F or landlords, who often come under close scru-tiny from the Australian Tax Offi ce (ATO), tax time

can be a point of stress. This stress comes from uncer-

tainty over what a person can and can’t claim as a tax deductible expense, while still maximising tax returns, a stress that should be settled over a meeting with an accredited accountant, according to landlord insurance provider, Terri Scheer Insurance.

“There are numerous tax-related considerations that can streamline the process for owners of residential rental properties,” Terri Scheer Insurance Executive Manager, Carolyn Parrella said.

But according to the company, many tax deductions allowed for

“Property investors can usually claim their landlord insurance premium as a tax deduction. They should also think about any maintenance work on their rental property that can be included in this year’s tax return,” Ms Parrella said.

“Body corporate costs, advertis-ing for a tenant and the cost of travel to property inspections are other potential deductible expenses to consider.”

The ATO website, www.ato.gov.au, contains information to assist property investors but according to Terri Scheer, visiting an accountant is your best port of call.

“Speak to your accountant as

they are best placed to advise on how to assess expenses, for exam-ple maintenance work on rental properties, that can be included in tax returns. Some landlord insur-ance policies may even provide limited cover for ATO tax audits relating to investment proper-ties,” Ms Parrella said.

“Many property managers will provide a detailed end-of-fi nancial year statement. If not, landlords should ask their prop-erty manager for one that they can give to their accountant outlining all of their costs, including prop-erty management fees and insur-ance. Seeking advice from a tax specialist can help make this time of year much easier for landlords.”

The bottom line is, get advice before you lodge your return.

Orr said, adding that Dulux has just released a new Whites and Neutrals Booklet showcasing how the choice of white can make a big diff erence to the interior or exterior of a home.

“The overall profile for new home sales is a healthy one, given that May marks the first decline in new home sales this year,” remarked HIA Chief Economist, Dr Harley Dale.

“Sales grew by 3.8 per cent over the three months to May 2014 to be up by 21.0 per cent compared to the same period in 2013. Further upward momen-tum may be a challenge and it is a distinct possibility that new home sales have peaked for the cycle. The volume of new home sales nevertheless remains consistent with further growth in detached house building and the continuation of historically elevated levels of multi-unit construction in 2014/15.”

Chair choices

A n occasional chair can fi ll many needs around the home. Whether you want to use it to

curl up with a book and a hot beverage, have extra seating for when guests pop by or settle in for a night in front of the TV.

It’s not easy to choose though, with so many options out there. So before you set out on the quest to fi nd your new four legged friend have a read through these tips from Zanui to make sure you get the perfect chair for your home.

It’s important to know what you intend to use the chair for fi rst. Which room will you be using it in? Do you want it to portable so that it can be used in diff erent areas of the home? If it’s going to stay in one spot you can aff ord to go for something a little more plush, for example a chair to put in a reading nook. Whereas if you want a chair to bring out when you’re wining and dining you’ll

want something lighter and more adaptable.

Now that you have an idea of what need the chair will fi ll you can start thinking about the space you have. If the room is already quite full then why not try an armless chair or a transparent chair. Both of these options will

enhance the sense of space, so as to not over clutter the room. If you’ve got plenty of space then you can aff ord to have something more substantial.

Next you need to decide whether you want your chair to be a focal point or have it blend into the room seamlessly. If you already have some bright statement pieces, like a rug or sofa it’s best to

go with something more neutral. If your home is quite eclectic then a bold chair can add a bit of charm.

It’s also a good idea to look at the existing colour palette of the room. If it’s neutral you can explore metallics to add some subtle highlights or if you want to be a bit braver with a bright chair

then get your hands on some smaller pieces, like cushions, in the same colour to use around the room to help support the state-ment chair.

The last thing to consider is texture.

Options like distressed wood, natural fi bres, iron and leather all add something diff erent to your room’s aesthetics.

Backyard cleaning tips

High pressure cleaning: Seriously, if you haven’t purchased a high pressure water cleaner, you need to get yourself down to Bunnings or Masters and buy one. You won’t believe just how good your paved areas or bricks look once you’ve given them a good once over. Do this 2-3 times a year and you will notice a huge difference.

Don’t forget: It can be very easy to forget about your backyard during winter. But to avoid more work when it warms up again, make sure you keep up the maintenance of things like your BBQ and outdoor setting.

Clean the pool: If you have a pool, keep an eye on it during the winter months and don’t let it get dirty or out of control. It can be hard to find the energy to clean the pool during winter given you won’t be using it, but it’s really important to keep the water healthy. You’ll thank yourself when the warmer weather hits.

Window cleaning:

Have you looked at your windows lately? Get some old newspaper (not the Week-ender though, of course) and some window cleaner and get to work. Your windows will sparkle and you’ll be able to see outside into the yard very clearly. Sometimes windows can be hard work and a thankless task but once you’ve cleaned them you’ll be grateful.
