M edian housing prices soared to new heights in 2015 making for an

incredibly fi erce market to enter into for fi rst home or investment property buyers. Although home ownership rates in Australia are among the highest in the world, one third of Australians still do not own property. Despite over 70 per cent of young Australians aspiring to own their own home, the rate of home ownership in people aged 25-34 decreased by 21.5 per cent between 1982 and 2011.

The biggest contributing factor to the decrease in home owner-ship among young Australians is aff ordability, and consequently home ownership in their dream suburb is becoming a two-step process. In order to create enough wealth to purchase a home in someone’s ideal location it has become common for people to build a property investment port-folio fi rst.

“Regardless of whether home ownership or property invest-ment is fi rst on their list, young Australians are turning to their parents for guidance and fi nancial support. Many of these parents are willing to help where possible, they are just unsure as to how,” said Zaki Ameer, real estate expert and Founder of Dream Design Property (DDP).

Using a unique investment strategy, DDP helps everyday Australians reach fi nancial free-dom through property.

Last year, the strategic property investment company launched Kickstart, the fi rst aff ordable program designed specifi cally to help Gen Ys take their fi rst step into the property market.

Zaki shares his expert tips for parents on how to help their kids break into the property market:

Using the equity in your own home as a deposit: Parents who own property already can release accrued equity by borrowing

against it, using this money as a deposit for their children.

Purchase the property yourself: If your child has not been able to save enough money for a deposit you can purchase the property in your name and have your child rent it from you at half the market rate. This will allow them to steadily save with the intention of purchasing the property in the future.

Invest and co-own the property: If you’re in a situation where you are able to make a greater fi nan-cial commitment, you can sign as a joint borrower on the loan and own half the property.

Act as a guarantor on a mortgage: If you’re not able to able provide your child with a lump sum of money but you are the owner of your home or property, you can use the equity to be a guarantor to help your child qualify for a home loan. This option needs to be well thought through however, as issues do arise.

Planning For The Future

The dangers of following the crowdT here are a number of

human behaviours that have helped us evolve and thrive as a species,

but hurt terribly when it comes to investing! Perhaps the most dangerous is human nature’s desire to conform, the behaviour known as ‘herding’ or ‘the herd instinct’.

The herd instinct is somebody simply thinking and acting the same as those around them, with little thoughtfulness.

In investment markets it is a group of investors gravitating to or away from similar or the same investments based solely on the fact that others are doing the same thing, generally the fear of missing out on a good investment is the driving force.

It is this behaviour that sees rallies and sell-off s based seem-ingly on little fundamental evidence.

This behaviour leads to the bubbles and crashes we see in all investment markets regularly.

The most bizarre and extreme example of this occurred in Holland in the 1630s where Tulip bulbs became the fi rst known speculative investment. The price of a Tulip bulb increased 200 fold, and at its peak traded for roughly 10 times the annual salary of a skilled craftsman, and of course crashed back to where it all started.

This event led to the term “Tulip Mania” which gets used to this day when investors go crazy for an investment type and even led to a few books and movies warning about the risks of following the market.

In more recent times we have seen investors go crazy for specu-lative “Dot Com” investments, investors were valuing companies at many hundreds of millions

of dollars despite many of them having yet to fi nd a way to gener-ate income from their product.

Most of us have heard the old age mantra made famous by Warren Buff ett, “buy low and sell high”. Buff ett has actually said he’d prefer not to sell at all!

The herding mentality makes this virtually impossible.

If we buy when everyone else is buying, then we will always be buying high, we are following the market.

We are also likely to then sell when everyone is selling and sell low.

The herd instinct makes us do the exact opposite of what we know we should be doing.

The secret to success in the market is to simply select a long time investment strategy and stick to it!

Avoid emotive investment deci-sions and following the herd.

feels like an unco-ordinated dunce at the gym? And I have

private lessons too, so it’s not even that I am watching a sea of beautiful people going about their business with perfect form and perfect hair. I refuse to look in the mirror when I am exercising because I am quite sure I look seri-ously stupid.

I’ve been seeing a PT for a while now and while I am defi nitely learning stuff – man I still feel like a complete fi sh out of water.

I feel stupid for not knowing how to use the machines or what weights to use where.

Don’t even get me started about fl oor work. It all must be very simple technique from her perspective, but that’s the point isn’t it – she’s the professional and that’s why I come to her.

And the fl ipside is true too.I hear it all the time, “I don’t

understand money stuff and that makes me feel stupid”. There’s no need. It’s not super exciting stuff (to most people) and you don’t do it everyday. And there are profes-sionals who are here to help.

While we can look at our fi nances and muddle around, same as I can take myself for a run, or grab some weights and have a go – we don’t really know what we’re doing or at least we’re not confi dent of the result and it will get us somewhere but will it be the very best result for our eff orts?

I liken using fi nance profession-als (mortgage broker, fi nancial planner, accountant) to seeing your mechanic, or hair dresser. Sure I can (and sadly often do) colour my hair at home; take the scissors to my fringe, but I know I’m not doing a great job and I‘ll make sure it grows out enough before I pop back in to get a real hair cut.

If you don’t want to block the street out completely then consider a smaller hedge, which can act as a border while not feel-ing too enclosed.

When you’re creating your new front yard you’ll also want to consider how it will look at night-

time. The inclusion of lighting into the yard is a great way to highlight the areas you want to show off .

When purchasing outdoor light-ing make sure it is made of dura-ble, waterproof and high quality materials like brass, copper, or marine grade stainless steel.

If you have the time and the money another great addition to a front yard is a patio.

Hanging a picture

Don’t ‘eyeball’ it: If you are hanging multiple pieces of artwork, don’t just trust your eyes when it comes to them working together. Sketch out the idea first, perhaps creating true-scale templates so you have a really good idea of what it’s going to look like.

Don’t use nails: Yes, it can be done, you can just hang a picture using one simple nail, but it’s not the best idea. A single nail hammered into drywall does not support a lot of weight and you could be creating the potential for big problems down the track.

Think before you act: Too often the excitement of hanging your new artwork or memorabilia will result in you making a mistake. Give some serious thought to exactly where you want to hang the item in question, otherwise you could end up with an unwanted hole in the wall!
