Making your home stand out in the market

Curb Appeal starts online as many buyers look online and then do a “drive by”. Act like a buyer and “look” at your house to be sure paint is in good condition, roof looks good, windows are clean, decks and walkways are in good condition and the lawn is mowed. Add some color with plantings or a fresh coat of paint to the front door. A new welcome mat spruces up your entrance.

Make Repairs by checking to see that everything in the house is in good working order. You might consider hiring a handyman to walk through your house.

Neutral colors for Paint and Flooring allows buyers to see the possibilities and avoids turning them off. Don’t forget the inside of your closets too!!

“Look” at your rooms to be sure furniture is current and the rooms feel open and spacious. If needed, rent a storage area—you are moving anyway. Remember, less is more!

I t was just a year ago that my husband, John and I decided to see what would happen if we put our house of 26 years on the market. The thinking was that we

could “rightsize” (think downsize in a positive light), I could be closer to the office and the maintenance on a 1796 center chimney cape farm house had worn a little thin. Just before we called the realtor, I “staged” our house for sale. Staging is a way of highlighting the best features of your home. Unlike decorating, in staging, we usually take things away. Here are some things to consider when staging your house for sale:

Have lots of good lighting as this is a big feature that sells a house. Open up the windows, remove heavy or outdated draperies and turn on all the lights to maximize lighting.

Organize closets and drawers as this gives the feeling there is plenty of storage.

De-clutter and de-personalize making the space look bigger as square footage sells homes. Remove family photos and personal items so buyers can imagine the house for themselves. Clean, clean, clean because everything clean looks new!

Remember the driveway and garage as this should be organized and clean too!

Bake some cookies or light a fragrant candle as studies have shown that people spend more money on places that smell nice and fresh.
