There are also stamp duty savings to be made when land is purchased prior to the property being built.

“You also make big savings on the stamp duty payable at purchase. As the property is not yet built, you only pay stamp duty on the land component,” Mr Thompson said.

“You’ll still need a construc-tion loan as the house is being built, but as the interest is all tax deductible, you’ll be out in front.”

When the property gets sold, investors can get the capital gain and there are also extra monetary benefi ts in the form of lower maintenance costs.

Penrith last weekend.The auction, conducted at a

property on Staff ord Street in Penrith by PRDNationwide, had an incredible 31 registered bidders.

“That is the most we have ever seen by a long way,” said PRDNa-tionwide’s Darren Latty.

“Charlie the auctioneer has done thousands of auctions all over Sydney and he has never seen as many registered bidders either.”

But the most unique point about the auction was that all but two of the registered bidders were from suburbs outside of Penrith.

The owners of a Whitsundays mansion, recently dubbed the best beach house in Australia, have put their 75 acre beachfront property on the market. Vacancy rates across Sydney are verging on crisis levels, according to data released by the Real Estate Institute of New South Wales. The March 2014 REINSW Vacancy Rate Survey saw the number of properties for rent across Sydney drop 0.3 per cent to 1.4 per cent. “We haven’t seen vacancy rates right across Sydney this low since November 2011,” REINSW Presi-dent Malcolm Gunning said. “Sydney is going backwards in

After an extensive search process, the Property Council has appointed Ken Morrison to head up the nation’s leading property investment advocacy body.

“The market is showing all the signs typical of the end of an innings”, says economist Linda Phillips, the National Research Manager.

“Forget the past. It is now May and the market faces headwinds in the form of the traditionally slower winter months, the pain-ful federal government budget and rising unemployment,” she added.

“Any impetus from the declin-ing interest rates of last year has now worked through the market. The federal budget is likely to impact badly on consumer confidence and strip demand from the market which may need a further lowering of interest rates to restore spending.”

It now appears that the housing market itself will not be the subject of direct attacks in the budget, which will be handed down in Canberra next week.
