T he Australian dream of home ownership carries a $1 million price tag for many, following new

research by one of Australia’s biggest comparison websites fi nder.com.au.

The research found that Austral-ians with a mortgage of at least $489,300 will cost $1 million over the life of a 30-year loan, using the average variable interest rate of about 5.5 per cent.

If this mortgage size was 80 per cent of the property’s value, that means any property priced from $611,625 will end up costing borrowers $1 million.

Michelle Hutchison, Money Expert at fi nder.com.au, said many borrowers are being stung by this slow-burning hole in their hip pocket.

“When borrowers look at how

cost?much they can aff ord to repay for a home loan, they might not look down the track to how much they end up spending. The danger lies with spending a lot more than necessary,” she said.

“While it’s likely that your home will increase in value over a 30-year loan term, it might not compensate the cost of a home loan as the money you end up spending can be greatly increased if you have a small deposit and don’t shop around for a good value deal,” she said.

Across the country, Sydney tops the list for the most expensive median house price of $825,000 according to fi gures by CoreLogic RP Data. For this price tag, borrowers will hit the $1 million mark by year 11, based on the average variable rate of about 5.5 per cent, with a 20 per cent

deposit which would mean a loan size of $660,000.

For the median-priced house in Melbourne of $633,000, a mortgage of $506,400 (with a 20 per cent deposit) would cost borrowers $1.035 million over 30 years – hitting the $1 million mark by year 24.

“This research was based on the average variable rate of about 5.5 per cent but borrowers need to remember that there’s a big diff er-ence between what lenders are off ering, which can mean bigger costs for a home if you’re not care-ful,” she said.

“The lowest ongoing variable rate on fi nder.com.au/home-loans is currently 4.39 per cent by Herit-age Bank – that’s 1.11 percentage points lower than the average variable rate of 5.5 per cent and a diff erence of $446 per month.”

There’s many ways to improve the taste and flavour of your barbecue this summer

Tips to improve your summer barbecue

I t’s barbecue season, and in true Aussie form, our country’s most devoted grillers wanted to share their

top ‘barbie’ tips with their fellow frying mates.

Over 1500 suggestions fl ooded into online food retailer TheG-ourmet.com.au, adding so much more to the art of barbecuing than just “chucking a shrimp on it.”

The site’s top tip was to use bicarb to tenderise meat: This winning tip suggested to spread bicarb soda over the steak, leave for about 30 minutes and wash it

off . Once washed, BBQ the steak to medium rare and rest it for 10 minutes.

Ale to the aid: Add a dash of beer on the barbecue plate instead of oil, or cook onions to perfection by par-cooking them in the micro-wave fi rst, then tip a little beer over them and fry them up on the barbecue.

Avoid sticky fi sh skin on the grill: For a perfect non-stick tip to cooking fi sh on the hot sizzling barbie, place sliced lemons on its skin to prevent the fi sh from stick-ing to the hot plate.

Fruit to make meat tender: Oddly enough, use pineapple and kiwi fruit in the meat’s marinade. Both contain an enzyme that tenderises meat, even the tough and cheap cuts. Meat only needs to be marinated for half an hour, wiped down, then grilled only turning once.

H ome loan demand fell slightly throughout October, new research released this week has

revealed.According to the November

Housing Finance data from the Australian Bureau of Statistics, the number of dwelling commit-ments approved for owner occupied housing throughout the month of October fell by 0.7 per cent.

52,079 loans were approved within the month of October – down slightly from the 52,439 loans written the month prior.

Mortgage Choice spokesperson Jessica Darnbrough said it is not unusual to see a slight drop in home loan demand in the run-up to Christmas.

“In the lead up to Christmas, it is not uncommon to see many potential home buyers put their property plans on the back-burner,” she said.

“Of course, while home loan demand dipped a little through-out the month of October, it is important to note that the number of home loans being approved is still in line with long term aver-ages.”

But it wasn’t just the number of home loans written that suff ered a fall, with the ABS data showing the total value of all dwelling commitments also slipped slightly.

According to the data, the value of all dwelling commitments written throughout the month of October fell 1.0 per cent.

“The value of owner occupied housing fi nance commitments fell by just 0.2 per cent, while the total value of investment housing commit-ments fell by 2.2 per cent,” Ms Darnbrough said.

“This slight drop in the value of dwelling commitments writ-ten is unsurprising given that new research shows property prices are starting to moderate.”

S y d n e y , M e l b o u r n e , Brisbane and Adelaide were the only capital cities to record an increase in home values over the three months to October.

“Integration of leading systems including MyDesktop, Agentbox and Rockend’s REST system has streamlined processes for our already time poor members.

“It really will benefit all parties by making the administrative process quicker and easier, saving agents valuable time that they can spend out in the field,” Mr Gunning said.

W hether you’re a freelancer, working extra hours from home, studying,

or organising the household fi nances, the home offi ce is a very important part of the home. It’s a space that needs to promote productivity while being comfort-able and inviting.

ter. The space needs to be inviting with everything you need in easy reach. Having too many things fl oating around can be distracting so try to keep the items you don’t need on a day to day basis organ-ised and out of the way.

Built in wardrobes can be used to store offi ce supplies but if that’s not an option consider storage solutions such as fl oating shelves and storage boxes and drawers. Stackable storage boxes are particularly handy to store fi les while shelving is a great option for keeping your book collection neat and tidy.

While storage and organisa-

tion are important elements to consider when creating a well maintained offi ce, it’s also impor-tant to consider the comfort of the space. After all, you’re not going to want to spend hours in a space that leads to more stress.

Adequate lighting and ventila-tion will help to create a produc-tive workspace. One of the best lighting options for a study is a desk lamp and down lights. To make the space as inviting as possible also consider adding in soft furnishings like rugs or add personal touches with wall art.

Aim for the things that make you most comfortable.

Working from home tips

Get dressed: Working from home is a great bonus, and avoids the nightmare drive to the office, but don’t lounge around in your pyjamas all day. Get dressed like you would for any other job.

Have set hours: While working from home means you can be more flexible and available, it doesn’t mean you shouldn’t have set hours that you’re “at work”. This will also help in ensuring your partner and kids realise that you’re working even though you are at home.

Have a set space: Don’t just grab the laptop and sit on the lounge while watching the latest episode of ‘Dr Phil’. For anyone working from home, a home office or study is essential. It’ll ensure you have a defined space you can work from without distractions.

Enjoy the flexibility:

You no longer need to take a day off to get something delivered, or have a trades-man come to the house to fix something! Enjoy the flexibility and don’t be too strict on yourself. Working from home is a great benefit.
