ISSUE 01. NOVEMBER 2014

NEWS

Over the last decade, the company has enjoyed steady growth in business. It was always management’s vision to embark on new challenges with much larger magnitude and complexity in order to experience significant growth.

“We started the journey a long time ago when we learnt about various infrastructure mega projects. We immediately commenced our search to partner with international contractors that have relevant experience and could add value to the market. We knew that securing one or more of these mega projects would elevate the company to the higher levels we were aiming for, so we had to be ready,”Calfat explained.

THE HARD WORKTwo years ago, the prequalification process started for most of the mega projects; JE succeeded in being shortlisted and participated in tendering most of them with the right international partners. The last two years were very hectic. They were spent in pricing, submitting proposals, conducting presentations, answering clarifications and often resubmitting morethan once.

“We used to work day and night to meet clients’ deadlines. I remember days where we used to have a submission in the morning, a presentation in the afternoon, and a management meeting with a partner in the evening,” Calfat said. “The pressure was continuously high, the deadlines were tight and the requirements were very

THE RISE OF ALJABER ENGINEERINGAlex Calfat is the Executive Manager of the Commercial Division at AlJaber Engineering. He talks about the company’s recent successes and the hard work that has gone into making it one of the fastest growing construction companies in Qatar.

demanding,” Calfat added. “Despite all the difficulties, we managed and succeeded to submit all the tenders on time,” he said.

THE NEGOTIATIONSCalfat recounted the negotiations with the clients as being tough and long. They sometimes took more than a full year from the moment of submission to the time of award. “During negotiations,we had to resubmit our proposals several times, make changes to our designs, sharpen our pencils regularly, study our risks and revise them with our partners many times in order to reach theoptimum price.”

THE SUCCESSAfter long and laborious negotiations, AlJaber Engineering managed to secure the largest projects tendered during that time. Within a period of one year the company won four multi-billion Qatari Riyal projects. In parallel the company secured three projects in Lusail. “We are glad and proud to be in Lusail, the client is satisfied with our good performance in delivering the projects,” said Calfat. “The success in winning projects did not stop there; three other projects were also awarded early this year,” he added.

Calfat attributes the success in securing these projects to the extraordinary efforts exerted by the estimation department, and to the fact that management decided to focus on these mega projects and took all the possible measures and strategic decisions to make the awards happen.

“We just believed in our capabilities,” Calfat confirmed. “We conducted more studies; we doubled, even tripled our efforts in optimising designs to reduce costs, we continuously reviewed our construction methodologies and looked for our partners’ international experience in performing and managing complex projects.”

The estimation department was working non-stop with full devotion. The company’s top management was involved continuously where strategic decisions had to be made on the spot. Negotiations and meetings with the clients at top management levels became somehow a routine.

THE CHALLENGESWith the enormous increase in growth has come its share of challenges. Management had to be far more dynamic than before. “We have to process a lot of management decisions in a faster time than what we were used to. There is absolutely no time or room for trial and error.”

“Recruitment is a major challenge,” said Calfat. “At a certain point, we will need to bring in around 200 to 300 people every month; we used to do the same in ayear previously.”

“The added challenge in Qatar is the fact that so many large projects are starting at the same time, resources will become a burden to secure. I am not speaking about manpower only, but securing equipment and building construction materials will very

soon become critical,” Calfat noted.

Having won these projects, Calfat believes that the toughest period is now ahead. “Kicking off a multi-billion dollar project is very different than starting smaller ones. Proper studies need to be made as errors will be measured in millions of Qatari Riyals and not in thousands.”

THE FUTURECalfat believes that the reason behind this success is the preparation that the management put in over the last years. “We talked internally about this phase a long time ago; we believed and were convinced that the time would soon come where we would be where we are now. There was continuous stress on the fact that we had to be ready for this phase before it actually happened. We upgraded our capabilities in manpower and assets, and expanded our fleet of equipment to become the largest fleet in Qatar.”

This forward planning has left AlJaber Engineering in the unique position of still being able to target new projects. Calfat said, “We will not stop selecting and working on winning new projects to diversify the business and elevate more the position of AlJaber Engineering in the market. This is our mission and we will not be diverted from it.”

LOOKING FORWARD TO MOVING TO OUR NEW HEAD OFFICE SOON

In an exciting development AlJaber Engineering (JE) is looking forward to the upcoming move to its brand new, state-of-the-art head office in the Fox Hills District at Lusail City.

Some of the building’s features, which have been thought of for the added benefit of JE’s employees, are a fully equipped gym and a staff cafeteria. The added convenience of providing these facilities in the workplace is part of AlJaber Engineering’s drive to empower its employees to lead a healthier lifestyle and look after their wellbeing.

