N SW Housing is planning to build a brand new seniors living facility in Penrith.

Over four neighbouring blocks on Orana Avenue, Penrith, NSW Housing is proposing to construct 10 two-bedroom and fi ve one-bedroom units that will be specifi -cally designed for seniors.

Currently, the houses on the blocks, 6-12 Orana Avenue, are dated fi bro homes.

NSW Housing says this new development will both modernise the area and meet rising demands for aff ordable housing in Penrith.

housing stock, assist it in trying to meet constantly increasing demands for public housing, and allow a site that is well located within Penrith to be utilised.”

The development is close to shops and a bus stop is located within 400m from the site that has regular bus services to Penrith.

In all, the new facility will cost $3.15 million.

The development is currently before Penrith City Council for approval.

If approved, you expect there to be high demand for the properties when they’re available.

Painting statement doors and accent trims is a trend exploding onto the interior and exterior design fi eld, according to Dulux, as it not only instantly brightens up a home, it off ers visitors and prospective buyers a sneak peek to what’s waiting inside.

Property owners are enhancing their homes by using coloured and textured paint to their advan-tage, painting their front doors in bright colours to invite visitors and adding arty design features to interior doors in a move that has seen a door’s uses become more

than just about functionality. In fact, it’s about a whole lot more than ever before.

“Adding a splash of colour can make a surprising diff erence, instantly transforming the space and adding value and appeal,” says Dulux colour expert Andrea Lucena-Orr.

“Most interiors and exteriors are neutral, which allows you to be as adventurous as you like! Home owners can be bold with colour to create a punch of personality or a sense of calm, depending on the colour selected.”

While colour is a sure way to brighten up a room, playing with designs and geometric patterns can have the same eff ect.

According to Dulux, Aquanamel is a good option for transforming the doors in any home because of its durability and suitability to be used indoors and outdoors.

It doesn’t yellow over time, has a low odour and is quick to dry, which is a real bonus.

“Painting your doors can give your home a whole new look with-out a huge investment in time and money,” Ms Lucena-Orr says.

“It’s an easy to paint, low-risk project to accessorise and comple-ment any façade, room or furnish-ings.”

U ncertainty surrounding the passing of the Federal Budget is likely to keep

interest rates steady, according to real estate leaders LJ Hooker.

Deputy chair L Janusz Hooker said the decision last week to keep the cash rate at its historic low of 2.5 per cent is not surprising given latest fi gures showing the economy remains on an even keel.

Other sectors, including prop-erty, are beginning to rebalance and restructure the make-up of the economy away from the dominant mining sector. This will lead to

future rate increases but these are not likely until the end of 2014 or the beginning of next year.

“Looking forward, the only hiccup appears to be the uncer-tainty surrounding which Federal Budget measures will pass parlia-ment,” Mr Hooker said.

“Initially this caused a drop in consumer confi dence but that appears to have passed.

“The good news for home owners is the longer this uncertainty remains in place the longer interest rates will remain on hold.”

construction activity continues to ramp up, thanks to increased investor demand for new off -the-plan developments.

Strong auction clearance rates and ongoing house price growth are expected to see momentum run right through the usually quieter mid-year period.

LJ Hooker has continued to record bumper sales in the weeks leading into winter including the sale of a three bedroom home at 18 Carinya Rd, Pymble which sold for $1.57 million and attracted 22 registered bidders.

History thrivesM ulgoa is located

south of the suburbs of Regentville and Glenmore Park

within the City of Penrith. The Nepean River runs along its west-ern boundary with the village of Wallacia located to its south.

The suburbs of Kemps Creek and Orchard Hills run along its eastern border.

Mulgoa today has gone full circle, from the early farming, vineyards and orchards, to the guest houses of the fi rst part of the twentieth century, it is now an area of extensive hobby and general farming, with some tour-ist through traffi c.

The twin villages of Mulgoa and Wallacia add value to the City of Penrith because they retain strong connections with the early pioneers who initially settled the area.

The Mulgoa Valley marked an important boundary between two major clans – the Dharug from the plains and the Gundungurra from the mountains.

These clans were separated, not only by the valley, but also linguistically. The Mulgoa Valley was used by both clans. Groups travelled along it to attend ceremonies, to barter foodstuff s, and, especially during periods of drought, as a source of food and water.

As the Nepean River was a permanent water supply the lands in close proximity to the river could always be relied upon to provide food reserves.

The Mulgoa area saw numerous bloody encounters between the European and Aboriginal inhabit-ants of the area, especially during periods of drought, when food supplies were scarce.

However, it appears that the clashes were between the Gund-ungarra clans and the Europeans, rather than the Mulgoa band of the Dharug clan, which remained peaceful.

Unlike many of the suburbs in the Penrith area, Mulgoa has an Aboriginal, rather than a Euro-pean derivation. It is thought to sound similar to the Aboriginal word meaning black swan. The area was opened for European settlement in 1810 – the fi rst grant of 300 acres being made by Colonel William Paterson after Governor William Bligh’s depar-ture to Edward, the four-year-old son of William Cox, the man later responsible for supervising the building of the fi rst road over the Blue Mountains in 1814-1815. This grant was confi rmed by Governor Lachlan Macquarie on his arrival in the Colony. Several more large grants were made to other members of the Cox family, including William himself, George and Henry.

The Cottage built by William for his sons and their tutor in 1811, and later used by his sons before their own homes were built, still stands, and is one of the oldest homes remaining in the Penrith area. The Mulgoa Valley became, for a period, the architectural showpiece of the Colony, with the homes of the numerous members of the Cox family, the Nortons and others being consistently of a grand nature.

The mantra is more than just a tagline at PRDnationwide Penrith. We take pride in our local knowledge, because we’re proud of our local community. So when we heard that the long running John Hewett Memorial Shield event at Penrith Bowling Club was in danger of being cancelled, we stepped in as sponsors to make sure it went ahead.

We’re delighted that our support meant this Mens Triples Tournament was bigger and better than ever before. The number of participating teams rose to 32, 8 more than entered in 2013.

Not content with just being sponsors, and with a keen bowler in Residential Sales Manager, Daniel Latty, PRDnationwide also decided to enter a team.

Daniel was joined by Principal Darren Latty and Daniel’s father Peter Latty as the skip – as you’ve probably guessed, PRD is a truly family business!

It was a great day and we wouldn’t have been able to do it without

PRDnationwide’s sponsorship. To go from the tournament almost being cancelled to attracting so many more teams than last year is a huge success for us.
