Know what you want

E ntering the property market can be a daunting experience for fi rst home buyers, who can fi nd

themselves overwhelmed by the experience.

Home buying expert, Ben Handler [pictured] of property buyers agency Cohen Handler, said that it should be an exciting time but that through his busi-ness, which represents buyers in the real estate process, he often sees stressed-out home buyers.

“We look after people who are time poor, get frustrated or are confused with the whole property buying process,” Mr Handler, who founded Cohen Handler, said.

Mr Handler said that one of the key points that fi rst home buyers need to remember is that they have to be sure of themselves and sure of what they want; including knowing the features they can’t live without.

“If you defi nitely want a car space, don’t let a real estate agent talk you into a place without a car space. Don’t settle unless you really have no choice or the oppor-tunity is so great,” he said.

Mr Handler said that home buyers can benefi t from really getting to know the area that they want to live in before enquiring about a home.

“This will allow you to properly understand value, what you should be paying and more importantly what you shouldn’t be paying. Even go to some auctions to get a proper feel of the market,” he said.

It is also recommended that fi rst home buyers investigate the maintenance history of the home, understand the diff erence between diff erent consultants and ensure that they inspect the interior of the home before judg-ing the house for its exterior.

Budgeting for unexpected extra costs is also important.

The interior design of your house can make it truly feel like a home

L ocal interior designer and former TAFE design teacher, Shirley Gavin has begun to share her

knowledge with local residents through specialised interior design workshops.

Ms Gavin, principal of Nepean Inner Designs, has been in the industry for 30 years, as an inte-rior designer for 15 and has been teaching the subject at TAFE for 12 years but this is the fi rst year that she is not teaching a class.

Out of a love of teaching and sharing her knowledge of interior design, she has begun to teach her own workshops, with the next intimate class taking place this weekend, from 9am on Saturday, February 28, set to be all about colour.

“Through these workshops I want to get people to think about what it is that they really love – I try to get them to think only about themselves. If you decorate a home with items, furniture and

colours that you love, you will love the space that you create and you will always be surrounded by your passions,” Ms Gavin said.

“This weekend I am going to begin by giving a bit of an over-view of the psychology of colour but then I want to get people to think about what colours they are drawn to.”

From there, the group will do a number of activities and discuss how to put those colours to use around a home or room.

In addition, those who take part will enjoy a delicious champagne brunch.

Each workshop usually costs $195 but readers who quote this article will only pay $150 for this session.

The following workshop, taking place on Saturday, March 21, is entitled ‘Plan Your Plans’.

Industry on the agendaThe Real Estate Institute

of NSW (REINSW) has put real estate squarely on the NSW Government’s agenda at a recent invitation-only gathering.

“Holding the ear of government can sometimes be a difficult task,” REINSW CEO Tim McKibbin said.

“This was our oppor-tunity to openly discuss the issues and concerns we have in relation to our profession with Premier Mike Baird and Minister for Fair Trading Matthew Mason-Cox.”

Mr McKibbin was joined by President Malcolm Gunning, along with Direc-tors John Cunningham and Brett Hunter.

“Our REINSW contingent was very open about what we believe is the most appropriate way forward for the property industry,” Mr McKibbin said.

Property investors in New South Wales are being urged to ensure their rental properties have the correct number of work-ing smoke alarms installed, with new data revealing almost half of all agent-managed properties do not comply with this basic legis-lative requirement. The fi gures have been compiled by Smoke Alarms Australia, Australia’s leading and longest-running resi-dential smoke alarms specialist, after carrying out inspections in more than 140,000 residential properties Australia-wide. They show that one in two (49 per cent) properties managed by real estate agencies in New South Wales require at least one of their smoke alarms to be replaced, and over one in three (36 per cent) have no working smoke alarms installed at all. Worse still, the proportion of non-compliant agent-managed properties has increased since 2010. Troy Thompson, General Manager at Smoke Alarms Australia, said: “If you’ve engaged a real estate agency to manage your invest-

ment property, part of their responsibility is to ensure your property meets the smoke alarm installation and maintenance legislation imposed in New South Wales. The consequences of non-compliance can be fatal for tenants or, at the least, result in a hefty fi ne of up to $550.”

Local G.J. Gardner Homes builder David Hogan is urging those considering building a new home to take advantage of peak market conditions, with record low interest rates and the fi nal year of the Government’s $15,000

new home buyer’s grant. “With cash rates at a record low 2.25 per cent, it is already a prime time for those looking to build. Combine that with the fact 2015 is the last year that the State Government will be off ering their $15,000 new home builders grant, and putting off building could end up costing thousands of extra dollars,” he said. The State Government has confi rmed that as of January 1, 2016 the new home grant will be reduced to $10,000, with the $750,000 price cap on eligible houses maintained. As well as this, economists predict that we will see interest rates start to climb again during 2016, mean-ing new home builders will save at least $5000 by building this year.

I nterior design trends next season are forecast to draw inspiration from clean, simple industrial spaces,

which will see the recurrence of the ‘less is more’ attitude.

Interior designer and trend forecaster Bree Leech has made the prediction, saying that with such a fast paced world around us, the public is going to want a home that they can see as a place of sanctuary and calm, which is what industrial inspired interiors deliver.

“We now see beauty in the industrial style due to the simplic-ity, aged materials, natural patina and wear and tear found in these pieces,” she said.

An industrial inspired home should have a mix of components that are in their raw state as well

as include some greenery and simple accessories.

“To achieve an industrial look, the complementing décor should feature vintage and rustic fi nishes, such as exposed or painted brick, polished concrete and recycled timber,” Ms Leech said

Stain remover: Specific products are on the market, but a laundry stain remover will do the job. Spray the general area with the stain remover, making sure you cover the whole stain and surrounding area.

Cold water: Get a bucket of cold, soapy water and a plain coloured cloth and get to work on removing the stain. Don’t scrub too hard, but scrub with a fair bit of elbow grease.

Vacuum: Get some cheap carpet deodoriser, leave it on the general area for a few minutes and then give the area a good vacuum.

Air freshener: To finish up the job, grab a can of air freshener and just spray it around the room, just to give the room that required fresh feeling.

of the crime: Once a dog has gone to the toilet in a certain location, there’s a chance it will go there again. You may need to take preventative measures.