The ground floor cafeteria provides the opportunity to enjoy lunch away from the desk and when fully operational, will offer a range of salads and hot meals. With space for up to six retail units, there is potential for various outlets to also come online in due course.

The modern reception area will provide a professional backdrop to welcome corporate clients, building on the AlJaber Engineering image from the onset. A number of fully equipped conference rooms will feature all of the elements required for holding meetings and presentations, including video conference call facilities will also be available.

The entire plot spreads over 2,642 square metres (sqm), while the total building area is 14,921 sqm. Covering 10 floors in total (Ground Floor, Mezzanine, five upper floors

and three basement floors), the head office also incorporates a business centre with the capacity to host more than50 tenants. The top three floors will be occupied by JE and the second by affiliated companies. The remaining space has been set aside to accommodate the business centre.

Due for completion in 2016, the new district cooling plant will be located in West Bay. AlJaber Engineering (JE) and ADC Energy Systems joint venture was recently awarded the contract to build Qatar Cool’s upcoming district cooling plant, which will be the third of its kind in West Bay, and Qatar Cool’s fourth in the country. The plant,

which will be the third of its kind in West Bay, and Qatar Cool’s fourth in the country, is due for completion in 2016.

This contract award is particularly significant as it is a new business line for JE. This represents a milestone in the company’s ambitions to fully diversify its core services.

Preparing for a surge in demand, Qatar Cool announced the award for the district cooling plant at an official signing ceremony.

The facility will provide 40,000 tons of cooling capacity with a thermal energy storage (TES) tank of 5000 tons of cooling to West Bay area and will cut down

energy usage by 40 to 45 percent compared to traditional cooling systems. The building hosting the cooling plant will be LEED certified which will positively benefit the operational energy requirements. This reductoin in energy usage will lead to a significant decrease in carbon dioxide emissions.

OUR FIRST HITACHISTRATEGIC INVESTMENT IN NEW EQUIPMENT BOLSTERS JE’S POSITION IN QATAR’S FAST-GROWING CONSTRUCTION SECTOR

AlJaber Engineering (JE) has recently purchased its first batch of Hitachi Equipment through Hitachi’s new exclusive dealer in Qatar, Arabian Supply Center (ASC).

This new acquisition will strengthen JE’s position as a main player in Qatar’s growing construction sector.

The new arrivals (pictured): ZX 200, ZX 330LC, ZX 470 and ZX 870 will soon be seen in action at various projects across Qatar.

“This purchase is no surprise for JE, we own one of the largest fleets of machinery in Qatar and intend to develop it further in

order to meet the market and the country’s infrastructure growth,” stated Hisham Hadid, JE’s Executive Director.

The additional equipment will further bolster JE’s solid commitment to execute its projects in a timely andefficient manner.

A recent fire safety and emergency response plan (ERP) training held at one of the AlJaber labour camps demonstrated the key elements to a successful ERP drill.

Elie Sarkis demonstrated ERP procedures and techniques for fire extinguisher usage to the camp operatives. The emergency response team was very proactive in the training,

participating in each drill. The team engaged in an ERP practical demo and learnt about deviations and recommended corrective action. Following the training, the emergency

response team was tested on the drill from beginning to end. The safety training was just one in a series of workshops that take place across all of AlJaber’s camps throughout the year.

HEALTH AND SAFETY: JE’S HIGHEST PRIORITY

HEALTH AND SAFETY

AlJaber Engineering (JE) is committed to ensuring a safe working and living environment. In this regard, a number of safety workshops and seminars are regularly held across sites and camps. The aim of these workshops is to create awareness among operatives on JE’s strict health and safety initiatives. They also help to instil an ongoing working knowledge of safety procedures.

The recent milestone of 1,000,000 manhours worked without incident at JE’s Lusail

sites is a testament to our endeavours to ensure a safe work environment. Continued training and development workshops highlighting the latest best practices will help guarantee that such positive milestones continue.

AL KHOR CAMP UNDERGOES ELECTRICAL SAFETY TRAININGEarly in July, an electricians’ safety workshop was held at the Al Khor Camp. Elie Sarkis, Senior Electrical Supervisor, and N. Ramesh, HSE Engineer trained

the camp’s maintenance team and supervisor.

The workshop focused on the latest safety initiatives to be introduced at the camp. It employed a ‘back to basics’ approach in order to reinforce key health and safety guidelines. The workshops put particular emphasis on electrical health and safety precautions and procedures across the camp.
