A s Mulgoa Rise expands, so does the variety of living options available to home buyers in the

Every home site that has been released in the area to date has been sold, which developers say is testament to the area’s popularity.

That popularity is attributed to the dynamic nature of the estate, which has a proposed school and shopping centre adjacent to the site and is within 10 minutes from the Penrith CBD.

S ydney’s property market may be extremely healthy, but the number of fi rst home buyers

entering the market is falling and this is a worrying trend, says property expert Douglas Driscoll, CEO of award winning Sydney real estate group Starr Partners.

“It’s true that a number of fi rst home buyers are successfully purchasing property, but there is growing concern over whether potential new buyers are being frozen out of the market. Many real estate agents, for instance, are likely to agree that the number of fi rst home buyers on the ground

Jump on the property ladder and climb it: If you dream of owning your own home then take action and make it happen. “Don’t just sit and wait for the right time to roll around. It’s unlikely that you’ll be able to have all your ducks lined up in a perfect row. While you do need to make

informed decisions, you also need to take some risks,” he said.

Know your budget and don’t overstretch it: “I suggest spend-ing only a third of your income on living costs,” he said.

Don’t dismiss unrefi ned areas: “If you can’t aff ord to buy close to the CBD or gentrifi ed suburbs of Sydney, do your research to see what areas are next to take off ,” he said.

Get creative: “If you’re not ready to go all-in on your own, why not consider buying with a trusted family member or friend? By sharing the deposit and mortgage repayments you should be able

A lmost 50 per cent of Australian homeown-ers intend to renovate their property in the

next 12 months, according to Mortgage Choice’s latest Happy As Index.

Across the country, one in three respondents said the bathroom was on the top of their ‘to do’ list. This was followed closely by kitchen and lounge room renova-tion plans.

Mortgage Choice Blaxland mort-gage broker Rob Lees said it was

likely that television programs such as the latest season of ‘The Block’ would motivate Austral-ians to kick start their own home renovations early in the year.

“Before any renovations are started it is critically important for homeowners to research the costs involved and prepare a budget as well as a timeline plan,” Mr Lees said.

“Regardless of whether you are looking to make small cosmetic changes or demolish an entire room, you need to budget for

the renovations and determine exactly how you will fund the project from the get-go.

“Depending on the scale of the renovations, there are plenty of ways a person can fund the process, from using their savings, to a loan top-up, refi nancing their mortgage or even a construction loan.”

Variable loans boomIt would seem an increasing number of borrowers are choosing variable rate home loans.

According to the latest national home loan approval data from Mortgage Choice, variable rate home loans accounted for 80.44 per cent of all loans written throughout February – up from 79.45 per cent the month before.

Mortgage Choice spokesperson Jessica Darnbrough said it was unsurprising to see a growing number of borrowers opting for a variable rate home loan given the amount of rate speculation.

Ms Darnbrough said in the last 12 months, demand for fixed rate home loans has fallen considerably.

Demand for variable loans was lowest in QLD.

Lower Hunter needs to accelerate housing supply or risk a widening defi cit of over 30,000 homes within a decade, according to new fi gures released by the Property Council of Australia. Missing The Mark – An Audit of Housing Targets is the most comprehensive research published on the Lower Hunter’s housing supply since 2005 and shows that by 2024, the number

Bright colours are perfect to promote happiness, while keep-

You can accessorise the room with items like cushions, throws and bright prints.

If you’re looking to bring colour into the room without too much eff ort another great option is to update a piece of used furniture.

“Vintage furniture pieces such as side tables, chairs or a book shelf sourced from op-shops can be eff ortlessly updated with a fresh coat of paint,” Andrea said.

You might also like to consider using a wall stencil to create play-

ful patterns and shapes. This gives your baby a stimulating feature to look at.

Diff erent colours can evoke diff erent moods. To create a space that’s perfect for your baby, look at customising the colour to suit the atmosphere you’re trying to create.
