S eason Two winners of ‘My House Rules’, Adam Dovile and Lisa Lamond, got a sneak peak into the

22 new display homes in Jordan Springs last week ahead of its offi cial launch.

Weeks before the village was to be opened to the public, several homes were fast tracked to be ready for viewing, including Resmark Homes’ two-storey stunner.

Owner of Penrith business Resmark Homes, Greg Silversides, said of over 50 designs, this chosen design gives buyers an idea of how to utilise space on a 10 metre-wide block.

“We wanted to show what you can do on a little block, and still have the backyard. It’s only 10 metres wide, but you’re in a very big house,” he said.

“We’ve raked the ceilings, and can fi t big windows in, and used things like wire on the bridge upstairs that keeps it looking open.”

Mr Dovile said he is impressed by both the design of the home and the Jordan Springs develop-ment.

“You need these developments to happen because it’s near impossible for Australians to get their dream of owning their own house, but companies like this make it achievable,” he said.

“This is a 300 square metre block and this doesn’t feel small, and then you go out in the backyard and there’s still room for kids to play and run around.”

The display village will be launched on Saturday, August 22, opening it to the public to experi-ence diff erent builders and brands seven days a week.

Mortgage Choice’s Rob Lees says new policies from the banks are unlikely to deter investors who are keen to enter the market...

Property investors face tougher road

D espite the fact that many of Australia’s banks are making sweeping changes to their invest-

ment lending policy and pricing, a majority of potential investors are still keen to make their mark on the property market.

New data from Mortgage Choice’s 2015 Investor Survey found 54 per cent of potential investors would still look to push ahead with their investment plans despite the fact that many lenders are actively making it harder for some investors to purchase property.

Local Mortgage Choice franchise owner Rob Lees said it is clear that the majority of investors still see property investment as a lucrative investment strategy and a clever way to future proof their wealth.

“When we asked potential investors whether or not now was a good time to invest, more than 70 per cent said yes, which goes some way to explaining why so many potential investors are not deterred by the spate of pricing and policy changes being made by many of Australia’s lenders,” he said.

In recent weeks, many of Australia’s lenders have made some sweeping changes to their investment lending policies, including but not limited to restrictions on maximum loan-to-value ratios, the removal of discretionary pricing on invest-ment loans and increased fl oor rates for loan servicing.

A number of Australia’s major lenders have also announced their plans to increase their inter-est rates for investors.

While these changes will impact all investors, Mr Lees said it is the fi rst timers and mum and dad investors who are ultimately hardest hit.

“Our data shows an increasing number of investors are actually Gen Y’s who are purchasing prop-erty for the fi rst time,” he said.

“For many younger buyers, purchasing an investment prop-erty before an owner occupied property gives them the opportu-nity to purchase where they can aff ord while still living where they want.”

Vacancy rate lowerSydney’s strong

economy has under-pinned robust demand and the lowest vacancy rates for over five years across the CBD office market, according to the Property Council’s Office Market Report.

The vacancy rate fell from 7.4 per cent to 6.3 per cent in the six months to July 2015.

“Sydney’s economic momentum continues to fuel the market and is feeding into strong demand for office space,” NSW Executive Director Glenn Byres said.

“Demand reached its highest level in over four years and is double the historical average, with net absorption over the past six months totalling 60,405sqm.”

The vacancy rate is now the lowest it has been since January 2009.

Home loan customers need to

tread carefully in the changing lending landscape despite the Reserve Bank of Australia (RBA) keeping official interest rates on hold, says mortgage broker network 1300HomeLoan.

1300HomeLoan Managing Director John Kolenda said while the RBA has kept its cash rate at a record low of 2.0 per cent, a range of other developments have changed the goal posts for many thousands of borrowers and caused unprecedented confusion.

Mr Kolenda said the decision of the major banks and other lenders to raise interest rates for investment loans as well as revised borrowing conditions means the RBA’s rate delib-erations have become almost irrelevant for some borrowers.

“In the history of home loan lending it has never been more confusing for borrowers and without proper consultation it is easy to make a very costly mistake,” he said.

the Scandinavian look. Think timber, texture and sleek lines.

For those looking to explore the Scandi style design blog Zanui along with designer James Treble have some tips on the key design elements to consider when creat-ing this look.

First off it’s important to decide what palette you want to work with. The Scandi style is synony-mous with neutral hues and timber. Start with an off -white or natural coloured base, add in diff erent timbers and then a hint of colour to bring the space to life.

Contrast is another important aspect of this design style. Try to include contrast by using

dark furniture alongside natural timber and patterned furnishings.

When choosing pieces for your room don’t be afraid to be eclectic.

Finding the line between too busy and too similar can be hard but James Treble suggests looking at the room as a whole.

Does your place need a makeover? Why not create the Scandinavian look and be the envy of your friends...

“If the backdrop is simple, the chairs can be busier – they become the feature,” he said.

“If there’s more colour in the styling, then select seating that matches in tone or type so that everything works together in a more cohesive way.”

The next design element to consider with this look is texture. To add warmth to the space work with a combination of soft and coarse textures like lambswool and woven linen blends.

Lighting can really make a room and with the Scandi look the best

options are sculptural lighting or lighting with metallic or wooden features.

Cut it right: Cut no more than one third of the height of the grass in a single mow.

A big no-no: Never “scalp” the lawn.

Clean up: Rinse clippings off mowers after use to prevent the chance of spreading lawn.

Avoid the risks and switch on to safety

S afety switches are prob-ably one of the most vital life saving devices that a home should have.

These devices shut off power in under a heartbeat when a circuit has been shorted. If you have not got these in your home I would suggest you get a licensed electri-cian to give you a price to install these life saving devices.

If you do have these devices I would also suggest to get these tested at least yearly to confi rm that they are still working. The test should involve a calibrated test instrument that measures trip time and current to confi rm the safety switch is working correctly.

The diff erence between the

standard fuse and circuit breaker compared with a safety switch is that a safety switch will shut off

faster than a heartbeat while the older style fuse would simply keep the current going through you.

A s the cooler weather continues, Penrith residents are invited to head down to

Bunnings Warehouse North Penrith and Bunnings Warehouse Penrith and make the most of their weekends by learning a range of handy DIY tips for the home.

Every Saturday and Sunday throughout August, team members from Bunnings Warehouse North Penrith and Bunnings Warehouse Penrith will host free DIY Workshops and share their expert advice with local residents.

Bunnings Warehouse Area Manager, Robyn Hudson said the workshops are a great way to spend weekends with the family

as well as learning handy tips and fi nding DIY inspiration.

“Our DIY Workshops are fantas-tic for Penrith Valley residents as there is something for everyone with both adults and kids work-shops covering a range of fun and useful projects,” Ms Hudson said.

The easy to follow DIY Work-shops will provide residents with the skills they need to make the most of their home improvement projects such as fencing, home organisation and storage solu-tions.

Free Kids DIY Workshops will include craft activities, fun with paint and Father’s Day gift making activities.

This weekend (August 15 and 16) it’s the Indoor Project DIY Work-shops for adults, with information for locals on how to kickstart indoor projects over the next few months.

There’s art and craft workshops for the kids.

On August 22 and 23, the adult DIY Workshops will focus on fenc-ing, while on August 29 and 30 it’s all about home organisation.

Adult DIY workshops are held at 11am, 12.30pm and 2pm.
