MAJOR LENDER CUTS AMOUNT IT WILL LEND TO FIRST-TIME BUYERS

Santander is today cutting its lending limitfrom five times to four-and-half times salaryfor first-time buyers.

It means that a first-timer earning £40,000will not be able to borrow £200,000 any more, but a maximum of £180,000.

The move by Santander follows Barclays which recently cut its limit from five-and-a-half times income to four-and-a-half times income for all borrowers.

The new caps on lending limits come as mortgage rates have fallen to record lows.Santander will continue to offer loans of up to five times salary for home movers.Andrew Montlake, of mortgage broker Coreco, said: `The changes will hit buyers inLondon the most, and particularly first-time buyers.

Landlords will be required by law to installworking smoke and carbon monoxide alarmsin their properties, under measures announcedby Housing Minister Brandon Lewis at the LocalGovernment Association annual fire conference.

The move will help prevent up to 26 deaths and 670injuries a year. The measure is expected to take effect from October 2015,and comes with strong support after a consultation on property condition inthe private rented sector.

The BPF (British Property Federation) said the crackdown was necessary toforce the small number of landlords who did not install alarms in theirproperties to bring them up to standard. The English Housing Survey estimatedin 2013 that 82% of private rented homes had smoke alarms fitted. The BPFsaid that making the installation of carbon monoxide and smoke alarmscompulsory will provide clarity to landlords.
