this year with the aim of

preventing over lendingto borrowers andperhaps this combinedwith potential interestrate increases will probably be the two key approaches used bythe Bank of England to bring property prices and demand backto typical levels”.

Property prices in the capital increased by 17.7% in the 12months to February 2014 and in the south-east they were up8.0% and in the east of England by 7.7%.

London ripple pushes allsouthern regions to newprice records� 7.3% annual rate of increase in asking prices

– highest since October 2007 and takes usback to pre-credit-crunch levels

� New seller asking prices hit record highs in allfour southern regions contributing to a newnational average all-time high of £262,594 –up 2.6% on last month

AT LEAST 200,000 PRIVATE HOUSING STARTS NEEDED TO EASEHOUSING SHORTAGE

To coincide with House Building Federation conference, the HBF haspublished a report highlighting the shortage of housing in the UK.

Exactly a decade on from the Barker Review of Housing Supply that warnedthat at least 210,000 private homes a year were needed in England to averta housing crisis, the scale of the housing shortage has become apparent.

Based on Kate Barker’s original estimates and population changes since then,a new report from the Home Builders Federation now estimates that:� Achieving Barker’s objective of ‘Reducing the long-term trend’ and gradually pricing householdsback into the market will now require 260,000 private housing starts� Achieving Barker’s most ambitious objective of ‘Improving the housing market’ will require 320,000private sector starts per year – three times the number completed last year and a figure achieved inonly four years since World War II� Even achieving the least ambitious of Barker’s three objectives, to slow down the rate at whichhouseholds are priced out of the market, would require more than 200,000 private starts per year – afigure last achieved in 1973 Source arla.co.uk

The Mayor of London published his latest Housing Strategy forLondon.

This includes:� Plans to double house building� The creation of Housing zones to increase the development of homes� Protection for leaseholders facing rising service charges� Plans to create more than 1,000 new high quality homes for long term private rent� The introduction of a new “graduate” private rent housing schemes for young people

Commenting on the strategy, Mayor Boris Johnson said:“My Housing Strategy sets out measures to tackle the colossal pressure on London’s property market andaddress the chronic 30 year failure to build enough homes in our city. The good news is we havecapacity for 42,000 more homes a year in inner London alone, plus a multitude of prime opportunityareas and programmes to trigger development. For me there is no single more important issue now thanboosting supply, increasing investment in affordable housing and helping hard working Londoners findhomes. I can’t do this alone, and will be working closely with government, developers and boroughsto increase supply, stimulate building and tackle demand.” Source naea.co.uk
