Garland has a rich history, growing from two small towns more than a century ago to now the twelfth largest city in Texas. We are a thriving metropolitan city that offers its residents and businesses a high quality of life, with excellent educational

TEXAS TRADITION | THE GARLAND GUIDE 2014

Before this evolution was ever conceived, a small group of soldiers’ wives set the stage for the strong will of generations of Garland citizens. As told in Richard Abshire’s “Garland: A Contemporary History,” cotton was in short supply during the Civil War. Families were running out of resources as they watched wagons full of the cotton bales they so desperately needed be transported to battle grounds to be used as barricades. Unwilling to let the needs of their families go unmet, the group of women seized a wagon loaded with those precious bales, jumped on board, and pushed a bale to the

ground to claim as their own. Either out of admiration or amusement the driver left the bale with the hijackers and continued on his way. The bravery and determination of these women perfectly embody the spirit of Garland entrepreneurs through a rich history of agriculture, industry and innovation.

Garland is a place that does whatever it takes to get the job done. From those early times when cotton production was king, through the railroad era, and on to manufacturing, the city has continued to build on the fundamental principle that a city’s economy will grow when it makes something. When the

community needed basic energy services, Garland built Garland Power & Light, a city-owned and operated power company. When cotton and onion crops could no longer sustain the local economy, the Chamber of Commerce began recruiting industry, starting with Craddock Foods and the Byer-Rolnick Hat Corporation in the thirties. Just a short decade later in 1941, Southern Aircraft, Guiberson Diesel, Continental Motors, and Luscombe Airplane Corp. came to town. Collectively those companies employed more than 5,000 people and the list of companies recruited continued to grow at a remarkable

and combined on neutral ground in the new city of Garland, Texas. Today the city has grown into a

rate. Today, those companies are recognizable by their current names, General Dynamics, Raytheon, Hatco, and Kraft, among others.

Garland hosts a wealth of resources and facilities to help manufacturers seamlessly grow and adapt. Craft Master took over a building that was formerly an abandoned Eckert’s warehouse. Companies like Valspar and Atlas Copco came to town via

acquisitions of the thriving businesses of Desoto Paint and Ingersoll Rand. Known for an intense entrepreneurial spirit, Garland companies like KARLEE (a Malcolm Baldrige Award winner) and Garrett Metal Detectors grew from garage shops to internationally-recognized industry leaders.

Though Garland’s cotton-picking days are a distant memory, the city still believes that the economy will thrive when its businesses are making something, and Garland is making a lot. This is why, without hesitation, those who know Garland best can say, Texas is made here.

Byer-Rolnick evolved into Arena Brands with its Hatco Hats division headquartered in the plant on Marion Drive where the plant began producing well-known brands such as Resistol, Dobbs and Charlie 1 Horse, all of which are still in production today. In 1995, designer Gary Rosenthal moved to Garland with the Stetson production

line, adding another iconic label to the factory. Rosenthal and other company designers have worked with popular entertainers like George Strait and many professional bull riders to develop new products.

In a 2013 speech about the business, the Director of Plant Operations for Hatco, John Rosenthal, reminded the crowd that

the technology for making cowboy hats hasn’t changed in decades. Each hat goes through about 200 steps in the five- to nine-day manufacturing process and the plant produces about a million hats each year.

Though the company now operating under the Hatco name was the first to arrive in our city, it wasn’t the last. Master

In 1938, the Byer-Rolnick Hat Corporation was lured from Dallas to a fifty-acre site in Garland

with the promise of low water rates. This seemingly simple incentive sparked the beginning of

the now booming industry that would grow to become Garland’s identity.

this piece of legislation into law. We are

proud for our city to be recognized for

the long-standing tradition of quality,

Texas-made cowboy hats.

Hatters of Texas, Inc. was established in 1968 by William C. Cook. Cook began his career with Byer-Rolnick Hat Company and as his skill and passion grew, he developed his line of quality western hats for his own company. Master Hatters continues to make fine straw, wool and fur felt hats in a 50,000 square foot plant in Garland. In 1983, John Milano, a former employee at Hatco, took his love of hat making to his own company as well when he founded the Milano Hat Company, which operates a 63,000 square-foot plant on State Highway 66 in Garland.

After 75 years, the hat making business is thriving, but the excitement over this Texas tradition is far from over. Garland, Texas made history on June 14, 2013 when HCR 96, proclaiming Garland as the Cowboy Hat Capital of Texas, was signed into law.

Representative Angie Chen Button, District 112, has been a loyal leader in the Garland community since her election to the Texas House of Representatives in 2011. During her third term, Rep. Button authored a unique piece of legislation to highlight a little-known fact about Garland.

