T he purchase of seven acres of land in Werrington means homebuyers and inves-

tors could soon have the choice of 68 new land or land and house packages, pending development application approval.

The 30,610 square metres of land at 229 Victoria Street, Werrington was recently purchased by global developer Poly (Australia) Real Estate Development Pty Ltd from the City of Penrith.

They plan for the site to accom-modate 68 generously-sized lots ranging from 300 to 699 square metres, close to Werrington Rail-way Station, with sales expected to begin late this year.

Managing Director, Arthur Wang, said Poly saw tremendous opportunity from buyers looking to purchase a block of land, as opposed to an apartment.

“Land is becoming a rarity, particularly in Sydney’s south-west, and is therefore becoming increasing sought after,” he said.

Planning For The Future

Businesses need to keep their key people

A lmost every business I deal with has people in the organisation that are crucial to its ongo-

ing success. Part of the fi nancial planning process for businesses is minimising the risk of losing one of these key people.

The best way to minimise this risk is to have business practices that aren’t too reliant on individu-als. Well defi ned processes, work fl ows and job descriptions that allow a new person to perform any given role is an excellent method to ensure business operations continue on without too much disruption if staff members leave.

Even with excellent processes and a wide range of income producing staff members, there are often key people whose loss will defi nitely have a negative impact on the business. Owners, those with high levels of expertise (especially if this is a specialised

skill), top performers or those who may be seen as the face of the business are examples of these key people.

These key people can leave by choice or involuntarily. When discussing involuntary exits we are primarily focusing on death and ill health (both temporary and long term), but it also includes things like no longer being licensed or exits for legal reasons. Obviously all key people can choose to leave at any point.

The death or ill health of a key person is the easiest risk to miti-gate. These are insurable events and with correct advice you can determine the fi nancial cost of losing these people and simply take out key man insurance to cover this cost.

Voluntary exits are harder to manage. The best option is to keep key people in the business. Key people who are not owners

are much more likely to leave. As a small business if you have an employee that is a key person, retention strategies are a neces-sity.

The most eff ective way to keep key individuals is through equity in the business. Once they are an owner in the business key people are much less likely to leave. It is incredibly important that, in the event you provide equity, they pay fair value and profi ts are distributed in a transparent and defi ned method, the same for the value of the business.

Another common retention method is funding education in exchange for tenure. In this event the cost of repaying education costs will usually be enough incentive to stay.

If a key person is heading towards retirement, whether they are an owner or employee, a succession plan is required.

The big question: What’s your best rate?

T hat old pearler.The thing is, that’s

what everyone wants to know, I get it, but the

answer is – I don’t know, who are you and what do you want to do?

And that doesn’t seem to go down so well.

There is no longer a one size fi ts all approach to a lender, not in terms of home loans or in terms of lenders. No one lender is going to be able to look after everyone and no one loan is going to be off ered to everyone.

Policy determines more about which loan you end up with than interest rate, as a starting point anyway.

Self employed people are the perfect example, if you have a growing business where the year before last was rubbish and the last year was fantastic, you’re probably not going to qualify for a loan with most lenders.

Deposit or equity is another factor, lenders are looking to cherry pick borrowers so if you haven’t got a great deposit or a lot of equity they mostly aren’t off er-ing you the best deals that they can, you’ll probably end up paying a little more than someone who’s borrowing less than 80 per cent of their property value.

The purpose of the loan also comes into play with investment and business lending attracting a premium with most lenders pres-ently, thanks to Apra changes last year.

So realistically, who you are and what you want to do determines what you end up paying now more than ever.

What you can do about this, however, is seek a broker (shame-less plug) who has access to a wide range of lenders and can analyse which are going to do the job for you now and moving forward,

then work from there as to who can off er you the best rate you would be approved for based on your circumstances and what you want to achieve.

And don’t forget there are many under the table specials that you probably won’t even hear about unless you’re in the industry.

At the end of the day the best rate is the one that allows you to take the opportunity you want to take and pay the loan off as fast as you possibly can.

Matt Leacy, co-founder and creative director of Landart Landscapes Sydney, has seen the outdoor feature wall become more and more popular as the backyard becomes an extension of the indoor living spaces.

“With many areas around the country enjoying relatively mild winters, we are getting more requests for outdoor living

rooms,” he said.“With land space at a premium

in cities such as Sydney, the need to maximise the areas in which you can live and entertain is a priority – to not only increase functionality and enjoyment of a home throughout the year, but to also maximise the property’s value.”

The classic home backyard is being transformed into an extension of indoor living areas. How can you make it happen at your place?

Outdoor feature walls come in many forms, including blade walls, retaining walls, boundary walls and screening walls, and can work in any backyard space, no matter how small.

Working with diff erent textures, lighting and plants can help to

change the look of an existing backyard, while a living wall vertical garden can bring a touch of nature to a classically suburban space.

One of Matt’s favourite looks for its textural and design appeal is rough sandstone.

“I fi nd this look simple, understated and timeless; it can

completely warm up a backyard and add depth and texture,” he said.

If you’re not quite ready for a new feature wall even something as simple as a coat of paint on an existing wall can help bring life to your backyard.

Choosing new carpet

Get multiple quotes:

You might be surprised at the difference in cost across different carpet stores. As annoying as it may be to arrange multiple quotes, it is worth it. Make sure you get at least three quotes.

Think about pets: Do your research and try to find a carpet that is suitable for pets. If you have a dog or cat that sheds a lot of hair, your best carpet options will change significantly. The sales person in the store can usually assist you with this.

Understand colour:

Darker colours tend to make a room appear cosier. Therefore, lighter colours can make a room appear a lot larger. Often, a neutral blend is better not only in terms of how it makes a room look or feel, but also in regards to stain protection.

Check the ratings:

Australian carpet has a ratings system attached. Look for a carpet that has an ‘extra heavy duty’ residential rating, as this will last longer and make you a lot happier.

Take care of your carpet:

Follow the instructions such as regular vacuuming and cleaning. Taking care of your carpet will ensure it remains a valuable investment.
