OPEN PLAN LIVINGOpen plan living is a trend that is here to stay but, before embarking on anyrenovations, you should carefully consider if it is desirable for your lifestyle and home.

Is it right for you – Whilst a small flat could benefit greatly from a feeling ofspaciousness, a detached house with a large family will clearly need more than onecommunal area. Whatever you decide, you’ll want to ensure your space is designedas efficiently as possible to maximise impact and increase your property value.

Speak to the local authority – Before knocking down walls to create an open planliving space, make sure you speak to a council planning officer or chartered surveyor to check the wall is not load bearing andfind out if planning permission is needed.

You will also need to consider ventilation and storage – Removing walls will mean less storage space; therefore carefuldesign is needed to hide clutter. If a kitchen is included in your space, an efficient extractor fan will avoid cooking smells driftingthrough your living areas.

Use colour to your advantage – Decorating with neutral colours retains a sense of openness, whilst areas can be definedthrough careful use of accessories. Display splashes of colour and texture with rugs and cushions to create a sense of warmth.Remember, open plan doesn't have to mean sparse.

Carefully plan your lighting – Each area could be lit differently to create zones and enhance the sense of spaciousness.Remember, whilst your kitchen requires brighter lights, the dining area could be softer with more functional lighting in the loungefor reading or studying.

First time buyers are being squeezed further out of the market, with house sales bythis group down five percentage points (a twenty per cent decrease in June),according to the National Association of Estate Agents (NAEA).

The NAEA’s June Housing Market Report shows that the number of first time buyers dropped to 20 per cent, down from25 per cent in May 2014 (a 5 per cent decrease), the lowest level recorded since May 2013. The first time buyerstruggle is reflected in the age of this month’s house buyers, as those aged 18 to 30 represented just three per cent ofall house sales in June, the lowest percentage of young house buyers recorded by the NAEA to-date*.

It has been reported that nearly 80 per cent of NAEA member agents believe the recent announcement by the Bank ofEngland governor, Mark Carney, on the cap on high-risk mortgages, which will see only 15 per cent of new mortgagesat 4.5 times a borrower's income, will affect the number of first-time buyers and home owners looking to move.
