P roperty owners in capital cities are on the tipping point of mortgage stress with, on average, 29

per cent of household incomes being used to cover repayments, according to a new survey by one of Australia’s largest comparison websites fi nder.com.au.

This falls just within the indus-try’s recommended maximum proportion of income to repay-ments of below 30 per cent.

The survey of more than 1100 Australians also found that fi rst home buyers are more likely to experience mortgage stress than seasoned property buyers, with, on average, 30 per cent of their incomes going towards mortgage repayments.

In comparison, those city dwell-ers who have bought a property that is not their fi rst home within the last three years, spend on average 25 per cent of their income on mortgage repayments.

Expert at fi nder.com.au, said who you buy with may also have an aff ect on your mortgage stress levels.

“It’s alarming that so many Australians are over-stretching themselves and fi rst home buyers and those buying with others are the worst off ,” she said.

“In fact, those who are buying with a family member or friend are even more likely to experience mortgage stress, with an average of 35 per cent of their income being used towards mortgage repayments.

“Singles, or those buying on their own, are also experiencing mortgage stress with an average of 32 per cent of their income being used for repayments.

“Those who are buying with their partner are most likely to come in below the mortgage stress threshold, with an average of 26 per cent of their income being used towards mortgage repayments.”

Other insights from fi nder.com.au’s research revealed that while the current average mortgage size in Australia is $334,000, the survey showed average mortgage size in capital cities sits over $71,000 higher at $405,031.

City dwellers with a household income of $75,000 or less are most likely to be under mortgage stress, with an average of 38 per cent of their income being used for repay-ments. Those with a household income of $150,000 or below are also likely to be experiencing mortgage stress right now with an average of 32 per cent of their incomes being used for mortgage repayments.

Furthermore, Adelaideans seem to have fallen most deeply into the trap compared to other cities, with an average of 34 per cent of their incomes contributing to mortgage repayments.

Mrs Hutchison said mortgage holders could face a tougher outlook when interest rates rise.

There is no sign of the property boom slowing down, and a recent sale in Penrith proves it...

Property market just keeps booming

D evelopment in the Penrith region is prom-ising, with the record sale of a property across

squared had a reserve price of $850,000 and sold for $980,000 – an incredible $130,000 over.

Brenden Purcell, from PRDna-tionwide Commercial Penrith said the purchase of the lot at 2 Lethbridge Street is a promising outlook on development within Penrith.

“An inner-city medical special-

ist bought it for $130,000 over reserve... that’s a strong indication of the current market conditions in the Penrith region,” he said.

The lot, that currently has a building on it that will be knocked down, sparked high interest during the auction campaign, with over 150 enquiries and around 30 developers and medi-cal practitioners attending auction day.

Mr Purcell said it was a highly contested auction.

“There were originally 12 seri-ous bidders there, but then it

kept going between three or four of them, and ended primarily between two specialists, one of them a local doctor,” he said.

“The new owners haven’t clearly noted which direction they are taking it. Either they will do residential development but considering it’s within close proximity to the hospital it could be a day surgery or a commercial development.”

Mr Purcell said the result is surprising considering the size of the lot for residential develop-ment.

“It’s a normal size block so it’s an unprecedented result for a standalone R4 site where you can develop high density residential,” he said.

“I believe it was the highest rate per square metre for a raw individual site in the Penrith region for a property that has no DA already approved.

“The minimal lot size for an R4 site is 800 metres squared, and this is only 600 metres squared, however in saying that the winner also bought next door,” Mr Purcell concluded.

Generation of rentersAussie Home Loans

Founder John Symond has warned that Australia could soon find itself with a generation of renters who have given up on the ‘Great Australian Dream’.

Mr Symond said he was worried about the social consequences for young people who make the decision not to try to buy their own home.

“Are they ever going to get into home ownership or are we developing a society of haves and have nots,” he asked.

“Is home ownership going to be the domain of baby boomers, and first home buyers will only get in if they are fortunate enough where their family can help them?”

Mr Symond said that if things continue as they are, we will have a generation of people who spend a lifetime renting.

I am very proud to live here and bring my children up here. Looking into your crystal ball, what do you see in Penrith’s future? I see Penrith being the next Parramatta. We will start to see buildings get taller, more cars on the road and less rural area.

Data from Australia’s leading tax depreciation specialists suggests that property inves-tors are using tax depreciation in higher numbers and more quickly than ever before. BMT observed an increase of more than 15 per cent in the number of people ordering tax depre-ciation schedules in the 2014/15 fi nancial year compared to the 2013/14 fi nancial year. “Hand-in-hand with this large increase, the amount of time that passes between an investor purchasing a property and then ordering a tax depreciation schedule has dramatically decreased,” said BMT Chief Executive Offi cer, Brad Beer. “The data suggests that an increasing number of investors are becoming more sophisticated in terms of under-standing the tactics available to them to increase their yields.”

Two traders have recently received penalties of up to $8000 in the Parramatta Local Court for conducting work they were not licensed or suitably quali-

fi ed to do. On June 12 Roselands trader Xiaoke (aka David) Li, trading as Solar Island Energy Pty Ltd (now deregistered) and also Rosh Home Technology Pty Ltd was ordered to pay $8406 in fi nes and professional costs for contracting and coordinat-ing unlicensed specialist work. The court heard Mr Li, through the two companies, had alleg-edly made representations he could supply and install solar panel systems for hot water and electricity. For a period of almost two years from December 2012 to June 2014, the trader allegedly

procured solar installation work from customers in the Roselands and Mt Pritchard areas either carrying out the unlicensed work himself or coordinating third-party installers to do it. Also in June, Bligh Park trader Neil Charles Mitchell, trading as Great Australian Kitchens and Joinery, was ordered to pay $2411 in fi nes and professional costs for contracting and conducting work without an appropriate licence, demanding and receiving payment before residential work commenced and falsely repre-senting that he held a contractor licence.

It is time for the NSW Govern-ment to stop discussing stamp duty and take clear action, according to the Real Estate Institute of New South Wales (REINSW). “Stamp duty clearly distorts prices and adversely eff ects property transactions,” said REINSW President, Malcolm Gunning this week. “We have to stop the talk and start to see action.”

“NSW understands stamp duty is an unfair and damaging tax that makes people’s mortgages larger and makes it harder for young people to buy their own homes. The GST is seen as a fairer tax because it is simple, can’t be dodged and people can control how much they pay by how much they spend.

“We hope other states follow the lead set by the NSW Premier Baird and take a constructive tone to tax reform.”
