Buying your fi rst home?

I t’s no secret that young house hunters are outnumbered by Australian and overseas investors however, PRDna-

tionwide Penrith has provided potential buyers with a few key tips that could help you open the doors to your new home.

According to new research, people in their 20s and 30s have unrealistic expectations when it comes to buying their fi rst prop-erty, leading them to wait it out.

Real estate agent at PRDnation-wide Penrith, Daniel Latty, said in the current market, everyone needs to be ready to go.

“There is no luxury of thinking time like there used to be fi ve or six years ago,” he said.

“If they procrastinate or think for too long the property they want won’t be available anymore.”

Mr Latty suggests talking to a solicitor or conveyancer will help you understand what is expected of you when you’re buying a house.

“You must always know what your limit is to spend on a house because going over that could potentially put you in some danger,” he said.

“If you’re going to make off ers on a property you need to have the fi nance ready and waiting to use.”

Mr Latty also said young people will have to draw a line in the sand at some point price wise.

Another suggestion was to broaden your horizons and look at other types of homes.

“A young couple might be better suited to buying a townhouse or a duplex to get them in the market – it could be a much cheaper option for them at this time,” he said.

“If they decide to invest for a few years, their outlook on homes might change again and they could possibly look at something they might not necessarily consider living in themselves.”

A quarter of Australians (25.9 per cent) now believe $1 million is an average price to pay

for a house in their city or town, according to a survey by Slater and Gordon Lawyers.

The survey, which polled 2000 Australians across the country, found the majority (63.9 per cent) thought a million dollars was a lot to pay, while a quarter thought it was about average and fi ve per cent thought the fi gure was pretty cheap for where they lived.

Respondents in NSW were the most likely to view a million dollars as average (36.2 per cent) or cheap (eight per cent), compared to those in Victoria (average: 28.4 per cent, cheap: four per cent), Western Australia (average: 18.9 per cent, cheap: 7.8 per cent) and Queensland (average: 18.1 per cent, cheap: 2.2 per cent).

People in NSW were also most likely to value their current prop-erty at more than $1 million (12.2 per cent), followed by Victorians (8.2 per cent) and West Austral-ians (7.2 per cent). Queenslanders were the least likely, at 4.6 per cent, to believe their property was worth more than $1 million.

Slater and Gordon Conveyanc-ing Works Lawyer Robert Kern (pictured) said with home values increasing the potential rami-fi cations of issues arising also increased.

an undisclosed easement, that sees the value of your home drop by 10 per cent, that’s a $100,000 loss if the home is worth $1 million,” he said.

“I would encourage anyone considering purchasing a home at this price to make sure that they have conducted proper searches and consider extra searches or further searches that might aff ect the value of the property now or in the future.

“And as with any home you are considering buying it is imperative to check that any additions such as pools, extensions, decks and the like are compliant and have all the proper council approvals.

“Having to make modifi ca-tions and/or tear them down can not only be costly but can also potentially knock value off the property.”

Mr Kern said the more they loaned the more banks were going to want to ensure the money they were lending was secure.

“So if you’re considering purchasing a million dollar prop-erty be prepared that banks might ask for guarantees or mortgage insurance, which could add to the repayments,” he said.

When Australians were asked if they would consider paying $1 million for a standard three bedroom house in the area they currently lived, nationally 16.2 per cent said that while $1 million was about average for a house that size in their area, they couldn’t aff ord it and would need to move if they wanted to buy.

Mr Kern said with Australia now considered one of the most expensive housing markets in the world, the results were not surprising. “There are increas-ingly areas in our major cities that are out of reach for the average homebuyer and these results confi rm that many Australians share that view,” he said.

has received a major boost, with construction approvals soaring to levels not seen in 20 years, Planning Minister Rob Stokes said.

“This outstanding result means housing approvals for May 2015 are more than double the levels achieved under the last five years of the previous Government,” Mr Stokes said.

