T he St Marys real estate market continues to defy property market critics with a magnifi cent four

bedroom house at 156 Adelaide Street, St Marys selling for a record $1,230,000.

“This result smashed the previ-ous record and is the highest price ever paid for a 1267sqm block of land in St Marys,” said selling agent, Peter Diamantidis, Sales Manager, Raine & Horne St Marys.

“The previous record estab-lished last year was $1,120,000, and this was for a bigger lot of 1410sqm.

“The result also illustrates that the property market in our small patch of western Sydney is at least as hot as the market highs recorded back in the winter of

result, the property never made it to the Internet, with Mr Diaman-tidis giving fi rst right of refusal to buyers on the extensive Raine & Horne St Marys database.

The last time the property sold, in November 2000, it went for $280,000, according to Mr Diamantidis.

There are a number of factors that Mr Diamantidis believes contributed to the result and the overall health of the local market.

“There’s no doubt that with Badgerys Creek Airport now a defi nite, St Marys’ location just 15 minutes away is a major attraction for buyers with a long-term view,” said Mr Diamantidis.

“It’s not just the airport that’s coming our way – there’ll be a large raft of infrastructure improve-ments to support Badgerys Creek.

“This includes the upgrade of The Northern Road, and the construction of a new east-west motorway to the airport between the M7 Motorway and The North-ern Road, to be known as the M12 Motorway.”

What’s your property really worth?

I f you’re in the market to sell or you want to refi nance you will want to know what your home is worth. But it’s an

inexact science, basically the real valuation is the price someone is willing to pay and you’re willing to accept. A valuation is derived by comparing other properties, that have similar attributes to yours that have recently sold, and add or subtract to come up with a fair comparison.

It’s handy to keep in mind that the data the valuer is using is at least 12 weeks old – from the time someone agrees to buy a home until the home is settled is six weeks and the data isn’t forwarded for up to six weeks thereafter. This is a huge issue in a rising market if a valuer can’t see the value you want in their supporting data, but can work to your advantage in a static or slow-ing market.

Another interesting aspect is a valuer rarely comes up with their own price from scratch – more often they’re asked to justify the value that has been suggested to them – if the price that you’re paying or the value you need to get the job done is close to the mark very often they will do their best to support it but they’ll only off er a suggestion if the price you’re asking is not even close.

While we all believe there should be a set in stone fi gure – the reality is this is not the case.

Look at the number of times you see a standard home sold in your area and wonder how on Earth did they get that price, or why did that go so cheap, there is no actual “value” for a property in this regard. As a seller, and I have held a valuation in my hand that says my property is worth more than the current off er, no amount of evidence or valuation reports

is going to force more money out of someone’s pocket, therefore the ‘value’ has no impact on the actual market either.

It certainly isn’t gospel.

Perfect painting

N othing updates the look of a room quite like a fresh coat of paint.

To achieve a profes-sional fi nish Dulux have a step by step guide for your next paint job.

Start by clearing the furniture, laying down a drop sheet and cleaning the wall with sugar soap to ensure the best work surface possible.

Next mask your trim and then start work on a technique called cutting-in. This process involves the use of a brush or application pad to paint the areas that can’t be reached by a roller.

Dip your brush into the paint until it reaches approximately half way up the bristles. Remove excess paint by tapping the brush on the side of the paint pot.

Start by brushing a few centi-

metres from the corner or edge. While moving the brush you’ll fi nd the line of the edge of the paint. Drag your brush into the edge so the line of paint follows the edging.

Make sure you don’t paint too far ahead because if your paint starts to dry you can end up with what’s called ‘picture framing’, where

Take the roller off , move it back to the top and make sure you overlap slightly with where you’ve just painted so that you rub away the line from the previous lay-off .

Having a garage sale?

Advertise it: There’s no sense having a garage sale if you don’t tell everyone about it. Yes, the sign on the pole down the street is great but don’t forget about the local newspaper, websites like Gumtree and even the local radio station. Spread the word so you have a good turnout at your garage sale.

Don’t just sell junk: A garage sale shouldn’t just be about getting rid of useless items. Make sure you have enough good quality items that people will actually want. DVDs are a good one, people are still in the market for products such as this. Your old VHS tapes may be a little different, however.

Negotiate: You’re not running a bricks and mortar store here, nor can you have emotions when it comes to the items for sale. Be willing to negotiate with buyers. Also, make sure your initial prices are not too high. If they are, you may frighten people away from even suggesting a lower price.

Offer delivery: If you have the means to do so, why not offer a free delivery service especially for bulky items? It’s highly likely the buyers will be from your local area so it won’t take too much time or effort.
