Project Facts

This repair project scope at the Yawl Building rear and end walls and the Ketch Building South End Wall includes the replacement of five bow window stacks of three each, end wall windows and the removal and replacement of adjacent EIFS (Synthetic Stucco) wall systems back to stud exposure.

Framing is inspected for rot and replaced as needed.

Gutters will be removed and eave fascia will be inspected and repaired.

Fifteen Porch columns and five chimney stacks are also being inspected and repaired at the Yawl Building.

Southeastern Wall Systems, Inc., of Lexington, South Carolina is the General Contractor for the project. Southeastern was awarded the Contract in November 2014 in the amount of $659,592.00.

Mr. Jerry Bullard is the Owner and Project Manager. Mr. D.J. Whitus is the Project Superintendent.

MCA Architecture, Inc., of Greenville, South Carolina is the Architect of Record and has prepared drawings with specifications indicating the scope of work and will provide inspection and coordination during the construction process.

Summary Progress Report

Submittal data on the windows and stucco materials were submitted and approved before December 1, 2014.

Scaffolding erection started December 15, 2014 and completed January 15, 2015. Demolition work began January 5, 2015. Windows were delivered to the site on February 4, 2015.

The work has exposed multiple areas of moisture intrusion and wood rot.

At the end walls, window and balcony header framing was found to be rotted. The north end of Yawl Building exhibited substantial framing rot at the ends and near windows.

There was existing framing rot at many levels under the Bow Windows. Additional wall framing alignment discrepancies are continuing to be found at each of the Bow Window areas at all floors. The Contractor was instructed to rework the window framing to fit the templates of the new Andersen Windows and include the extra time and material in the rot allowance. This procedure has become proto-typical.

At the end walls, new exterior plywood sheathing and repair framing work is complete.

Waterproofing coating applied over sheathing is complete.

Window installation at all end walls of Yawl Building is complete.

At the porch column work the framing has been repaired. Some columns required major rot replacement. Others were not rotted.

The demolition and repair work at the chimneys is complete.

EIFS foam board has been applied at the Ketch Building end wall. Copper head flashing at end wall windows is complete.

The rot replacement work through February 28, 2015 has expended all of the allowance funds for rot of $20,000.00. Additional funds will be expended at the bow windows. The T&M cost will be kept and documented.

The Contractor continues to perform the work efficiently and with care.
