S ydney’s most expensive and most aff ordable suburbs for rental proper-ties were released last

week, with Kingswood tipped as Sydney’s most aff ordable suburb to rent a unit.

$2,300 is the average price you will pay on a weekly basis to rent a house in Double Bay, which has been named by Domain Group Sydney’s most expensive suburb to rent a house.

For those home-hunters looking to rent a unit, it will set you back an average of $1,585 a week if you want to live at Dawes Point – a stark contrast to units in King-swood, which cost $270 a week.

rentreal surprise that Sydney’s most expensive suburbs for house rents refl ect the most expensive areas to buy a home in the city and are predominantly located in the eastern suburbs,” said Dr Andrew Wilson, Senior Economist, Domain Group.

“The premium unit rental markets in Sydney are also clus-tered around the harbour and its views but they generally off er tenants a shorter commute to the CBD.”

Kingswood’s median weekly unit rental prices are closely followed by the suburbs of Penrith and Werrington, where renting a unit costs a median $290 a week but renting a house in Penrith will set you back more than it will for suburbs like Bidwill and Tregear.

“Sydney’s most aff ordable

suburbs for house rents are all located in the outer west region. The signifi cant aff ordability advantages of these areas are becoming increasing popular with tenants, particularly with new infrastructure initiatives improving the liveability of the area generally,” Dr Wilson said.

“As demand for budget unit accommodation drives rents upwards, Sydney’s most aff ord-able unit rents are now closing in on the most aff ordable asking rents for houses.”

PRDnationwide Penrith’s Darren Latty said Kingswood was booming across the board.

“We can’t sell things fast enough at the moment. Just last weekend we had an open home in Kingswood (pictured) and all 19 attendees were investors.”

R eserve Bank of Australia boss Glenn Stevens (pictured) has warned Sydney property buyers

that housing prices do not always rise during his Economic Outlook speech delivered last week.

Addressing economists from around the country at the Econometric Society Australasian Meeting and the Australian Conference of Economists on July 3, Mr Stevens outlined how interest rates are playing a part in the housing industry and why consistent, slower growth in housing prices is an optimal goal.

“On communication and monetary policy generally, there is the question of housing prices,” he said.

“Few issues seem as capable of sharply dividing opinions as this one. Some use the ‘B’ word, some-times followed by calls for interest rates to be higher. Others regard it as unthinkable that interest rates would ever respond to housing prices. Still others call for regula-tory actions to constrain housing lending, which, by the way, has overall remained quite moderate so far.”

He said that the Reserve Bank’s view has been quite consistent.

“First, with dwelling prices having fallen between 2010 and 2012, some recovery was not in itself particularly cause for concern, certainly not initially,” he said.

Prices don’t always rise

“Some pick-up in housing prices as a result of lower interest rates was to be expected; it shows that monetary policy is working and is part of the normal transmission process.”

He cautioned that if there were to be a further big run-up in prices, with past increases leading to overconfi dent expectations of continuing gains, it would be a diff erent matter as it would be adding risk to the system.

However, Mr Stevens said, “to date the amount of new borrow-ing does not appear, overall, to be imprudent”.

“The rise in the value of loan approvals over the past year of around 20 per cent is certainly signifi cant. It’s important to note, however, that scaled by the amount of credit outstanding, the rate of this fl ow over recent months, while clearly well off its 2011 low point, is actually not that high compared with longer-run history. It’s only a little above 2008 lows, in fact,” he said.

“The growth of credit outstand-ing for housing is about six to seven per cent per annum, or slightly above trend nominal income growth.

“Nonetheless... investors should take care in the Sydney market, which is the main area where a large increase in borrowing has been occurring. The total value of credit approvals for investor loans in New South Wales as a whole is about 130 per cent higher than in 2008, and it is in the investor segment where there has been evidence of some increase in lending with loan-to-value ratios above 80 per cent in the past couple of quarters.”

Prices don’t always grow, Mr Stevens warned.

“Prices have fl attened out in several cities and even in Sydney the pace of increase has lessened,” he said.

ABS fi gures for residential building approvals rebounded in May after numbers had eased back during the fi rst few months of 2014, said the Housing Industry Association (HIA), the voice of Australia’s residential building industry. Overall, there were 16,425 dwellings approved in May which is an increase of 9.9 per cent during the month. After a relatively lacklustre month in April, this move takes approval numbers closer to the peak levels we saw at the end of 2013 and January 2014. “The three consecutive months of declining approval numbers following the peak in January this year had caused some observers to start questioning the longevity of the home building recovery. This result gives us confi dence that the recovery has a way to run yet,” said HIA Economist Geor-dan Murray.

A land grab is underway in and around the southern Wollongong suburb of Dapto. Savvy investors have recognised there is value

to be realised in the Illawarra region, with an increase of up to 34 per cent in median land value since 2013. PRDnationwide Research Analyst Harrison Hall attributed the surge in interest to the area’s appeal to young families and a signifi cant invest-ment pipeline that features more than four billion dollars worth of development.

Australia is feeling ‘The

House Rules Effect’ according to new data, from local services marketplace Oneflare, showing a sudden demand for tradies during the first month that ‘House Rules’ went to air.

When Seven’s ‘House Rules’ first aired in April 2014, Oneflare.com.au, the website connecting consumers to over 40,000 home services businesses, recorded a huge upswing in home improvement related job postings. Oneflare’s renovation and design planning tool, Oneflare Scrapbooks also experienced a spike in traffic with increasing numbers of Aussies using Scrapbooks to plan their own house renovation.

It seems Aussies were doing more than sitting on their sofas, watching the contestants battle it out for the grand prize. The show served as inspiration for people to renovate their own homes.

The program has now finished for 2014.

I went beyond the call of duty when… I was doing an open house 2 weeks ago and someone walked some dog poo in from the back yard. There were about 40 people in attendance at the time so I grabbed some toilet paper, got on my hands and knees and cleaned it up.