“One of the first things that comes to mind when people hear the word Texas is Cowboy hats,” Rep. Button said. “When people think of Garland, they often think

of it being a manufacturing powerhouse. However, most people do not know that when they see someone wearing a cowboy hat, that it was most likely made right here in Garland! Resistol hats began being manufactured in Garland in 1938, and companies like Stetson and Charlie 1 began manufacturing their cowboy hats in Garland as well. Today, all three companies are a part of Hatco, which is headquartered in Garland. In addition, other cowboy hat manufacturers like Milano Hat Company, Dallas Hats, and Master Hatters have also made Garland their home. I am proud of my hometown and proud to wear a beautiful cowboy hat made right here in Garland, the Cowboy Hat Capital of Texas!”

In addition to her service in the Texas House of Representatives, Rep. Button has worked for Texas Instruments (TI) since 1981 where she promotes American products internationally as a Marketing Manager. She is also a CPA with Masters´ degrees in Public Finance and Management Sciences.

Over the next few years, tremendous economic growth is projected for the DFW region as a whole. Based on Envision Garland studies, Garland is projected to have an estimated 9.1 million residents by the year 2030. The City of Garland is planning to utilize its many existing assets to benefit from this anticipated growth. In an effort to do so strategically, the City staff, residents, business owners, property owners, and stakeholders have established the Envision Garland Comprehensive Plan.

This master plan was designed to clearly define guidelines for achieving the community vision over the next 20 years to 2030. Through strategies that address land use, housing, neighborhoods, economic development, transportation, infrastructure, and community design needs, Envision Garland gives the community a broad view of what can

be expected in the years to come. It also establishes a set of coordinated policies and strategies guiding the City’s development future and provides a resource for City departments, investors, property owners, and others seeking to invest in the community. Garland enters its future with the expectation of continuing the re-development and expansion of an already vibrant and varied business community. Garland’s government, residents, businesses, stakeholders and organizations are all focused on continuing this boom of success together.

The vision for the Downtown Garland Catalyst Area has already kicked off with some major changes in the works at City Hall. Garland’s historic Landmark Museum and railcar have also been relocated to make room for more future developments in the area. In fact, evaluating the Downtown Square design to create a larger, more functional, and inviting public space is one of the next steps included in Envision Garland for the revitalization of community design.

Garland’s Vision for 2030

In 2030, Garland will be a community that blends timeless tradition and modern advancements into a distinctive destination for people and businesses. The community will successfully adapt to evolving needs and benefit from new opportunities, solidifying the city’s identity as a sustainable community with a hometown feel. Garland will continue to be a community known for its appealing neighborhoods, globally-connected business hub, beautiful parks, active lakefront, and natural areas.

This was especially true in 1995 when the Garland Economic Development Partnership (GEDP) formally connected the City of Garland, the Garland Independent School District and the Garland Chamber of Commerce in an effort to build a sustainable economy. This is a uniquely structured organization that has been directly responsible for the growth of more than $1.5 billion in new commercial tax base and the addition of more than 18,000 jobs.

The Garland Chamber is largely responsible for marketing the Partnership and communicating with real estate brokers, developers and site selectors to convey the advantages of doing business in Garland. All economic development activities are overseen by twelve steering committee members, including four representatives from each partner.

Helping to achieve the goal of an economically viable and sustainable Garland is a distinguished group of more than 50 private business investors, who give annual financial and leadership support, and have chosen to join hands in the never-ending task of enhancing the community of Garland through quality growth and retention. We salute all our partners in their resolve to work together in achieving our community’s common goals.

With just nine superintendents in more than 100 years,

Garland ISD is a district deeply rooted in history. While

embracing that past, new superintendent Bob Morrison has

shifted his sights toward GISD’s future. Changing direction and

possibly venturing into uncharted territory, he hopes to build

on the district’s legacy of strong leadership, supportive staff

and successful students. Read Morrison’s interview below to

see where GISD is headed. SUPERINTENDENT BOB MORRISON

As Garland ISD’s new

superintendent, you have

undoubtedly met hundreds

of new people. Give us your

30-second personal pitch.

“My career in education began 25 years ago as a teacher and coach

in Oklahoma. I later became an assistant principal and principal before

relocating to Texas. In Mansfield ISD, I served as director of student services,

assistant superintendent of secondary schools, deputy superintendent

and superintendent. My wife is a high school counselor, and we have three

daughters. I’m an avid runner and an OU fan.”

What was your first order

of business as Garland ISD

superintendent?

“When I started Feb. 25, I pledged to visit all 71 of the district’s campuses

before the end of 2012-13. Traveling to several each week, I visited with

those campus visits?