“Boosting supply to help meet demand is the best way we can help homebuyers and these figures show that supply is booming under the NSW Liberals & Nationals Government.”

NSW recorded 5,374 dwelling approvals for the month of May.

Approvals for May are up 28 per cent when compared to the same time last year.

Minister for Lands and Water Niall Blair was on hand as tunnelling began on a $90 million 2.4-kilometre drain – the biggest to be built in Sydney

in more than 30 years. During severe wet weather Green Square becomes severely fl ooded, often more than two metres deep, but this drain will be big enough to empty 300 bathtubs a second in to the Alexandra Canal. “The population of Sydney will grow by an additional 1.6 million people by 2031 – that is why the NSW Liberals & Nationals Government is determined to make sure we have the right infrastructure in place to keep the city moving,” Mr Blair said. “This is a crucial project, which is why the NSW Government,

Sydney Water and City of Sydney are jointly contributing $90 million to ensure its success.”

Government is “greedy” Bits&PiecesAfter collecting a record $7.29

billion in stamp duty, which is $1.2 billion over budget forecasts, the New South Wales Govern-ment has chosen to ignore the plight of first home buyers by failing to reintroduce grants for existing properties and cut stamp duty rates, according to the Real Estate Institute of New South Wales (REINSW).

REINSW President Malcolm Gunning said the figure, which includes residential and commercial property transac-tions, is also $450 million more than forecast in the December half-yearly review.

“The NSW government has become greedy,” Mr Gunning said.

“First home buyers have once again been left out in the cold despite property being the biggest contributor to the NSW economy.”

He said the government should also look at creating incentives for people to relocate from Sydney to regional NSW.

Soda saviour

T here’s one home clean-ing product that every household should contain but it’s probably

not what you’re thinking. This product is cheap, multipurpose and even makes a great beverage. Yes, that’s right, the humble soda water has more uses than just being a mixer for your favourite liquor.

Stacey Jacobs, founder of cleaning website TidyMe, and SodaStream, the product which allows you to turn tap water into sparkling water at home, have teamed up to give homeowners some tips on how to use soda water around the home.

Sparkling water mixed with a sprinkle of baking soda is a great way to clean the fridge.

The combination will aid in the

removal of stubborn grime and help to avoid getting cleaning chemicals near fresh foods.

Carbonated water also works well when cleaning soap marks and residue from taps, around fi xtures and fi ttings, along coun-ter tops and on chrome surfaces.

Soda water is also a godsend when it comes to after dinner

Soda water is a tasty drink but it’s also fantastic to use as a cleaner around your home...

cleaning. Pouring the carbonated water onto pots and pans straight after dishing up dinner while the pots and pans are still warm will help to lift grease and food remanence that have stuck to the surface.

E veryone has one but not everyone knows how detrimental a water leak from a shower or pipe

work in the bathroom can be if left unrepaired.

N SW Planning Minister Rob Stokes this week announced the rules for building and renovat-

ing homes would be rewritten to make them more user-friendly.

The announcement comes as the NSW Government released an online video to promote early discussion between neighbours when they are planning a new home or an extension.

Mr Stokes said the planning system needed to be simplifi ed and made easier to understand.

“I want to make our planning laws easier to understand for everyone. You shouldn’t need a degree in planning to add an extra bedroom to your house,” Mr Stokes said.

“Rules should be plain and

simple for the basic renovations people want to make to their home or investment property.”

The fi rst step will be rewriting the Housing Code, which governs home building and renovation, so people wanting to undertake simple complying developments understand what they need to do.

Mr Stokes said talking to a neigh-bour before starting any project was a quick and easy way to share your ideas and make sure you can keep your neighbour happy.

“Having a chat over the fence, or just knocking on the front door to let your neighbour know about the new extension should always be fi rst on your ‘to do’ list,” Mr Stokes said.

“Along with the rewrite of the Housing Code, we hope this video encourages people to have that talk early on, to make sure your neighbours are kept in the loop with any home improve-ments you have planned, before construction begins.”
