Preparing your home for sale

W hile it’s under-standable that saying goodbye to a home is emotional

and draining, it’s also a good time to let go and welcome the new.

In order to get the most out of the sale, you need to detach, de-clutter and de-personalise, says Mary Donnelly from Hot Properties Staging and Styling in Penrith.

Before you tackle the interiors, go out into your front yard, stand on the street and simply observe.

Think about the little things you can adjust.

How are the shrubs looking? Have the kids left their scooters

out? Ensure the path to the entry way

is clear and welcoming. Ms Donnelly has been in the

business of staging properties for a decade and her mantra is to ‘style, style, style!’

“You want them to walk in and be able to imagine themselves living there – you don’t want it to be stark and cold,” she empha-sises.

Her top suggestion is to give the house a good clean and a fresh coat of paint.

Once you’ve done this, start styling with light, soft furnishings and add some artwork to the walls as this can make a world of diff er-ence to potential buyers.

“For an open house, I always tend to have some fresh fl owers somewhere too,” Ms Donnelly said.

The buyer wants to know that their rituals of eating, sleeping and relaxing will be enjoyable in this home over any other place they’ve inspected.

Open the windows and allow fresh, clean air into the house.

If the house is dark, use lamps to give it a welcoming glow.

Presentation is everything when preparing to sell your home.

Planning For The Future

Can you aff ord an interest rate hike?I t is no secret that house prices

are extremely high at the moment and many average Australians are now carrying

high levels of debt. We also have interest rates that are historically low so these debts are manageable for most. My concern is that these interest rates cannot possibly remain at these levels and when they increase, will people be able to continue to aff ord their repay-ments?

To demonstrate how interest rates will impact on cash fl ow, if we look at someone with a $500,000 loan, very common place in this day and age, for every one per cent that interest rates rise, mortgage repayments increase by $5000 a year or nearly $100 a week.

Given that the long term average interest rate is a little over seven per cent, and many banks are off ering rates in the low fours at the moment, it seems clear that

the rates will rise, if they return to long term averages, that borrower above with a $500,000 mortgage will have to fi nd another $15,000 a year.

It also stands to reason that if we are currently a few per cent below long time averages, that at some point in the future we will be a couple of percentage points above average. It is likely that at some point in the next decade interest rates will be around nine per cent. I wonder how many people with a $500,000 mortgage would be able to aff ord mortgage payments with interest rates at nine per cent, approximately $25,000 a year ($500 a week) more than they are currently paying.

So what do we do about it?The fi rst strategy is to lock in a

fi xed rate. At least you then know what your repayments will be for that period of time. Three and fi ve year rates are currently still less than 4.5 per cent with many

banks. I’ve just locked in my rate for fi ve years.

This has a disadvantage of restricting additional payments, if you intend to make additional payments, perhaps have a portion of your loan variable and make additional payments of this portion of the loan.

Another option is make addi-tional payments, whilst interest rates are low and reduce your debt as much as you can so when the interest rates inevitably rise, you will have a lower liability and be less exposed to interest rate increases.

It might be worthwhile looking at any assets that you have that could be used to reduce your debts as interest rates climb.

The most important thing is to acknowledge that interest rates are likely to rise and be aware that for many interest rate risk is a signifi cant consideration and should not be ignored.
