A lmost 70 per cent of current homeown-ers are planning on spending an average

of $25,000 on home renovations in the next year, with the hopes of increasing the value of their property.

With television shows like ‘The Block’ and ‘House Rules’ captur-ing the imagination of homeown-ers, it’s no surprise to see a surge in renovations.

National Australia Bank recently surveyed Australian homeown-ers, discovering that most have visions of updating their homes, which includes painting and decorating, in the next 12 months.

More than half of those surveyed will be renovating their bathroom or kitchen, with many saying they have been putting off the renova-

boomtions for more than a year because of fi nancial constraints.

Job security is a big stumbling block, according to the NAB survey.

“People have been cautious about their spending and keeping a close eye on their household budgets in recent years. Despite rising consumer anxiety as fears over job security continue to grow, our research suggests that they are becoming more keen to renovate their homes,” said Dean Pearson, NAB Head of Industry Analysis.

“With house prices growing across most markets (with partic-ularly strong growth in Sydney and Melbourne) home owners are becoming more confi dent about investing in their single greatest asset.”

Increasing the value of the prop-erty for future investment was one of the main reasons given for the sudden increase in renovation plans.

“We’ve also seen the number of people looking to build new homes rise sharply over the past year which is great news for tradies as they will become a lot busier over the next 12 months,” Mr Pearson said.

For those preparing to sell their home, there’s now a realisation that renovating or updating certain rooms can add tens of thousands of dollars to the fi nal sale price.

Whilst many will call in the experts for their renovations, the DIY market is expected to fl ourish as well as more and more people get handy around the home.

T enants and sharers are looking up for their next place to live, causing an increase in the demand

for apartment living. According to new research from

realestate.com.au, the number of people seeking a rental apartment has increased to 39 per cent, with indications that younger tenants are driving the trend.

Western Sydney is one particular area singled out as having a high number of people on the hunt for apartment rentals over the past six months.

“When deciding where to live, Gen Y tenants and sharers like to be close to the action with more than half (52 per cent) indicating they would like to fi nd a rental property in the inner suburbs,” a representative said.

Renters are on the hunt

“Baby boomers are more inter-ested in regional suburbs with 17 per cent suggesting the regional suburbs would be the ideal loca-tion to fi nd a rental property, compared to only six per cent of Gen Y.”

The research highlighted trends within generations, as well as the diff erences between them, with results that weren’t all that unexpected.

While 46 per cent of tenants indicated that their inability to take on home improvements without a landlord’s approval is a big disadvantage, 60 per cent will still use their own money to complete any upgrades.

“Gen X and Baby Boomers are more likely to spend their own money making improvements to a rental property (63 per cent and 66 per cent respectively), while 52 per cent of Gen Y have spent their own money on rental property improvements,” the representa-tive said.

“When it comes to taking care of a rental property, 72 per cent of Gen Y tenants say they look after the property as if it were their own, but Baby Boomers appear to make the best tenants with 84 per cent suggesting they take excel-lent care of their rental property.”

F alling into a fi nancial trap as simple as setting the rent too low or too high on a property can cause the

demise of an investment property owner.

According to Terri Scheer Insurance, understanding how to protect yourself from these traps is the key to investment success, but without foreseeing the traps, protecting yourself from them is like taking a shot in the dark.

According to Terri Scheer Insur-ance Executive Manager, Carolyn Parrella (pictured), setting the

wrong rental fi gure is a common mistake made by investors and a big property no-no.

“Before purchasing an invest-ment property, carry out exten-sive research to help determine an appropriate rental price,” Ms Parella said.

“Setting the rent too high may result in limited interest from prospective tenants. However, setting the rent too low may place you under fi nancial pressure, limit your rental income and has the potential to attract unsuitable tenants.”

Cool, green roofs and walls are the hottest property trend – from bars to offi ce blocks, apartments and swimming pools. Business owners and residents have expressed fi rm support for the environmental and social bene-fi ts of living greenery in response to the City of Sydney’s recently released Green Roofs and Walls Policy. The policy is the fi rst of its kind in Australia and refl ects an international trend towards green spaces in urban centres. The policy off ers a commitment from the City to work with the community to increase the number of green walls and roofs. Currently the city has around 83 green roofs in place and a further 50 approved for construction. The City has seven green roofs and fi ve green walls of its own, including the rolling green roof meadow at Prince Alfred Park Pool, Surry Hills. The 2,000-square-metre roof is the largest of its kind in Sydney, with more than 35,000 seasonal and native grasses including tufted bluebells, lavender grass and

short hair plume grass.

Demand for home loans was stronger than expected in Febru-ary, according to new data from the Australian Bureau of Statis-tics. The latest Housing Finance Data showed the number of home loans granted in February rose by a solid 2.3 per cent to a seasonally adjusted 52,460.

In fact, the Sydney suburbs of St Marys, Epping and Granville recorded growth of more than 10 per cent for both houses and units.

Wallacia is a small village surrounded by rural countryside. The Nepean River takes a severe turn westward at Wallacia, gradu-ally turning northerly again at Mulgoa.

At Wallacia, the river rises to a height of 300 metres above sea level.

Wallacia was a renowned holi-day resort area from the late 1800s to the 1940s.

It is also well known for its quiet village lifestyle. The Wallacia Hotel and Wallacia Golf Course refl ect the recreational qualities of the area.

Wallacia is located in South Ward of the Penrith Local Govern-ment area.

The area known as Wallacia has seen several name changes over the years.

Originally the region was called Riverview, but became known locally as Wallace after Robert Wallace who grazed cattle on the 2000 acres he rented from Sir Charles Nicholson.

Because of its central location in the area, between the Nepean River and Bringelly Road, his house became the unoffi cial Post Offi ce from November 1885.

It was situated at the rear of what is now the Wallacia Store and Newsagents.

By 1897, a school built in the area was known as Wallace School.

When the Post Offi ce became offi cial in November 1905, the G.P.O. named the area Boondah as the name Wallace was already in use elsewhere in NSW.

Local people objected however, as they wished to retain the link with Wallace.

To overcome the problem, they suggested that the area be called Wallacia. This name was offi cially approved on June 1, 1906.

The region was chiefl y one of dairying and grazing during the nineteenth century, but in the early twentieth century, because of its rural atmosphere and proximity to Sydney, tourism developed as people opened their homes as guest houses.

After the Second World War however, the increase in car ownership and the availability of air travel saw a decline in the local tourist trade.

Today Wallacia’s tourism is centred on the day-tripper trade with the Wallacia Hotel and the Wallacia Golf Course the chief attractions.

Growth in the area in the past few years has mainly occurred with the development of hobby farms by people seeking a retreat from city life.

There is little doubt that Walla-cia still refl ects the quiet, country town Penrith once was. It’s a beautiful pocket of our city that pays homage to what Penrith was, and keeps an element of history alive.

Keep your carpets clean

Vacuum often: Make sure you don’t just vacuum when it’s obvious your carpet needs it. Set yourself a regular interval between vacuuming so your carpet cleaning is consistent. Once a week should do the job, but if you have pets, perhaps twice a week is the way to go.

Steam clean: No matter how well you take care of your carpet, make sure you get your carpets profession-ally cleaned at least once a year. You can also buy carpet shampoo machines and do the job yourself between professional cleans.

The power of water: Yes, there’s lots of cleaning products out there but often the best way to fix a stain is by simply using water and a plain cloth. Water is more powerful than we all think and if you get to the stain or spill quickly enough, it will do the job. Make sure you use a plain cloth, as a cloth with a pattern may create a bigger problem than you already had!