“The topic of technology dominated many conversations. Teachers and

students can clearly benefit from more tools in every classroom, 1:1 computer

access at every campus and possibly a personal device plan. Staff members also

shared several thoughts about the district’s curriculum, expressing a desire

for it to be available online. This would create more cohesion districtwide

and increase our transparency to the public. If someone wanted to know

what a fourth-grader learned at Garland ISD, they could visit our website and

see lesson plans for that grade. One more hot topic was expanding fine arts

programs at the elementary level. In the future, we hope to have a designated

art teacher at every campus.”

“The district’s administrative departments are now organized into nine divisions:

Administration, Business, Communications & Marketing, Curriculum, Instruction &

Assessment, Educational Operations, Human Resources, School Facilities, Student

Services & Community Relations, and Technology. Two deputy superintendents

oversee those divisions. Rene Barajas, deputy superintendent of Business, has more

than 20 years of experience in school finance, six of those with Garland ISD. Linda

Chance, deputy superintendent of Instruction, is new to the district but has more

than 30 years of educational experience. She has served as a teacher, counselor,

assistant principal, principal, director of human resources, executive director of

human resources, associate superintendent of personnel/public information and

associate superintendent of human resources. One notable change at the campus

level is the switch to area directors. GISD used to have Elementary Operations

and Secondary Operations departments. Seven area directors now manage all the

campuses in specific feeder patterns, helping design effective and engaging lessons.”

are in place this school year?

“Garland ISD just launched a Mandarin Chinese program, enrolling approximately

200 high school students in online foreign language classes. We plan to expand that

program to include dual-language courses at the elementary level and an international

business strand of career and technical education courses. Also, all GISD sophomores

and juniors will take the PSAT in 2013-14. Hiring seven new nurses, each campus

now has at least one full-time registered nurse on staff. And, we created a Student

Relations Department to answer any questions or concerns from district families.

Several renovations will also take place this year to update district facilities.”

Not many districts across the nation offer open-enrollment options for students, and none have a choice plan as far-reaching as Garland ISD. While other districts use attendance zones to determine a student’s campus, GISD parents are able to choose the school their child attends. This Choice of School period takes place each spring for the following school year, and 97-98 percent of students receive their first-choice campus.

In addition to choosing a school, GISD families can also choose a customized education track. Special

programs such as classical studies, International Baccalaureate and dual enrollment offer students

BAYLOR MEDICAL CENTER AT GARLAND COMMEMORATES A HALF-CENTURY OF SERVICE TO OUR COMMUNITY

What began as a humble 100-bed, not-for-profit community hospital in 1964 has grown into an expansive medical facility offering a full spectrum of health care services, including extensive heart and vascular services, a Breast Center and a newly designed emergency department, to name just a few.

1958–59: The Women’s Auxiliary of Memorial Hospital of Garland is founded, and community fundraising begins for the new hospital.

1964: Named in honor of World War II veterans, the 109-bed Memorial Hospital of Garland opens its doors on March 16.

1972: An expansion adds 60 new patient beds, two new operating rooms and five new intensive care beds.

1980: The hospital completes Phase I of a new nursery, labor and delivery area to serve the 1,600 babies born there each year.

1980: The Memorial Hospital of Garland Foundation is formed to promote health care programs in the community.

Early 1980s: The hospital has highly sophisticated diagnostic testing services and equipment. It completes an expansion for nuclear medicine, ultrasound and cardiology.

1982: A psychiatric care unit with 20 beds is added.

1988: A $4.7 million professional office and day surgery building opens (now known as Baylor Medical Plaza I).

1991: In January, Memorial Hospital of Garland joins Baylor Health Care System and becomes Baylor Medical Center at Garland.

1992: The hospital opens a $1.4 million cardiac catheterization lab.

1994: The Emergency Department expands.

1998: The Baylor Breast Center opens.

1999: The Baylor Women’s Center opens.

2004: The Don and Ruth Buchholz Pavilion is completed, adding 25 beds and expanding the Heart and Vascular Center. It also includes a chapel and community education center.

2010: Baylor Garland completes a $10.5 million, 4,300-square-foot expansion and renovation of the emergency department. Laboratory and pharmacy services as well as expanded radiology capabilities are also added.

2013: Baylor Garland opens a Behavioral Health Senior Program, which provides inpatient services for adults ages 65 and older who are experiencing mental health crises.

Getting Aroundin Garland

The city is connected to the world through the DFW International and Love Field Airports, both of which are less than 40 minutes away. Garland also has two rail stations of the Dallas Area Rapid Transit system, DART bus service and an extensive network of major highways and interstates. Located at the crossing of two key heavy freight lines and both regional and interstate transportation corridors, Garland is a powerful part of the regional economy.

Regional/Interstate RoadwaysWhen considering commute times to many major employment areas and local

attractions, Garland is a practical choice for residents. Bordered by two major highways, President George Bush Turnpike (190) and Lyndon B Johnson Freeway (635), residents have quick access to the entire region.

