Landlords urged to care

L andlords who overlook minor maintenance issues on their properties or resort to DIY to solve them

may be setting themselves up for bigger problems in the future.

Skimping on quick-fi x solutions to problems in a property, like small splits in skirting boards or stiff door hinges, can cost landlords more in the long run, which may have a negative aff ect on their rental income and the market value of the home.

“Landlords need to ensure they keep their properties safe and well maintained for tenants,” said Terri Scheer Insurance Execu-tive Manager, Carolyn Parrella (pictured).

“With the rise in popularity of home renovation television shows, many landlords may be inspired to repair or modify their properties themselves. This may give the false impression that improvements to properties are achievable within tight time-frames and with limited building experience.

“While it may seem cost eff ec-tive to do the work yourself, an insuffi cient DIY job could mean you end up spending more money to fi x repairs in the long run. For example; a quick DIY fi x could result in sub-standard workman-ship or a legal liability claim if there is injury or loss resulting from a safety hazard that has not been attended to.”

Safety hazards on a property that have not been attended to, if they lead to injury or loss, can make way for a costly legal liabil-ity claim for a landlord.

“By taking pride in your invest-ment, showing concern for your tenants and responding promptly to maintenance issues, you can avoid this,” Ms Parrella said.

“Appropriate insurance can also protect you in the event of a legal liability claim.”

How to cut the costs of your renovation

A ussies need to compare at least 4.6 quotes to save on their renova-tion, reveals an analy-

sis of 115,640 renovation quotes conducted by ServiceSeeking.com.au, Australia’s largest quote comparison platform for tradies.

“If there was ever a question that comparing quotes is worth the time, eff ort and energy, the proof is in the data. The average home renovation job listed on ServiceSeeking.com.au receives 4.3 quotes. In states where the average number of quotes is nine

per cent higher than the national average, you can save at least four per cent on the cost of labour,” said Jeremy Levitt, CEO of Service Seeking.

Victorian residents come off best in Australia, with ServiceSeeking.com.au users receiving 12 per cent more quotes per job (4.8) and paying four per cent less for renovation and building labour. The average labour cost for home renovations in Victoria is the lowest nationally with the bench-mark pricing coming in at $54.96 per hour according to the July

2014 Renovation Consumer Price Index (RCPI), released quarterly.

Savings are also apparent in New South Wales, where home renovation jobs receive nine per cent more quotes (4.6) than the national average and consumers pay three per cent less.

“The laws of supply and demand apply when it comes to getting the best price on a home renovation. The larger the pool of tradies quoting for jobs, the cheaper the price. If there are fewer people quoting for work, it’s often where consumers get stuck and are

N SW Fair Trading says that tenancy grievances have made it into the top 10 list of consumer

complaints for the fi rst time. Minister for Fair Trading

Matthew Mason-Cox (pictured) said the department received 45,108 complaints in the 2013/14 fi nancial year, up from 44,103 in the previous year.

“The number one complaint category in the 2013-2014 fi nancial year was electrical, electronic, whitegoods and gas appliance, with 2,537 complaints received,’’ he said.

“Complaints about tenancy made the top 10 list for the fi rst time, so it’s encouraging to see tenants are seeking advice from the consumer watchdog to medi-ate disagreements with their

complaints came in at number fi ve with 1,829 reports, followed closely by complaints about tenancy issues, bonds and resi-dential parks at number six with 1,522.

In response to the statistics, a free Fair Trading tenancy complaint service has been launched, which is set to change the way residential disputes are handled.

Mr Mason-Cox said the decision to proceed with the state-wide rollout followed a highly success-ful six month trial of the simple and fast new tenancy complaint service.

“In the seven months to 30 June, Fair Trading received 1,522 tenancy complaints, with 88 per cent resolved without the need for higher cost resolution options,” he said.

“This service off ers a convenient alternative for residential tenancy disputes about issues such as repairs, access to premises or inspections, condition reports and ending a tenancy.”

Tenants, landlords and agents can lodge a complaint online at the NSW Fair Trading website. If Fair Trading resolves the dispute, parties are not required to incur the expense and time involved in attending a hearing with the NSW Civil and Administrative Tribunal (NCAT).
