The NSW State Government is thrilled with new stats pointing to positive growth in housing starts
Figures reveal good news for NSW
T reasurer Andrew Constance and Planning Minister Pru Goward keenly announced this
week that NSW has seen the high-est number of housing starts since 2002-03.
Mr Constance said that NSW was recharging the Australian hous-ing market, with the Australian Bureau of Statistics data evidence of this.
“This is a strong result for NSW. Just six years ago, the Labor former government hit a record low of just 23,636 housing starts
across the State for the 2008-09 fi nancial year,” Mr Constance said.
“Compare that to today’s fi gures, showing 46,715 houses started in the last fi nancial year, and more than 52,000 housing approvals in the 12 months up to August 2014 – that’s 1000 houses approved and almost 900 houses started each week.”
Mr Constance said it was great news for New South Wales in general.
“Under our leadership, the econ-omy is growing and construction
is booming. That means more jobs for tradespeople across the State,” Mr Constance said.
According to the ABS, NSW recorded 10,874 housing starts for the June 2014 quarter, which is up three per cent on the same quarter last year.
Ms Goward said that boosting the supply of homes was a priority for the NSW Government to help meet demand and improve hous-ing aff ordability for residents and investors.
“The latest fi gures represent great news as we continue to plan
for the additional two million people set to be living in NSW by 2031,” she said.
“We’re now seeing increased and sustained housing approval data, with the industry gearing up to meet demand with a strong wave of housing commence-ments.
“We are committed to keep housing supply churning along, to plan for growing suburbs, especially in western Sydney. It’s smart planning to prepare now for the growth we know will happen in the future.”

T he NSW Opposition is calling on the NSW Government to make it easier for strata commu-
nities to take action against builders and developers over major defects. Shadow Minister for Fair Trading, Tania Mihailuk said that a recent decision of the High Court to prevent an owners corporation from suing a builder for the recovery of costs to fi x major defects of their 22-storey building in Chatswood was cause for concern for strata communi-ties.
“In May this year, the NSW Government passed the Home Building Act 2014, which amongst a number of changes, would signifi cantly water down statutory warranties – eff ectively

making it diffi cult for home owners and owner corporations to seek redress for faults,” she said.
“The High Court ruling has further reinforced the need for the NSW Government to shelve the new home building warranty insurance laws which are due to take eff ect in December.”
She said that Labor has proposed a series of amendments that would protect the rights of owner corporations and home owners to be able to hold property develop-ers and builders accountable for the six year warranty period for major structural defects.
“Despite the obvious concerns voiced by Labor, home owners and the Owner Corporation Network, the Liberals have rejected these amendments and proceeded to leave home owners vulnerable to picking up the bill for shoddy construction,” Ms Mihailuk said.
“The Owners Corporation Network has stated that 85 per cent of buildings have defects that often arise after a two year period. Despite this, the Liberal Government is still pursuing these changes.”

Going away on holidays?
Cancel your newspa-
pers: Both the major daily newspapers offer a service to temporarily suspend delivery of the newspaper while you’re on holidays. The last thing you need is a few weeks worth of newspapers piling up on your front lawn.
Bin night: Ask a family member or neighbour to put your bins out on bin night, even if there’s not much rubbish to speak of. This will ensure everything looks as if it’s normal in your house.
Leave your number: You just never know when something might go wrong, so make sure you leave your relevant contact details inside your house. That way if the police or emergency services need to contact you for whatever reason, they will have an understanding of where you are and how to contact you.
The little things: If you have someone looking after your house, make sure you give them a proper tour and include little things like where the electricity box is located. If the power was to go out, it could be very confusing for someone unfamiliar with your house to find their way around.
Leave a light on: If you can, leave a light on some-where in the house. That way, the house is not always in complete darkness while you are away.
Mail collection: Get somebody to collect your mail. It doesn’t take long for mail to pile up, especially if you have the odd magazine subscription floating around.
Have fun: The crucial thing is not to worry while you are away. If you don’t have fun on your holiday, then what was the point in going?

NSW Fair Trading Minister Matthew Mason-Cox has warned consumers to watch out for dodgy removalists, following a spate of complaints to the state’s consumer watchdog. Mr Mason-Cox said NSW Fair Trading received nearly 300 consumer complaints against removalists in the nine months to September 30, with 45 of them reported last month.
Foreign retailers are creating a ‘space race’ for the owners of regional shopping centres across Australia – particularly in Sydney and Melbourne. CBRE’s latest Retail MarketView report highlights that roughly one million square metres of regional shopping centre space will be completed in the next three years, with a key driver being the ongoing infl ux of off shore retail-ers. CBRE’s Head of Research, Australia, Stephen McNabb, said overseas retailers had been vying for some time for prime CBD shopping centre space. Now, the focus was broadening – helping
to underpin signifi cant expan-sion plans for regional shopping centres such as Macquarie Centre in Sydney (35,000sqm), Westfi eld North Lakes in Bris-bane (29,800sqm), Pacifi c Fair on the Gold Coast (49,000sqm) and
Chadstone Shopping Centre in Melbourne (19,600sqm).

