Election is just months away

N SW Premier Mike Baird has helped launch the Property Council’s 2015 Election Policy

Platform, which outlines policy proposals to create a more vibrant, prosperous and liveable state.

The document was unveiled in front of 650 guests at the Property Council’s Division Lunch with the Premier.

“The property industry is a crucial pillar of the State’s econ-omy – generating one in 10 jobs in NSW,” NSW Executive Director Glenn Byres said.

“Our election platform seeks to build a better climate for invest-ment and promote solutions that will create a more productive and sustainable state.”

Features of the platform include:* Developing a new Metropoli-

tan Strategy with bold growth targets – and empowering the proposed Greater Sydney Commission to deliver on it

* Progressing an integrated 30-year strategy for employ-ment lands in western Sydney to capture the upside from a new airport at Badgerys Creek

* A complete re-write of the State’s planning laws with code assessment a central component of any new system

* Modernising local govern-ment – with forced amalgama-tions on the table if councils fail to take up incentives to merge

* Undertaking a long-term lease of residual energy assets to fund major infrastructure

* Recycling capital into the next generation of infrastructure projects, particularly the second harbour rail crossing

* Engaging in the national tax reform debate with elimina-tion of stamp duty a primary goal

* Ensuring NSW plans for the ageing population

With the next NSW State Election to be held in March, the Property Council has outlined its plans and desires for the state

Jordan Springs is leading the way when it comes to sales in residential projects

T he National Land Survey Program has named Jordan Springs, one of Penrith’s new suburbs,

as the best-selling residential project in Australia this year.

According to Lend Lease, the success of the project is testament to the growing popularity of western Sydney and the lifestyle benefi ts that Jordan Springs off ers as a community.

“It isn’t just about aff ordability; Jordan Springs off ers a whole way of life for residents, with the

convenience of a new vibrant town centre, our stunning central lake, village parks and access to amenities. The community has spaces to come together and socialise, as well as the proximity to education and health facili-ties and to Sydney itself,” said Arthur Ilias, Lend Lease’s General Manager NSW/ACT of Communi-ties.

The National Land Survey Program is research undertaken by a partnership between Charter Keck Cramer and Research 4.

Robert Papaleo, Director of Charter Keck Cramer, said that the project’s success could be attributed to the fact that its development came at a time when and a place where it was needed.

“The Project’s success has been created by its capacity to address growing demand for family living across Greater Western Sydney. Jordan Springs has been able to create housing that off ers strong value for money across its product range,” Mr Papaleo said.

“Additionally, the master plan

vision for Jordan Springs enabled it to deliver a greater diversity of more aff ordable housing choices, catering to the needs of residents in the region.”

Jordan Springs will be launching two new residential villages over the next six months.

Y ears of underfunding is adversely aff ecting the maintenance of apart-ment common property

with some of the responsibility being laid at the feet of retirees not willing or unable to fund their share, according to a presentation given at the recent Strata Commu-nity Australia (NSW) annual convention.

Data provided by a research project by the City Futures Research Centre at UNSW, and funded in part by SCA (NSW), indicates that almost one in three owners surveyed are concerned that budgeting for repairs and maintenance in their strata scheme is inadequate.

in the strata industry that many residential apartment buildings were falling into disrepair because older residents were struggling to fi nd the funds to pay their share of the common property upkeep costs.

“Understandably most retired owners are on fi xed incomes which leaves very little in the pot for extra expenses such as contributing to the upkeep of their homes, but this means in some cases buildings that need repairs are deteriorating further adding to the cost,” Mr Haywood said.

The data also showed that 39 per cent had diffi culty in coming to an agreement relating to major expenditure.

Another respondent said their older neighbours, “were only really planning for within their lifetime, and they only really had a 10 year plan”.

“Not only does this way of thinking devalue the property but it’s unfair on the new owners who come in and are forced to pay for years of neglect,” Mr Haywood said.

SCA (NSW) advises retirees or elderly people on a fi xed income to do their homework when it comes to strata properties.

Concerns about the dominance of investors in Australia’s home loan market are misguided because a signifi cant number of

Buying a real Xmas Tree

Measure the space: It can get pretty exciting out there when you see all the fantastic real Christmas trees. But what if you get home and it doesn’t fit? Make sure you measure the space before you leave home and adhere to the restrictions you have.

Water: Real trees require water to keep them fresh and stop the leaves dropping off, similar to the way you care for flowers in a vase. Perhaps look for a tree stand that can hold about four litres of water. This will keep things pretty safe.

Get a stand: Your tree won’t stand up by itself. Make sure you get it a proper stand, and not just a cheap one you’ve randomly found. The tree has to remain stable and it could be a disaster if it falls over, so get yourself a sturdy stand.

Fresh: You will know if a tree is fresh if it looks shiny, green and fresh, not dry or brown. Needles should not fall off when you pull on a branch. If they do, it’s a sign the tree might not be as fresh as you think.
