Are unwanted leaks costing you money?
T his week marks Water-wise Week – a time to check whether you have any water leaks in your
pipes and taps, but more impor-tantly a time to fi x them so that you save valuable water and save money.
Sydney Water studies show that at any one time 15 per cent of their customers have a water leak in their home that is wasting water and costing them money.
“You can lose a few litres of water an hour from a slow dripping tap and thousands of litres a day from a constantly running toilet,” said Charles Agnew, Program Leader at Sydney Water.
“If the leak is from a hot water pipe it will also cost you money in energy costs. So that means it’s important to fi nd the leak fast and repair it straight away.
“We estimate that enough water to fi ll 11 Olympic swimming pools is lost through household water leaks each day.
“You don’t have to be very handy around the house to check if you have any water leaks and it is pretty straight forward to change a leaking tap washer, though some other problems may need you to get the professional help of a plumber.”
Leaks in taps, toilets and pipe fi ttings normally can be seen or heard easily or you can place a few sheets of dry toilet paper at the
back of the toilet bowl above the water line and if the paper gets wet, that’s an indicator that your toilet cistern is leaking.
Concealed leaks are also simple to determine:
• Switch off all of your taps and water-using appliances in your home.
• Check the reading on your water meter and write down the numbers. Your meter is usually found at the front of your property.
• Make sure you don’t use
any water for the next 30-60 minutes.
• Then check the water meter reading again.
• If the meter numbers have rolled through to a higher amount, that’s a pretty sure indication that you have a water leak in your house. The greater the change, the bigger the leak!

Is this the end of a popular strategy?
T he proposed Federal Budget changes have gained a lot of attention in the media over the last
few weeks. One of the key discus-sion points is the eff ect on the Transition to Retirement (TTR) income swap strategy, currently the staple method for pre-retirees to accelerate retirement savings.
Despite some doomsday predic-tions claiming this to be the end of the strategy, there is still defi nitely a benefi t, however this benefi t has been substantially reduced.
Currently the benefi ts of Transi-tion to Retirement (TTR) as a tax reduction strategy are two-fold. The fi rst benefi t is gained by taking advantage of the diff er-ent taxation treatment between funds in accumulation phase and pension phase.
Income on Superannuation accumulation funds is taxed at 15 per cent and Capital Gains are
taxed at 10 per cent, however once in Pension phase there is no tax on earnings at all.
One of the proposed Federal Budget changes is to treat funds invested in Transition to Retire-ment (TTR) pensions as accumu-lation funds (for tax purposes) instead of as Pension fund as they are currently, this obviously eliminates this benefi t of the TTR strategy.
The other advantage of the TTR strategy is the income swap strategy. This is eff ectively swap-ping income taxed at marginal tax rates for pension income which is tax free once over the age of 60 and receives a tax rebate before this point. This strategy utilises an allocated pension in conjunction with salary sacrifi ce to achieve the income swap.
This benefi t remains, and still serves as a method to reduce taxation and increase retirement
savings, so the TTR strategy will continue to be a popular strategy for pre-retirees.
The reduction of the Contri-bution Caps from $35,000 to $25,000 will limit the extent that pre-retirees will be able to utilise the income swap. The TTR rules allow those who have met pres-ervation age to withdraw up to 10 per cent of their superannuation balance, and, if utilising income swap strategy, will be salary sacrifi cing this amount (as well as the tax saving in most cases) back into their super. For many this, combined with existing employer contributions, will exceed the new $25,000 limit, in eff ect restricting the potential tax savings.
These changes are proposed to commence July 1, 2017. For those with existing TTR strategies in place, it is best to speak to your fi nancial adviser to see if the changes are going to impact you.

Handling risk and taking on more!
R isk is diff erent for every-one, for some it’s a walk down an alley at night – for others a plane fl ight.
When we think about risk in investing or wealth creation for some it’s the share market and for others it’s property, and for some generations it is putting money in the bank!
We know, from the moment we took our fi rst steps, that risk can also bring rewards so most of us learn to be a little comfort-able with risk, but how can you manage risk and benefi t from some of the rewards?
The fi rst step is probably under-standing your comfort level, fi nancial planners in their process put clients through an extensive risk profi ling and surprisingly most of us profi le as being far more risk adverse than we might think we are.
If we’re talking about risk in
investing, we can mitigate by using some simple techniques:
• Educate yourself, there are many professionals willing to share their knowledge and help you get a start;
• There are professionals whose job is to look for better oppor-tunities for you, leverage off of their skills and training
• Begin small – invest what you can aff ord to lose, and increase your exposure as your educa-tion grows;
• Consider sticking to the trusted areas, while far from foolproof you might consider a blue chip type stock to be more comfortable, or for property this might mean an average Sydney home;
• Finally, insurance for a property investment is often cheaper than your car insur-ance – while this does not protect you from market fl uc-
tuations it does protect you from tenants breaking a lease, or damaging your property and certainly goes a long way to mitigating your risk.
A general rule of thumb that we are taught is to buy the average home in the average neighbour-hood and this secures you the greatest pool of potential tenants and potential purchasers when it’s time for you to move on, perhaps this helps you create a strategy.
If I am asked to give my opinion on just how to stretch yourself, if you really want to make a start in property investing and I would say follow all of the above steps and just get started.
If you do the research, use the advice of your trusted profession-als and get started the chances are you’ll be looking back on today and wondering why you didn’t buy fi ve houses!

N ational residential developer, Metro Prop-erty Development has received DA approval
from Strathfi eld Council for a $260 million Town Home and Apartment development on part of the Strathfi eld Golf Club site, representing its fi rst major apart-ment development in New South Wales.
The 20,200 square metre site at 84 Centenary Drive was acquired by Metro last year. Metro will create a new residential commu-nity on the site, comprising 50 luxury Town Homes and 178 apartments, with expectations to launch in the next six weeks.
High-profi le architects Marchese + Partners have been appointed to design the project. The Town

“With a full turnkey off ering exclusively located on the golf course, we had anticipated a lot of interest. The proximity to transport as well as retail and education hubs present a solid investment and lifestyle option.”
Principal of Arcadia Landscape Architecture, Alex Longley said the design looks to capture the lifestyle and amenity of its loca-tion.
“We have used high quality fi nishes and furnishing through-out the al fresco dining areas. Open spaces are separated by fl ora and fauna connections, using a planting palette that will connect the golf course into the grounds of the estate,” said Longley.
Strathfi eld Golf Club is also currently building a new Club-house, expected to be complete in late 2017. It will include a range of upgraded facilities a short walk from the development site.
Construction of the Town Home site commences later this year with completion due in late 2017.
