mortgage repayments?A new study by Mortgage Choice

has found that 23 per cent of us are not only up to date with our payments, but have a fi nancial buff er of more than 12 months wages on our mortgage.

With 13 per cent in the same position in 2015, owner of Penrith Mortgage Choice, Rob Lees, is pleased to see an increasing number of Australians building a fi nancial ‘safety net’.

“Australian home owners are feeling pretty confi dent about their fi nances and are making fi nancial decisions that refl ect this confi dence,” he said.

“The survey found that the vast majority of mortgage holders are

‘very comfortable’ managing their debt. Of course, this data is hardly surprising when you consider that interest rates are currently sitting at 60 year lows.”

If you’re not already doing this, Mr Lees said there’s no better time than now to start while interest rates are low.

“The more money you contrib-ute towards your mortgage each month or the more money you have in your off set account, the faster you will pay off your debt,” he said.

“Data from the Australian Bureau of Statistics shows that the average gross wage for an Australian full-time worker is approximately $81,000 a year.”

He said if the average worker was to have their net salary, for exam-ple $61,441 sitting in their off set account from day one, they could

potentially shave seven years off a $350,000 home loan with an inter-est rate of fi ve per cent.

“Better yet, they would be able to save themselves more than $153,000 in interest,” he said.

Despite property prices being among the highest in the country, NSW is performing well across the nation, with 26 per cent of respondents stating that they have more than 12 months wages in their home loan.

In Victoria, 27 per cent are in the same position, and Western Australia was not far behind, with 24 per cent, with Queensland and South Australia falling behind with just over 19.8 per cent each.

Planning For The Future

Losing your home because of sickness

A s I’ve said a few times in this column (and everywhere else), insurance although not

sexy, is a vital part of the fi nancial planning process and I would like to share a client experience that really illustrates this point.

A couple came to see me as they had got themselves into fi nancial diffi culty and were at the point that if unable to re-fi nance, losing their house was a real possibility. I sat down with them to solve their problems long term. They had a budget, which they had stuck to permanently, did not have credit cards and their only debt was for each of their cars.

They were hard working and earnt good income, were fi scally responsible, so how did this happen?

One partner got sick, nothing dire, but they were unable to work for three months. No income for

three months and they nearly ended up in fi nancial ruin.

Do house prices really double every 10 years?

“ Sydney property, on aver-age, doubles in value every seven to 10 years.”

That’s the cry of every property spruiker nationwide. And inevitably the response – “how can that be with the average price in Sydney where it is today, how can the average house be worth a million dollars?”, or more perhaps after the last bump.

Before I answer that I want to ask you to think about your grandpar-ents, what they paid for their home and when. Do you think they ever imagined house prices could be what they are today?

My Nanna had the most amaz-ing Californian Bungalow in Wahroonga, old blue stone and sandstone and grounds full of camellias and agapanthus, an old fashioned washing line with a timber frame and a chain to tilt the angle. Beautiful; camellias are still one of my favourite plants.

The home was sold in 1998 when my Nanna moved into a nursing home – I don’t know what they paid for the home originally, I wish I did, I’m sure it was under 1,000 pounds.

What is interesting is the sale price in 1998, 18 years ago (so two to three cycles) was $321,000.

In 1998 that was a lot of money – it’s a really lovely home – but I can’t imagine anyone at that time thought it would be worth closer to $1.4 million 18 years later.

It’s a perfect example. If you travel back on the timeline

then in theory in 2005 – 2008 it would have been worth $622,000 which with the benefi t of hind-sight seems very reasonable although I am sure at the time it was an astounding price and the talk (particularly as we are circling the timing of the Global Financial crisis) was all about how Sydney homes were over infl ated and the

‘bubble’ was ready to burst. The home has not changed

hands since my Nanna sold it but thanks to the Internet today, I can research quickly and easily what a similar home would sell for right now and the fi gure is, as I mentioned, around $1,400,000 which is right on par for the theory, and there’s no reason at all to imagine that this is where it ends. So my friends it’s a law of averages based on facts, not fantasy.
