F irst home buyer inves-tors are the worst off in the Australian property market despite being

in a better fi nancial position, according to a new study by one of Australia’s biggest comparison websites.

The survey of more than 1100 Australians, commissioned by fi nder.com.au found that 14 per cent of recent or prospective fi rst home buyers are buying their fi rst home as an investment.

Generation Y (aged 18-34) are more likely to be fi rst home buyer investors than any other age group, with 64 per cent of fi rst home buyer investors being Gen Y, followed by Gen X (aged 35-54) with 33 per cent.

almost double the proportion who have a household income of over $200,000 (17 per cent) compared to fi rst home buyer owner-occu-piers (nine per cent). Over half of fi rst time buyer investors (59 per cent) have a household income of $100,000 or more, compared to 46 per cent of fi rst home buyer owner-occupiers.

Purchase budgets are also bigger for fi rst home buyer investors, as over half (52 per cent) are spending more than $500,000 compared to just 35 per cent of fi rst home buyer owner-occupiers. More fi rst home buyer investors have a budget of over $1 million (nine per cent) compared to fi rst home buyer owner-occupiers (six per cent).

First home buyer investors are less likely to buy their fi rst prop-erty in the same city in which they live (79 per cent) compared with fi rst home buyer owner-occupiers

(91 per cent). Almost half (48 per cent) of fi rst home buyer inves-tors are likely to buy apartments, townhouses and villas.

Michelle Hutchison, Money Expert at fi nder.com.au, said despite deeper pockets than owner-occupied fi rst home buyers, fi rst home buyer investors are fi nding it the toughest in the property market.

“First home buyers are among the lowest levels we’ve ever seen, currently at just over 15 per cent of all home loans fi nanced, and it has been steadily declining for over a year,” she said.

“Government grants for fi rst home buyers have declined while property prices have grown considerably over the past few years. And now with some lend-ers pulling back on their attractive rates to investors, fi rst time buyer investors are the worst off .”

Eating in is popular during winter but finding the right cuisine can often create plenty of headaches...

The right takeaway for the right time

I n these colder months people prefer to eat-in rather than dine-out but at what extra cost?

The ‘at-home’ dining trend peaks during winter according to online takeaway ordering platform, EatNow.com.au, which has put together a range of eat-in meal options.

In a recent survey of 1767 Australians aged between 18 and 24, nearly one in two respondents or 45 per cent would not pay more than $15 for a takeaway meal.

Dyer, has compiled some food items that will be a cheap and aff ordable option and has then paired them with some of everyone’s favourite indoor get-togethers.

For example, if you’re planning on having your mates around for a footy night, you need an easy solution for dinner.

“First thing that pops to mind when my mates come over is meat lovers pizza, chicken supreme and extra garlic bread – you can just dig in,” Mr Dyer said.

A date night might be a little bit

harder when it comes to deciding what you might eat with your love interest but Mr Dyer suggests you can’t go wrong with a romantic Italian meal.

“Nowhere signifi es romance more than Italy so serenade your partner by ordering in Italian food with aromatic pastas fi lled with rich herbs and punchy fl avours to tantalise your senses, adding in a glass of Riesling for date night,” he said.

When you have a girls’ night in, you could potentially expand your range of choices and opt for

a cuisine with an endless list of possibilities.

“Thai is our most popular cuisine as you can choose from a long list of items including Thai Green Chicken Curry, Pad Thai and Tom Yum Soup that will warm up any winter night with friends,” Mr Dyer said.

Time-poor and cash-strapped students will often have study sessions and 30 minutes into the session, crave something to eat.

Aff ordable Chinese is a simple solution to allow your study to continue well into the night.

W hile winter is not really the time when you want to be swimming,

at least not in an unheated pool, it is the time to start planning if you want to have a brand new pool ready to go for the summer months.

Matt Leacy from Landart Land-scapes suggests that homeowners make the most of the winter months and start to prep for your new backyard addition.

Start by gathering inspiration from websites, newspapers or magazines. Take note of the pool water colour and the fi nish/treat-ment. This will give you inspira-tion to decide on the type of pool you’d like in your yard. Take these ideas to a good landscape designer to put them together and see

what will best suit the individual requirements of your home.

Next you’ll want to decide on who you’ll hire to do the job. Matt recommends that you choose a credible, well established company. You can do this by checking if they are a member of the right associations, SPASA for pool builders and the LNA Land-

At this point you will probably have a budget in mind but be sure to speak to your team to get a more accurate idea of what the process is likely to cost.

To ensure the pool and surrounding area complies with regulations, a ‘Development Application’ can be lodged through Council, or if certain guidelines are met a ‘Complying Development’ can be carried out through a licensed private certifi er.

For both of these there are requirements that must be met including pool fences to be 1.2m high, with no gaps of more than 100mm and all horizontal pales must be at least 900mm apart. Latches must be 1.5m above ground and boundary fences must be 1.8m high.

nasty surprise? It’s never a pretty sight on your carpet. First, you need to make sure you clean up the bulk of the poop.

Stain remover: Specific products are on the market, but a laundry stain remover will do the job. Spray the general area with the stain remover, making sure you cover the whole stain and surrounding area.

Cold water: Get a bucket of cold, soapy water and a plain coloured cloth and get to work on removing the stain. Don’t scrub too hard, but scrub with a fair bit of elbow grease.

Vacuum: Get some cheap carpet deodoriser, leave it on the general area for a few minutes and then give the area a good vacuum.

Air freshener: To finish up the job, grab a can of air freshener and just spray it around the room, just to give the room that required fresh feeling.

Returning to the scene

of the crime: Once a dog has gone to the toilet in a certain location, there’s a chance it will go there again. You may need to take preventative measures.