The competitive advantage of Garland’s central location will be further enhanced over the next several years with the completion of the eastern section of President George Bush Turnpike (north and east) to I-30 (south) and I-635 to the south.

The NTTA also plans to extend the western PGBT terminus south to Interstate 20 through the city of Grand Prairie, forming a half loop around the city of Dallas. This phase is still in the early stages and the NTTA has not released a completion date; however, construction on 161 Toll south of State Highway 183 is in progress. Long-term plans are for the turnpike to form a full outer loop around Dallas, dubbed Loop 9.

Heavy RailBefore the Great Depression, the Santa

Fe (now Kansas City Southern) and MK&T Railroads (who later merged with Union Pacific) wrote the history of Garland’s business expansion, primarily centered on the distribution of cotton and onions, and telephone/telegraph services. Heavy rail and passenger rail lines continue to play an important role in Garland’s future development. The development of the Union Pacific Inland Port in Southern Dallas over the next 30 years promises to increase Class I rail traffic throughout the Union Pacific system, including shortline feeders such as the Dallas-Garland-Northeastern Railroad.

Public Transportation OptionsGarland has two light rail stations linking

residents and employees with the region. Located in the heart of two of Garland’s largest employment centers, the Forest/Jupiter and Downtown Light Rail Stations serve more than 3,000 riders each weekday. The City continues to encourage higher intensity residential, retail and employment uses adjacent to the stations for its near and long term economic growth. Adding further connectivity and convenience, in 2013, Dallas Area Rapid Transit (DART) opened the eastern extension of the Blue Line that connects Downtown Garland with Downtown Rowlett.

The North Central Texas Council of Governments (NCTCOG) Mobility 2030 Plan also recommends study of the Kansas City Southern rail corridor north from Downtown Garland to Lake Lavon to accommodate future passenger rail needs (Wylie). This could ultimately give Garland three DART rail stations, further interweaving the city into the center of the Metroplex.

She’s exactly right. Of the 340 metropolitan areas surveyed by the Center for Community and Economic Research, Texas ranks as the 14th most affordable place to own or rent a place to live. The cost of housing in Texas is 72.1 percent of the average cost of housing in the United States, meaning Texas is very affordable as compared to other states and the nation as a whole. Garland itself is one of the most affordable places to buy a home as it is ranked first of all major Texas cities in housing affordability. According to Texas A & M University’s Texas Housing Affordability Index, as of the end of 2012, Garland received the highest affordability ranking of any Texas city.

The value and affordability these

statistics reflect are true for every level of home buyer as the housing availability is highly diversified to meet the needs and desires of most buyers. Whether it’s your first home as a married couple or you’re investing a little more long term in executive-level housing, you can expect your money to go a long way in Garland.

According to Howell, the ability to write off the interest on a mortgage is one of the greatest incentives for people purchasing a home, but home ownership is also a great long-term strategy for building equity – particularly in the DFW area.

“Texas is such a healthy economy,” Howell said. “We don’t have the problems the east and west coasts do where their homes appreciate 20 and 30 percent. Our homes don’t appreciate like that. They appreciate 4 to 5 percent a year. So it’s a slow appreciation, but it’s a great long-term appreciation; where the swings of an east coast, west coast, California, Florida you’re earning 20 or 30 percent and then your economy goes down, then your house is worth 20 or 30 percent less than you paid for it. We don’t have those kinds of issues here.”

While this stability is true for the vast majority of Texas residential property, Howell explained that DFW experiences even more consistency than other areas. Over time, Garland home owners can expect steady increases in the value of their home.

“I think we will have growth,” Howell said. “Unfortunately we’re kind of landlocked, so I think it’s going to be about revitalization of some neighborhoods. It’s going to be about investing back into your home.”

Those updates and improvements aren’t limited to curb appeal, either. If you’re considering selling your property in the next few years, Howell highly encourages making a few modern updates now so you can enjoy them while you still live there.

“Today’s consumers for the most part have good jobs, good credit, not a lot of cash and not a lot of time,” Howell said. “They want to buy a home that’s been updated. They still want the mature trees and the beautiful house in the great neighborhood, but they want an updated kitchen, and they want modern appliances and new flooring. So when you look at resale value and why people want to come here, I think revitalization of the neighborhood is crucial to why our values will increase.”

As far as the near future is concerned, Howell has heard rumblings of a few potential housing development projects in the area, but the next big thing that will bring residents to Garland is the construction of the State Farm headquarters at the intersection of Highway 75 and President George Bush Turnpike. Although the building itself is in Richardson, it’s a quick commute down the tollway from Garland and Howell expects many of those 7,500 relocating employees to find what they’re looking for in our city.

