Maximising rental returns

W ith the University of Western Sydney holding a campus close to the heart

of Penrith, there are bound to be a number of students travelling long distances to study, who need a place to stay.

According to landlord insurance company, Terri Scheer, an area with a large number of students, especially international students, needing accommodation presents unique opportunities for property investors.

“International students travel a long way from home to carry out their university studies and want somewhere to live that is equipped to suit their needs,” said Terri Scheer Insurance Executive Manger Carolyn Majda (pictured).

“Because they don’t bring many belongings to Australia, furnished properties hold particular appeal.”

Property investors with rental homes in close proximity to the UWS Kingswood and Penrith Campus’ who are looking at targeting the student market for potential tenants would do well to look at furnishing their property, Ms Majda said.

“For many students, their home is a place to sleep and study. This means they will require a suitable study environment including a desk and good lighting, modern appliances and high speed Inter-net connection,” she said.

“Also think about the bedding and whether double or single beds will be the most practical choice. Students generally don’t have large budgets therefore décor and furnishings can be kept minimal.”

H ousing fi nance data released by the Austral-ian Bureau of Statistics (ABS) has revealed

2014 is off to its hottest start in fi ve years and nearly every state is showing double digit growth.

Loan Market director Mark De Martino said that 13 per cent more home loans were approved this past January than in January 2013 and New South Wales was show-ing the strongest improvement.

“The 51,054 home loan approv-als this past January is the highest January total we’ve seen since 2009. As long as interest rates remain low and lenders continue their aggressive moves, we’re going to see more growth and more activity in the real estate and fi nance markets,” he said.

“We’re coming off a low base

Positive growth continues

but these numbers are still a clear indication that consumer appetite for home fi nance is growing. The fact is that a larger number of home owners and buyers are active in the market.”

Mr De Martino praised the eff orts of the Reserve Bank of Australia, saying that the prolonged period of stability in the cash rate has helped customer confi dence.

“The lowest interest rates of this generation are one of the factors helping the recovery of the home fi nance markets. With no immedi-ate rate movements predicted by most analysts, we should expect the cash rate to remain where it is for several more months,” he said.

The ABS data also showed that since January 2009, banks have continued their dominance of the lending landscape by approving 91 per cent of all loans since Janu-ary 2009.

Mr De Martino also noted the interesting observation that December and January loan approvals only diff ered by 11 loans nationally.

“Maintaining such high national numbers through the two months of the year that are traditionally slower due to seasonality is a great example of how the market is recovering,” he said.

Domain recently revealed Sydney’s busiest home-selling suburbs. W hile out-of-area investors increas-ingly drive sales in other locations of

the Penrith LGA, second-genera-tion buyers who themselves have been raised in South Penrith are dominating the South Penrith residential market.