This editorial is the sort of thing we would
normally publish in what will become a regular
Newsletter that will be sent out to new and of
course existing customers / clients.
Someone once asked me, how many people
should constitute a committee and my
immediate response was “3 with 2 absent”. I call
this, accepting the responsibility of being the
Boss.
Those of you that run your own business will
know exactly where I come from though, as
over many years of running a variety of small
businesses, I came to the conclusion that an
open door policy was the only way to ensure the
success of any enterprise and regular meetings
that involved everyone in the organisation
became the best way of ensuring our people felt
a part of the whole process and that they were
not just someone that was expected to turn up
to collect a pay packet once a week. Another
way of putting it is Getting paid just enough
so they won’t leave and doing just enough to
ensure they won’t be given the DCM (Don’t
come Monday).
Small business is the back bone of any society/
community and with real unemployment levels
probably double those “ Federal Government
statisticians” inform us of every month, we are
going to see more and more quality Australian
people that have been pushed to one side doing
“their own thing”.
The powers that be have funded excellent
organisations to support such endeavours and
not the least of these in Penrith is BEC. They
provide guidance and support to people that
have an idea and if viability can be proven they
will even assist in start - up funding resources
designated for just such people. They can be

Very quickly, once in your own business you
will establish that it is not the people you know
but the people that know you that is important
so don’t hide your light under a Bushel. Let it
shine for all to see. My dad used to say ‘people
will always throw pennies onto a pile but they
won’t start one of their own.’ I have started a few
piles and achieved quite a lot.. You can do the
same.
So Why Remax and why now.
With me the why now is always imminent.
I have tried retirement a few times in my life
but the sense of wanting to get back into the
fi eld of high endeavour has always won out. I
retired fi nally at 60 because I felt I deserved it
but when the shoulder said no more Golf it took
only 3 weeks for me make the decision to start a
new business though this time I wanted it to be
a one man business so I completed my studies
and became a mortgage broker, as having been
a real estate agent for a good deal of my life, I
understood the nuts and bolts of buying and
selling homes and I had helped most of my
buyers to fi nd a home loan anyway. I always saw
this as integral to the success of my business.
Why Remax might seem to be a strange one
and so now I need to introduce a man who I
believe is one of the best agents in the business
and I do not mean “he could sell ice cream to
Eskimo’s”, they probably do not need it but if you
sent him to a place where no one wore shoes he
would email the Company “Send more shoes”.
Paul Kelly recognises opportunity and knows
how to make the best of it. I met him at an open
home just over 2 years ago and I not being an
advocate of open homes at that time I felt his
approach was to say the least, diff erent.
I watched, assisted where I could and came to
the conclusion that this was a man who liked
to maintain control and I could see it was his
interest in his Vendor that caused him to be this
way.
I spoke with Peter who was then his employer
and asked, “What do you think of Paul Kelly”.
Peter’s immediate response was “Paul is the
man I give properties to list that no one else
could sell.” Wow, what a testimonial. I felt I
needed to make no more comment, ask no
more questions. I just watched from the
perimeter if you like. I felt, if Paul could
sell tough properties and by tough
in this industry , that usually means,
fi nd buyers that see what you see
in a property and are willing to
pay the price it is worth, then he
could obviously do the same for
any other style of property. I invited
him to look after a friend of mine in
Lidcombe as for her own reasons she
wanted to work with someone I knew. I
selected Paul in spite of having access to
other offi ces within the franchise network
simply because of Peter’s words.
In short, the property had been formally
valued at 880 thousand dollars and after a 4
week campaign that included telling the locals
personally what was on off er he achieved 991
thousand dollars.
The market was not “as hot” then as it has been
recently and in truth the end price refl ected
Paul’s appraisal of the properties real value. He
just had to fi nd someone that saw it too.
Joining Remax was an easy decision…. for
Paul. He had experience with them and provided
many arguments in their favour. Eventually I
agreed and went to Queensland to attend an
induction course. I went a skeptic and about
midday the fi rst day became a convert.
They have more offi ces than any other
franchise worldwide and they believe genuinely
in rewarding excellent performance as I believe
it should be rewarded. Them that does the
works gets the pay is a simple way of expressing
it, but Remax is more than that and I expect to
realise this more and more as I become familiar
with their System. The best thing is that it is
customer oriented and that I think is the key
to a stress free relationship between customer/
client and our team.

But now the house must be sold so that proceeds can go to Children’s Cancer Institute, funding vital medical research into childhood cancer.