Stage Your Home“Staging a home in today’s market is crucial. You aren’t selling your things, you’re

selling the home. So you have to declutter, depersonalize and make it neutral for every consumer’s taste. You want to attract the masses to increase your value. If you plan is to sell in the next five years, go ahead and do those updates now so you can enjoy them ... Go ahead and invest that money now because 80-90 percent of what you invest, especially in kitchens and bathrooms, you’re going to get back ten-fold.”

Choose the Right Realtor“When you hire a realtor, make sure they’re doing all of the marketing things in

Hawaiian FallsAfter 10 years, and six additional parks

throughout Central and North Texas, Hawaiian Falls Waterpark continues to be the family favorite for attractions in Garland and surrounding areas. With an annual attendance of nearly 200,000 guests and providing more than 200 summer jobs each season, the “flagship” of the Hawaiian Falls parks has experienced steady growth since opening in 2003. More than 80% of the park’s guests travel from outside Garland to enjoy its refreshing attractions.

With the goal of “bringing families closer together,” Hawaiian Falls Garland opened with a Lazy River, a multi-level rainforest play structure with a 1,000 gallon bucket, a 6-story slide tower with two speed slides and two twisting tube slides, a multi-lane mat racer slide and a four-story Hawaiian Half-Pipe slide. Over

the next decade, the park added many attractions such as a football field sized wavepool, a twin-tube Torpedo body slide, a multi-sensory slide experience called “The Rush” and more. It’s a great environment for reunions, company picnics and church outings or just a leisure family get-together.

Golf FirewheelAt Firewheel Golf Park, golfers

can enjoy their choice of 63 holes of championship-caliber golf on three diverse courses: Lakes, Old and Bridges. Together these courses fill the 600 acres that compose the largest complex of golf courses in Texas and the third-biggest in the United States.

The Garland Chamber of Commerce is one of many organizations that uses Firewheel as the venue for its annual golf tournament. In 2013, the Chamber hosted more than 300 local leaders and professional and utilized all three courses for a day of friendly competition on the fairway.

Each year, more than 170,000 people visit the Granville Arts Center facilities to attend plays, concerts, meetings, seminars, Chamber of Commerce Luncheons, receptions, community events and performances of all kinds.

At the Curtis Culwell Center we give event planners and promoters the tools they need to inspire their creativity. Our experienced team - sales, event services and operations - work hand-in-hand to guide clients through the entire event process from concept to “showtime.”

The Curtis Culwell Center has quickly made its mark as a premiere event facility in north Texas. Formerly the Special Event Center, the facility’s name was officially changed to the Curtis Culwell Center in May of 2012. It was re-named in honor of former Garland Independent School District Superintendent, Dr. Curtis Culwell who provided the vision and leadership to open the facility.

In the fall of 2013 the Curtis Culwell Center hosted the Southern Methodist University (SMU) women’s and men’s basketball games. These games brought fans from all over the country.

In November of 2012 and 2013 the facility served as host to the UIL State Volleyball Championships. This event has set new records for attendance and brought thousands of visitors to Garland

hotels, restaurants and retail businesses. The facility served as the host of the Southwestern Athletic Championship (SWAC) Basketball tournament in 2011- 2013. Each year the center hosted the tournament, it set new attendance records. The facility also has become a cultural epicenter as the host to a variety of concerts that represent so many of the cultures that make up the demographics of the Metroplex.

The mission of the DCMA is to provide the Dallas County manufacturing community with the best opportunities to be sustainable in the global marketplace through facilitating workforce development, advocacy at the local, state and national level, and the sharing of best practices among its members. This mission is carried out through a variety

Garland has been recognized as a manufacturing city since the 1950s, and numerous Fortune

500 corporations chose Garland as a location for their strategic operations. As business retention

is a critical piece of any city’s strategic plan, it has become increasingly important to ensure

Garland’s manufacturers have easy access to the resources they need to operate successfully.

In 2006, the Garland Chamber of Commerce founded the Dallas County Manufacturers’ Association in order to better serve the needs of the industry that has long been the backbone of the Garland economy. More than 350 thriving manufacturing businesses have been supporting the Garland economy through highly varied product production for decades. These businesses have widely diversified and highly specialized operations, presenting a unique opportunity for

Each month, committees of Human Resources, Supply Chain and Safety professionals meet to learn more about their areas of business through the sharing of best practices. Because Garland is home to so many industry leaders, participants can be sure that they’re learning reliable, proven tactics and can take them back to their own plants for continuous improvement.

With the help of local higher education partners like Richland College, more than a thousand employees have received grant-funded training since DCMA’s inception. Programs like this not only heighten the skills and abilities of the Garland workforce, but also improve operations to be carried out more safely and efficiently.

