Locals win as RBA cuts rates

T he Reserve Bank of Australia (RBA) gave local mortgage holders some good news on

Tuesday when it cut interest rates by 0.25 per cent.

It means that the offi cial cash rate is now at a record low of 2.25 per cent.

LJ Hooker CEO Grant Harrod said the RBA’s unprecedented move to stimulate the economy should boost employment, wage growth and propel the property market.

“It is most likely to have an impact on markets across the country, particularly for fi rst time buyers who have felt the pressure of price growth in certain markets over the past 18 months,’’ Mr Harrod said.

“This historic cut will give young people access to cheaper mortgages, something previous generations have not enjoyed, and will hopefully instil them with confi dence to come back to the market.”

Investor activity is expected to rise, as a result of lower interest rates, with potential capital growth and income return making real estate more attractive than other assets.

Mortgage Choice spokesperson Jessica Darnbrough said last month’s disappointing consumer sentiment result combined with a recent spate of poor economic data ultimately forced the RBA to take action and cut the cash rate.

She said this latest rate cut should encourage many of Australia’s lenders to follow suit and trim the interest on their suite of home loan products.

“If lenders do pass on the latest rate cut in full we could expect to see more and more potential home buyers jump onto the prop-erty ladder as they look to take advantage of the historically low rate environment,” she said.

Interest rates are now at historic lows after the first cut since 2013 was announced on Tuesday

New figures show Sydney remains the runaway leader when it comes to price growth

Market shows no signs of tiring

A ccording to the Domain Group’s House Price Report, most capital city housing markets

saw a revival in price growth over the December quarter with Sydney remaining the runaway leader, showing no sign of tiring.

Domain Group data shows the national median house price increased by 2.1 per cent over the quarter, contributing to a 7.1 per cent increase for the year. The national median unit price increased by 1.7 per cent over the quarter and 6.0 per cent over 2014.

“This quarter’s strong national results are largely due to the momentum of the Sydney market, which is still achieving consistently strong growth,” Dr Andrew Wilson, Senior Econo-mist, Domain Group said.

Over the December quarter, the median house price in Sydney increased by 4.1 per cent while the median unit price rose by 2.9 per cent. Over 2014, the median house price in the city increased by an exceptional 14.1 per cent and units were up by 10.4 per cent.

“Thanks to its status as the strongest capital city economy with high migration levels, a chronic shortage of housing and heady levels of confi dence from buyers and sellers, Sydney remains the dominant force amongst the capital cities,” Dr Wilson said.

Darwin was the only capital city to record a fall in house prices over the December quarter. The median house price fell sharply by 6.0 per cent. Unit prices in the city also recorded a decrease of 4.3 per cent over the three months.

“Declining local economic performance continues to impede housing market activity in Darwin and Perth, however Perth did experience a modest increase of one per cent for houses and 0.6 per cent for units over the quarter,” said Dr Wilson.

Dr Wilson said that if more inter-est rate cuts come in the future, there’s unlikely to be any aff ord-ability changes.

“Further rate cuts, should they occur, will likely have a minimal impact on housing aff ordability,” said Dr Wilson.

According to the latest national home loan approval data from Mortgage Choice, fi xed rate home loans accounted for just 20.55 per cent of all loans written in Janu-ary.

Mortgage Choice spokesperson Jessica Darnbrough said demand for fi xed rate products is now sitting at a two year low.

“The last time fi xed rates accounted for less than 21 per cent of all loans written was back in February 2013,” she said.

Looking at the data, variable rates accounted for 79.45 per cent

of all loans written in January, with ongoing discount loans proving to be the most popular variable rate product type, with this home loan accounting for 44.36 per cent of all loans written.

Across the country, variable rates were most popular in Victo-ria, with this type of home loan accounting for 84.78 per cent of all

loans written. Western Australia and South Australia were not far behind, with variable rates accounting for 81.96 per cent and 80.92 per cent respectively.

On the fl ipside, demand for vari-able rate mortgages was lowest in New South Wales, with this type of product accounting for 76.38 per cent of all loans written.
