Still No News On Sidcup High Street Waitrose

According to a number of local papers the future of the proposed Waitrose in Sidcup High Street is still undecided with both reporting that Bexley Coun-cil is still waiting for the supermarket chain to confirm what its plans are for the large unit they leased.Waitrose was supposed to open a store next to the recently opened Travelodge but halted plans at the last minute as bosses of the super-market chain decided the location was not commercially viable in the long-term. In July the retailer was presented with a petition containing almost 6000 signatures from local members of the public calling on the retailer to reconsider its decision.

What is clear is that for the benefit of the local area and community the Waitrose site is not left empty for a long period of time but is leased to another well known respected retailer. It is worth consider-ing that local facilities are one of the key points buyers will consider when choosing an area to buy in. A good High Street full of well known retailers is vital to continue to attract buyers to the Sidcup area and keep house prices buoyant.

LandlordsAre You Letting Your Property To 3 Or More Sharers?

Before accepting any offer, take into account your potential buyer’s situation. If they are homeowners, it is important to ask if they have actually sold their property or whether it is on the market. Enquire if they have amortgage in principal agreed and find out if they are part of a chain. Establish when they would want to complete. If the offer is lower than you were hoping for but they can exchange quickly consider the benefits of a quick sale. Ask your agent to negotiate on your behalf as they will be experienced at this, and may be able to get the buyer to increase the offer.

Once you have accepted an offer and a price has been agreed you will need to swap details of the solicitors acting on your behalf in order for the conveyancing process to begin. Conveyance is the legal term used for the practice of property ownership transfers. Your solicitor will charge you for this, usually around 0.5% of the house sale. It is advisable to get a few quotes in order to obtain a competitive price. You should also check how much you will be charged should the sale fall through. At this stage you should also take your property off the market, you may be asked to enter into a Lock-out agreement which will prevent you from showing your house to any other interested parties.

The buyer is likely to instruct a survey, if this highlights any problems the buyer may wish to offer a lower price or pull out of the deal all together. Before you enter into renegotiating the price ask to see a copy of the survey.

‘HOUSES IN MULTIPLE OCCUPATION’ (HMO’S)A property is an HMO if it is let as a main or only home to AT LEAST 3 TENANTS, who form more thanone household and who share a kitchen, bathroom or toilet.

An HMO property must have a LICENCE if they are THREE or more storeys, or occupied by 5 OR MORE PERSONS who form more than one household. If the property is not 3 or more storeys, or is not occupied by 5 or more persons, it does not currently require a licence, BUT you do need to comply with certain requirements:

1. Automatic Fire Detection and alarm systems (AFD’S). These must be provided to ensure early warning in the event of a fire. (These are ‘wired in’ alarms - not battery operated smoke alarms).2. Ensure that every fixed electrical installation is inspected and tested at intervals not exceeding 5 years by a person qualified to undertake such testing. (This is a more in depth test than required for non HMO tenancies)3. Provide a suitable fire blanket to the kitchen. Many Landlords are unaware of the above requirements and the penalties for non-compliance are severe, especially in the unhappy event of a tenant being injured, (or worse), as a result of noncompliance.