In fact, a number of popular Dallas restaurants, pubs and bars are already pouring Herman Marshall Whiskey, including The Londoner, Christies Sports Bar and Grill, the Standard Pour and Bryan Street Tavern, just to name a few. The whiskey is also available local liquor retailers like Goody Goody, Spec’s, Sigel’s and Cheers. Earlier in 2013, the spirit earned a silver medal in the straight bourbon category at the prestigious, blind-tasted American Distilling Institute 7th Annual Judging of Artisan American Spirits.

Co-founders Marshall Louis and Herman Beckley, brewers of Herman Marshall Texas Bourbon Whiskey, came to the Dallas SBDC in Garland to learn how to develop a marketing strategy to help them position themselves as the next best Whiskey brewing company. They were a start-up company planning their debut in the competitive landscape of boutique distillery. The two had met at Starbucks about 12 years prior, became fast friends, and started making whiskey. The product’s quality and quantity escalated to the point where they knew it was time to turn the hobby into a business. Louis’s background includes winemaking in South Africa and Beckley was a passionate hobbyist before the two teamed up. Several years ago, they started Dallas Distilleries and out of that, the Herman Marshall brand.

Herman and Marshall had sourced a few advertising agencies before coming the Dallas SBDC in Garland because they knew brand development would be critical to their success. However, they quickly learned from Judith Collins, the Dallas SBDC advisor, that identifying the right target market was essential to brand development and without this analysis their marketing strategy

would lose its impact. She advised them that they needed to develop a precise profile of their target market; to the point where they could completely visualize a person who would drink Herman Marshall Whiskey. The founders needed to determine where this ideal target consumer might live, what he or she might look like, even his or her personality and habits in order to craft the perfect marketing message that would accompany the well-crafted whiskey. Once they could pinpoint and visual their ideal customer, the look and feel of the brand emerged with little effort.

when the opportunity of a lifetime presented itself. She was asked by the owner to purchase the franchise. It was a perfect fit. She had lost 120 pounds and still had about 40 more to go.

Valerie quickly passed the Curves beta test specifically designed to screen Curves franchise owners. In 2011, she was selected as a Corporate Mentor, and provided support for new franchisees entering the Curves pre-approval certifications process. Valerie became an amazing business owner, but just like everyone else, she had her struggles in the recession during 2009 when she lost members and had to think differently about keeping her business afloat.

That’s when Valerie visited the Dallas SBDC and met with Judith Collins. Judith helped Valerie to focus on how to grow her business by utilizing social media and setting both long- and short-term sales goals that were realistic and achievable.

“Curves International provided a lot of opportunities to help me implement my sales plan but it was Judith that helped me to apply my sales plan to suit my unique needs,” Pridemore said.

As a result, Valerie’s Garland-based Curves club has been awarded the Elite status, which is the highest level of excellence for a Curves franchise. In early 2013, she purchased her second Curves club that was struggling and has brought it back to profitability in no time. Revenues for 2013 are estimated to be $100,000. Valerie stabilized staff employment with her second Curves club by retaining jobs and hiring 10 new employees. She is now looking to add even more.

Owner Valerie Pridemore opened a Curves franchise in 2009. She was looking for an occupation where she could help women prevent chronic diseases via a small business venture. At the time, Valerie was undergoing her own health battle of losing weight and she wanted an environment where she stay motivated and focus on her goal. Owner Joe Gaikoski started Amerisource with 4 credit cards and a passion for the future of packaging. While serving as Director of Distribution for a national home furnishings retailer, Joe recognized two major unmet needs in the packaging industry: (1) the abundant need for daily “just in time” delivery and (2) the opportunity to leverage technology to facilitate packaging procurement/supply chain management. He resigned his Director position in 1997 and started selling boxes to a handful of customers in DFW.

Joe, like many business owners, experienced the negative impact of the financial meltdown to his newly established business and soon realized he needed a new approach to get back on track. He went door to door seeking commercial customers and hired a good friend experienced in sales to help him. Business grew steadily. For example, in 2012 Amerisource grew its staff 100% by adding 6 full-time equivalent employees. Joe still had a desire to see growth and wanted to go to next level to double and triple sales. That’s when the Garland Chamber introduced him to Judith Collins of the Dallas SBDC.

Judith’s guidance and direction benefited the organization in a multitude of ways. For example, she opened their eyes to government contracting opportunities when she toured the facility early in 2013 and witnessed the company’s capacity to handle large orders. As a result to Amerisource

grew 125% and Joe plans to hire another 15 full timers. Amerisource estimated 2013 revenues to reach $15 million in sales by year-end.

