  • A s the temperature is getting warmer, the property market is cooling, and buyers and sellers across Penrith can let out a sigh of relief.

    There are less people at open homes with the slowing market, but Greg Taylor from Stanton and Taylor First National Penrith, said it is still a good time to buy and sell.

    Mr Taylor said there is a rush of property sellers in Penrith who are taking advantage of the good opportunities that spring off ers.

    People sell when they have to sell, they will do that all year round, but if they have a choice they tend to pick spring, he said.

    People are reluctant in winter because their gardens and things like that dont look the best. Over winter they get their houses ready, and it looks its best by spring.

    During the recent property boom, there were a lot of buyers and a shortage of stock that pushed property prices up.

    Mr Taylor said with plenty of properties on the market now, buyers have more choice and more time to make their decision.

    Its not quite as stressful, but the market is still quite good, he said.

    There are still plenty of people out there looking to buy, but theres more properties on the market, so theres not the panic.

    Mr Taylor said that with less people panic buying, the number of people at open homes have dropped.

    Instead of having 30 or 40 people at an open home you might have 10 or 15, but this is not concerning for people who are selling, he said.

    Though not as panic driven

    as they were, the buyers are still buying. They can take their time a little more, its relaxed back to a more normal market.

    Mr Taylor said it was unlikely prices would rise any further in the near future.

    The prices havent really gone down, but have stabilised and are ticking along nicely, he said.

    Mr Taylor credited the amount of publicity western Sydney has received from the Government and the media for new buyers fl ocking to the area.

    The publicity western Sydney has had recently in relation to the airport and the new infrastructure is making people in the east more aware of the region, he said.

    It has grabbed the interest of buyers in the eastern suburbs and north shore who have purchased a lot of property in western Sydney.

    Planning For The Future

    Complacency is the enemy!O ne thing that is appar-ent to me on a daily basis is that most people rarely review their fi nancial products and often have inappropriate mortgages, insurance and Superannuation policies simply because, once in place they never review the prod-uct again.

    Financial planners should drive this process, and to some extent they do encourage people to review their fi nancial products, but often do not chase this as hard as possible, therefore it is neces-sary for us to ensure our products are still appropriate for us.

    A number of factors result in our fi nancial products becoming out-dated. The fi rst and most obvi-ous, our circumstances change, of course if our circumstances change the product we have is designed to suit our previous situation, and may no longer be relevant.

    Therefore when your situation changes it is necessary to review your insurance, superannuation and mortgage.

    Products improve over time, Superannuation funds and insurance policies that were once considered quality, will eventu-ally be surpassed by more modern products, these products are often cheaper as well as off ering superior features. Much in the same way as a fl at screen TV from the early 2000s is now considered poor quality and expensive.

    Further to this introductory rates and alike can make some mortgages and insurance policies initially very attractive, but less so down the track. This makes reviewing doubly important, once the introductory rates expire, the existing policy is probably too expensive, further to this there is likely to be a new introductory off er that can be used to your advantage.

    Virtually every client I see that has not reviewed either their insurance, Superannuation or mortgage in the previous two years is usually in the wrong product. In most cases they are paying more in fees, interest payments or insurance premiums than they should be, and further-more almost always have inferior features.

    The best news is though, under almost all circumstances there is no cost to review these products, a fi nancial advisor, bank or mort-gage broker will almost always happily review these for you as it is likely to result in more revenue for them and they will not be able to make changes unless you are better off , there is literally only upside for you, yet most of us do not regularly review our situation.

  • Valuers Act concernThe repeal of the Valuers Act 2003, which will see the deregulation of the valuing industry in New South Wales, is cause for concern, according to the Real Estate Institute of New South Wales (REINSW).

    REINSW President Malcolm Gunning said if the government does not participate in the controls and oversight of the profession then the potential for detriment exists.
