2 015 was arguably an instrumental year in the housing market, but it’s diffi cult to see where the
market will be in fi ve years’ time.Sydney buyers looking for a
freestanding home are starting to be frozen out with the infi ltration of apartments, with property experts widely talking about unit prices dropping due to oversup-ply.
CEO of real estate group Starr Partners, Douglas Driscoll, is predicting 20 per cent of Sydney’s future properties won’t meet housing demand.
Exceptional market conditions in Sydney meant that apartments were signifi cantly more aff ord-able than houses for many buyers last year and as a result, 2,400 development applications were submitted for new apartment high rises.

“There’s an apartment boom but where is the foundation,” Mr Driscoll asks.
“If we look at supply and demand a year ago, apartments were in demand mainly because of the investor boom and many owner-occupiers were priced out of purchasing a family home but what I want to know is are we building the right course for the right horse?”
Director at Starr Partners in Penrith, Nigel Lock, said western Sydney still has the demand for high rise apartment buildings.
“We do have a large demand for apartment buildings out west and in this demographic given their aff ordability,” Mr Lock said.
“The negative of more high rises is the general family lifestyle with the grassy backyard could be overlooked.”
To create some housing diver-
sity that also meets demand, Mr Driscoll suggests increasing the ‘stepping stone’ homes, with Mr Lock in agreement.
“I do think we need more homes that are aff ordable like units and that’s exactly what they’re doing at the moment, particularly in Jordan Springs and areas like that,” Mr Lock said.
Mr Driscoll also suggests doing an in-depth socioeconomic study, creating more emphasis on planning for the future of the city, implications on surrounding infrastructure should be assessed and vertical forests should be incorporated into more develop-ments.
Mr Driscoll said taking on board this list, a housing market should be created that’s suitable and aff ordable for everyone.

How much risk are you willing to take?
W atching the US Masters last weekend I heard the commentators
discuss at length the old age risk v return trade-off , with the Augusta back nine famous for off ering enticing opportunities for those brave enough to take on the added risk. Many times we see the brave take the course on, with the great shot rewarded, but as we know, many also fi nd disaster.
The same is true with invest-ing, in general terms, the greater the opportunity for growth, the greater the risk. Growth investments such as shares and property have the potential for higher returns, but of course are more volatile than defensive safe-havens of cash and fi xed interest.
So the question is how much risk am I prepared to take in order to achieve growth?
Financial Planners as a whole
are at the conservative end of the investment advice spectrum, the fi nancial planning industry is based around controlling risk and providing long term investment advice with high levels of diversi-fi cation.
There are three broad factors that determine the investment profi le that is appropriate. The length of time of the investment, the needs of the investment and the client’s natural aversion to risk.
In simple terms the longer the investment, the more oppor-tunity for investment risk. The logic is simple, the longer the investment horizon, the closer the return will be to the long term average. A number of both good and bad years will be included and statistically speaking over time the return will trend towards the long term average. With short investment horizons, it is more
appropriate for safer options, if in the fi rst or second year a negative year comes along (and they will come along), there is not a long enough time frame to “make up” for the bad year.
The requirements of the invest-ment also play a large role in how much risk is required. Going back to the golf analogy earlier, if you are in front with a few holes to play at the Masters, it makes no sense to take extra risk, playing it safe seems like the logical option, but the reverse is true, if you need to make up a few shots, taking on the risk in the hope of being rewarded makes more sense.
It is the same for investments, if you are investing a lump sum to provide income in retirement and are able to meet your goals invest-ing in defensive assets, then it is unnecessary to take on additional risk. Feel free to give me a call to discuss this further.

Getting your fi nances under control
H ow many of us know what it actually costs us to run our lives?
Such a simple thing but the answer is often unknown, I am inviting you to have a think about it. Because, at the end of the day, it gives you certainty and there’s comfort in that – and it lets you know what opportunities you can consider taking.
I’ll give you another tip, if your personal loans and credit card balances are growing each year the uncomfortable truth is you are spending more than you earn and you need to stop and get a handle on where the money is going now so you can look at how to turn this around.
I know budget sounds like a dirty word, but, doing a budget will allow you to really understand your costs and your negotiables (discretionary expenses, the stuff that makes life fun but can be cut
if we need to tighten our belts), and what is left over. Kind of like a business would look at its profi t and loss statement, as a guide to how they’re travelling.
With that in mind, let’s break things down into broad catego-ries:
Basic living expenses This is the stuff we cannot live
without. Lenders suggest that we include as a minimum: our expenses that relate to food and transport, electricity, water and rates, clothing, insurances, prop-erty maintenance and our basic education needs.
Discretionary expenses This covers items which we
could technically live without, as much as we don’t want to: pay TV, Internet, sports and other activi-ties.
Other living expenses Finally the stuff that we love, but
can totally negotiate to follow our
dreams and goals like holidays, entertainment, gym membership and the like.
But how do we work out what we spend in each category? I have a couple of methods:
1 Try looking through your bank account / credit card state-ments. Most banks have the facility for you to download your transactions into an excel worksheet and if you’re familiar with excel you can add a little note in a column at the end. Sort the columns based on your notation and pay attention to money that is being spent frivolously.
2 Try keeping your receipts for a week or two and look for what information you can fi nd regarding your billing history – things like your electricity bill often have graphs of your previous bills (to encourage you to look for changes).