“We were pleasantly surprised to learn from Judith about SB (small business) certification opportunities and what such designation provides for us in collaborating with prime contractors who do contract work for federal, state and local municipalities. have to do is blend the honey with well-filtered water to dilute the honey and properties of it that naturally prevent fermentation.

If you’re wondering what attracted Southwell to this specific form of winemaking, you’re not alone. He gets that question a lot, and his answer may surprise you.

“Honey is better for the environment,” Southwell said. “It takes 1,500 gallons of water to make one bottle of grape wine because grapes need to be irrigated. Bees don’t need to be irrigated to make honey. In fact, they don’t even like to be irrigated!”

After a brief crash course in what making honey wine is all about, we started to talk business. When Southwell decided to take the risk of starting his own business, there was much more to think about than just the quality of his wine, starting with location. Southwell was living nearby in Dallas and looking for a place close to home. He’d found a small place in Dallas that he liked and immediately hit a snag in the process.

“We went to get all our permits and things and the Dallas zoning laws were insane,” Southwell said. “They considered alcohol production manufacturing and therefore wherever we were had to be zoned heavy industrial.”

Needing just a small warehouse, not a giant factory, the industrial areas just didn’t suit the winery’s operations. They had an option to file for a special use

A Sweet Transition from Passion to Profession

I recently had the opportunity to tour Queen’s Winery and sit down with the man behind the wine, Joe Southwell, to learn about his business and just what it takes to go from hobby enthusiast to industry professional.

According to Southwell, broadly speaking, all wine and all alcohol is made the same way. You start off with a sugar source, add yeast, the yeast consumes the sugar and becomes alcohol. Wines range from sweet to dry depending on how much of that sugar was allowed to be consumed during the process. But if you

think you know where this story is headed, don’t think so fast. Queen’s Winery has a unique twist.

“All of our wine is made from honey, there are no grapes whatsoever,” Southwell said.

This fact comes as quite a surprise to many consumers who believe grape juice and wine are nearly synonymous, but the truth is, honey wine is the oldest form of alcohol in the books. Southwell says it even pre-dates the wheel and axel, joking that our ancient ancestors were in fact drinking before they were driving. This age-old process of winemaking involves a few extra steps because honey is naturally too rich of a sugar and can’t be fermented on its own. One of the first things they

they’re making quite a name for themselves on the shelves.

permit and go before City Council, but Southwell felt like by broadening their search beyond Dallas, they might have better luck. They found Garland soon after and in his words, “The difference was night and day.”

“The government here was ready and eager to help,” Southwell said. “We said this is what we’re doing and they were like, ‘Sure!’”

There were still some health code issues to overcome, as health codes in any city are primarily written for the restaurant industry. Things that traditionally promote sanitary food handling and healthy environments weren’t practical for a winery. For example, exposed wood violates most health codes, but in the wine making industry, wood barrels are a critical part of the production process. The requirement for quarried tile floors was another rule that would prove difficult to follow as Southwell knew they’d be running forklifts across the floors to move pallets and barrels, causing tile to shatter within days. Fortunately, the Garland government was eager to make things work, suggesting solutions that matched the intent of the codes, without compromising functionality or safety. This reasonable approach is essentially what allowed the alcohol production industry to survive in Garland.

“If you have the option between Dallas and Garland, I would do Garland for business,” Southwell said. “The government is way easier to work with and more eager to work with you.”

Before ever beginning operations, Queen’s Winery had months of paperwork and legal processes to work through in addition to preparing the location and finalizing strategies. If you’re not much of a history buff, you may not know that after prohibition, the legalization of alcohol was left up to each individual state, creating 50 separate sets of laws Southwell had to

learn. Although he’s only manufacturing in Texas, there are specific regulations for how he can ship the wine to other states and who he can ship it to. Legal violations in any business can be quite costly, so this requires constant monitoring.

Careful attention to detail was a common theme in our conversation, particularly as we started to talk about calculating the risks and costs of starting a business. Southwell has seen a lot of start-up businesses lose everything because they looked at the numbers poorly and risked money they couldn’t afford to lose. His best advice – watch every cost. The team at Queen’s Winery looked at several areas where they could make trade-offs. They knew they didn’t want to compromise on anything that would affect the quality of their products, but they found some other ways to cut expenses.

The winery’s dairy tank is a perfect example of a practical trade off. Instead of a traditional, vertical wine tank, Southwell decided to use a horizontal dairy tank. This type of tank allows them

to regulate temperature easily and they got it at a better price, but there are some disadvantages to using a piece of equipment that wasn’t intended for wine making. It’s a little awkward for determining volume and they don’t have a floating top to prevent oxygen from reacting with the wine. They’ve used a little ingenuity and creativity to find solutions, but he says it’s all about what trades you’re willing to make. One trade they wouldn’t make – the filter. It’s the most expensive piece of equipment in the winery, and to them, it’s worth the investment.

