properties may be targeted by opportunistic thieves, according to leading landlord insurance special-ist, Terri Scheer Insurance.

“Many tenants tend to go away over the holiday break, leaving the property empty and landlords at an increased risk of bringing in 2015 with an insurance claim,” Carolyn Parrella, Executive Manager, Terri Scheer Insurance said.

Ms Parrella added there were a number of measures landlords could put in place to protect their rental properties this festive season.

“When it comes to protecting your rental property, security should be

front of mind,” Ms Parrella said.

“Install deadlocks on external doors and fi t security

screens to accessible windows to deter unwanted guests from breaking in.”

She also suggests making the property look “lived in”.

“If a tenant is going away over Christmas, consider ways to create the impression the property is being lived in,” Ms Parrella said.

“Hiring a gardener to regularly maintain the exterior of the prop-erty is one way to avoid signs that the property is unoccupied, such as long grass, excess leaves covering pathways and overgrown foliage.

“If a rental property isn’t tenanted, landlords should also consider telling a trusted neighbour that the property is vacant while a suitable tenant is found.

“They can keep an eye on the prop-erty and alert you to any suspicious behaviour.”

a new contract for property purchases has been talked about. Now called the Contract for Sale and Purchase of Land, updates have been made.

The Contract for Sale and Purchase of Land is generally re-issued about once every four years; legislation changes frequently, courts are regularly handing down decisions regard-ing conveyancing disputes, and technology impacts the way agents operate. All of these factors make it vital that the Contract be kept up to date.

Legal author and commenta-tor, Tony Cahill, said that the nine-year wait for a new version is unusual.

“The main reasons that the Contract has not been updated earlier related to developing a more efficient and user-friendly way to deliver the Contract and the introduction of electronic conveyancing in New South Wales,” Mr Cahill said earlier this week.

economy, stable unemployment rates and improved consumer confi dence, combined with more Australians wanting a home-grown holiday this Christmas, is driving near record holiday occupancy rates in many of Australia’s favourite holiday getaways, according to leading property group, Raine & Horne.

Brisbane has emerged as the national leader in relation to improvements in the sublease offi ce market, with a 19 per cent reduction in available space in Q3. CBRE’s latest Sublease Barometers show that the capital city markets are continuing to diverge with both Sydney and Brisbane recording declines in sublease space while increases occurred in Melbourne, Perth and Canberra.

The New South Wales Govern-ment should use increases in stamp duty revenues to help support fi rst homebuyers who are struggling to enter the

property market, according to the Real Estate Institute of New South Wales. First quarter fi gures from the Offi ce of State Revenue for the 2014-15 fi nancial year show stamp duty paid on residential property sales has risen by $500 million compared to the July to September quarter last year. “This is already more than double the June state budget forecast of a $200 million increase in stamp duty revenue for the entire 2014-15 fi nancial year,” REINSW Deputy President John Cunningham said. “It is now time for the NSW Govern-

ment to stop gloating about an earlier return to surplus and instead give fi rst homebuyers the helping hand they need by reinstating grants for existing properties, the real preference of those seeking to enter the property market.
