Expected to generate over 30,000 jobs by 2060, the western Sydney airport will be just 19 minutes from St Marys.

Raine & Horne St Marys recorded immediate increases between fi ve and 10 per cent on all residential categories including housing, apartments and vacant land in the wake of the airport announce-ment.

Infrastructure investment including the $3.6 billion from State and Federal Governments for road upgrades in the area already has and will continue to have a huge impact on the area.

Raine & Horne suggests that long-term capital growth could be considerably more than the current averages, when thou-sands more people move to the area to work.

The Sydney Science Park is expected to create 12,000 smart jobs, with a further 57,000 in the Western Sydney Employment Area over the next 30 years.

Even St Marys locals believe the airport will be a hit for real estate, including Lokesh Dodda, who travels to work at Sydney Airport.

He said real estate aff ordability combined with the long-term employment opportunities that will be off ered by an airport in western Sydney give good reason to buy a home in the area.

“While St Marys aff ordability was the number one attraction for me, the potential to work closer to home in the future is something I can now look forward to,” he said.

“There’s no way I could aff ord to buy real estate close to my job at Sydney Airport, so the oppor-tunity to secure a two-bedroom apartment in St Marys was too good to refuse.”

Planning For The Future

The best way to manage your debts

W hen establishing a fi nancial plan it is easy to focus only on building and

managing assets and we often pay little attention to our debt. If we are able to successfully reduce our debt, we are increasing our overall net wealth.

Firstly I would like to state upfront, it is not a bad thing to borrow money, as long as that money is put to good use. The purchase of an asset that will either grow in value or produce income with borrowed funds is potentially a good idea. This doesn’t reduce the importance of managing our debt eff ectively.

There are a number of strate-gies that can be implemented to assist in reducing debt levels. A very common and eff ective debt reduction strategy is debt consoli-dation. The most popular method of debt consolidation is combining

debts with high interest rates such as credit cards and unsecured personal loans with debts with lower interest rates, often secured by a property. Securing the debt signifi cantly reduces the interest rate, credit cards usually have interest rates anywhere from 15-22 per cent, and a loan secured by a property is obviously going to be signifi cantly lower.

A similar strategy is prioritising repayments to reduce those with the highest interest rates fi rst. This may involve switching some interest payments with lower interest rates to interest only for a point in time and re-directing the repayments to expensive debts.

Tax-deductibility impacts on the true cost of the debt. If the interest is deductible the net of tax cost is the relevant number in prioritis-ing payments. It is a common error to either ignore the deduct-ibility or conversely assume that

because it is deductible that it is a good debt and should be retained.

The tax deduction in itself is not a good enough reason in its own right to retain a debt, after assessing your overall situation repaying a tax deductible debt could easily be the best option.

There are a number of fi nance products that can reduce the interest payable if used correctly. Things such as off set accounts and redraw facilities allow your savings and ongoing cash to reduce the interest payable. These won’t be appropriate for everyone, often these facilities have higher ongoing interest rates or fees (but not always) and you may need to determine if your savings reduc-ing interest payable will outweigh any increased costs.

In a lot of ways the best method to reduce debts is simply commit-ting to increase payments.

Savvy solo women in property

I f you’re female and thinking about going solo in a property purchase, you are in excel-lent company.

It could be the type of client I attract (although in a previous business that I sold the ratio was the same), but I have more single women clients who are buying property solo than single men doing the same.

It seems to be the key is saving – the women I work with under-stand it’s not so much about what you earn (although all would have salaries close to $80,000 per annum), it’s more about what you keep.

They’re savvy with their money, building their future is more important than buying ‘things’, yes even shoes.

Travel is perhaps the one excep-tion, these motivated women are living life.

These are also not typically risk

taking women, they see property as a long term investment and it’s working.

Many of them start investing while living at home with parents, and their families are happy to help them do this.

They’re buying savvy invest-ments with large deposits and great returns in locations which are solid long term performers before they buy in more risky hotspot locations – which they look to once their portfolio is established and funding itself.

And there’s a key right there, they buy for return and aff ordabil-ity, which often means starting with units in high yield (better rent) areas – couple this with a large deposit and good fi nance structures and your portfolio becomes self funding very quickly while you continue to save for the next purchase.

On average these women would

have eight or more properties by the age of 30, which is a massive achievement. Even those who have collected fewer homes are doing well with two to three being the minimum I see.

An interesting side note, typi-cally these women work in IT or accounting, so there’s no doubt they’re clever chicks and aren’t afraid of numbers, and truly what’s to be afraid of?

If this sounds like you then perhaps you’re only a step or two away from joining the ranks of savvy solo women investors.

A weekend project that’s plenty of fun

I t’s always important to keep your cool, but why fork out hundreds of dollars for a stylish desk fan? In these

fi ve easy steps you can turn your tired, old, fan into a snazzy new accessory!

This project is so simple (even without the tanning expertise) and only takes a few hours to complete! Defi nitely worth giving it a go one weekend.

Budget: $30 or lessTools Required• 1 x Rust-Oleum Universal

Metallic Spray in Pure Gold• 1 x Rust-Oleum Ultra Cover 2x

Black• 1 x scrap cardboard box to

create a mini spray booth• 1 x drop clothStep one: Before we get too

excited, check that you can cover up the motor of your fan. This is to prevent any paint from causing engine problems. If paint does

happen to hit the motor, it may not work again, so make sure you can adequately cover it!

Disassemble the fan completely (remember where all of the parts came from!) and cover the motor with a plastic bag and painters tape. I also covered the tops of the fan’s buttons with blu-tac, as I wanted to keep their original colour.

Step two: This is literally the hardest part… And by “hardest” I really mean the most painful. Before you start, you’ve got to set-up your DIY spray booth. You have to set-up in a well ventilated area. You mustn’t ever spray if the area is too windy or too humid.

I set up my spray booth in the garage, using some old cardboard boxes and a couple of drop cloths.

Step three: The fun begins! Place your fan base into the spray booth, I suggest you spray paint your metallic parts fi rst and the black

at the end. You must keep moving when you spray and not pause in one spot, or you’ll get runs! Spray from a distance of around 30cm, and don’t lean in too close. Even spraying is the key.

Apply one coat and allow to dry for a couple of minutes, before applying the second and (if needed) the third. You only have to wait a few minutes in between, for the paint to become tacky. Once you’re happy with the cover-age, wait about 15-20 minutes before touching or moving the parts.

Step four: Repeat this process until all of your parts are painted. I found that the metallic parts needed 3 x coats to get a good colour, where the black only needed 2. Allow to dry overnight.

Step fi ve: Now you need to pop the fan back together, screws and all. Playing with spray paint is so much fun. Just wait and see!