Three years after filling their first bottle of wine at Queen’s Winery, Southwell and his team are still working hard at building their following. As most people can recognize, the honey wine market isn’t necessarily as broad as grape wine, so Southwell and his team are really focusing on educating consumers while they reintroduce the idea.

“We’re still tackling awareness,” Southwell said. “Some people still don’t realize that wine can even be made from honey.”

1. “You have to get thick skin. There are people who you’re not going to please.”

In the early months, Southwell found it difficult to keep from getting offended when people tasted his wine and didn’t like it. After all the effort, time and money put into a product, it can be tough to not take criticism personally. Southwell encourages entrepreneurs, artists and craftsman of any kind to remember that you can’t be everything to everyone. Some people will love your product, some people won’t; and that’s ok.

2.“Run your numbers all the way through.” Southwell emphasized the

importance of thinking practically when looking at budgets, expenses and projected revenue. Think about how

many people you’ll actually be able to approach in a day, how likely they are to make a purchase and how long it will be until they purchase again.

3. “Think about why somebody would want to spend what they have for what you’re offering.”

Consumers have a lot of options in almost every product category. When starting your own business, make sure you understand what makes you unique. People work hard for their money. Is your product their best option?

4. “Don’t be super worried about people stealing your idea.”

Southwell says he knows lots of people with great ideas, but they

won’t tell anyone. He reminds people considering entrepreneurship that talking to other people about your ideas, particularly people in the industry, is the only what you’ll find out whether it’s going to work. He says people are busy working and being successful at what they are doing and they’re probably not as interested in stealing your idea as you are paranoid that they will.

5. “Above all, be honest.”

Sometimes things might not be perfect. Maybe your projections were off, maybe an order didn’t get filled on time, but whether you’re talking to consumers, suppliers, distributors or anyone else, don’t deceive. You may not need to tell everybody everything, but don’t lie to anyone. Your credibility as a business owner is always more important.

One thing’s for sure, no matter what business you’re in, entrepreneurship is a roller

coaster, with high highs and low lows, but if you’ve got the stomach for it, Southwell says

that with the high risk comes high reward. As we wrapped things up, he shared these

lessons learned in the business’s first three years.

The Connecting Source:Garland Chamber of Commerce

As has always been the case throughout the Chamber’s history, supporting industrial growth remains a high priority. Garland is proudly one of the nation’s largest manufacturing cities with more than 350 manufacturers. In 2006, the Chamber made huge strides in supporting the needs of the city’s broad manufacturing base by establishing the Dallas County Manufacturers’ Association, which is a specialized branch of the Chamber focused on facilitating workforce development and advocating on behalf of manufacturers in various local and national issues affecting their sector.

True to its roots, the Chamber is dedicated to supporting businesses of all shapes and sizes, particularly the small businesses that form the foundation of Garland’s local economy. In 2011, the Chamber formed yet another monumental partnership, this time with the Dallas Small Business Development Center. The Chamber became the very first Chamber to host a satellite office of the SBDC in order to provide free, in-depth counseling services to start-up companies and existing small businesses.

The Chamber and its staff have a firm grasp on what is necessary to reach the high goals Garland has set to attain. Education, workforce training, leadership skills and business counseling are the fundamental pieces to a successful business environment, and the Chamber is the common thread among all parts. At its core, every resource and connection provided by the Chamber serves the same purpose – to help local businesses grow and continue to be successful. Whether it’s clients and customers, business services, community information or operational resources you seek, the Garland Chamber of Commerce is your “Connecting Source.”

The Chamber was originally founded as the Garland Commercial Club in 1895 when a small group of residents formed the organization in an effort to get the word out that Garland was a good place to do business. In 1923, the club was renamed the Garland Chamber of Commerce and as the Garland economy has evolved through the years from onion farms to major industry, the Chamber evolved to meet the needs of local businesses in every stage.

When Garland’s industrial era began in 1939, the Chamber was largely responsible for the attraction of companies like the Byer-Rolnick Hat Corporation (now known as Hatco) and Southern Aircraft (now General Dynamics).

From the organization’s inception, the Chamber’s staff and board of directors have worked tirelessly to establish a long-standing tradition of facilitating business connections that allow for continuous improvement and long-term success in the Garland economy.

In 1995, the Chamber joined together with the City of Garland and Garland Independent School District to establish the Garland Economic Development Partnership. The three branches of the Partnership work together to attract and retain business in the Garland community. This innovative approach allows the city to provide progressive services to both small and large businesses.

The Garland Chamber of Commerce has been in town helping local businesses succeed since

1895; and although we’re a nearly 120-year-old organization, our staff has noticed that there

are still quite a few people out there wondering what we’re all about.
