How is the Market?Well, I get asked that question a lot. My first thought is, I am glad to be in this Market vs. other areas

of the country. We have dipped, but not as fast or as far as many other places around the country. Part of the reason is the market here did not go up as fast, so we did not fall as hard. If you think about a subdivision in Florida with 600 homes and the fact that prices are based on what has recently sold, when things are hot, there is plenty of evidence to raise the price many times during the year. In Wolfeboro for example, we only average about 100 home sales a year at many different price points and categories. This makes for a slower and healthier growth in the market place.

Having said that, we have seen a dip in our market. Carroll County saw the average price of a single family home hit a high $229,000 in 2007, but has since dropped down to $180,000 as of last year. This is still almost double the value of homes in 1998, which was only $95,000.

The second reason I am glad to be in this area of the country is our lakes! I grew up on and now live on Lake Winnipesaukee. Fortunately, I have had much success in selling a number of properties on the Lake. As far as I am concerned, there is no better back yard than “Winni”. A lot of buyers agree. The hardest part of the Winnipesaukee market is finding the right property that matches your particular needs.

Then you look at the house!I believe this is why we are seeing the number of homes being sold on the Lake start to climb drastically.

People are securing the dream piece of property and will build later. In the height of the market 2005, there were 124 total sales on the Lake; in 2008 homes sales hit a low of 77. Last year we saw 108 and we are ahead of that pace in early August (69 this year vs. 54 last year). Most of my recent waterfront sales are purely land sales, a 3.5 million, a 3.2 million, a 1.75 million, a 1.6 million. All these sales either have a new construction home, one currently being built or one that will soon be built. These buyers recognize that even in a “down” market, supply is low for quality waterfront properties, so as the market recovers the pent up demand will make it hard to secure the right place for the right price.

What has Mitt Romney’s presence on Lake Winnipesaukee done to home values?

I believe we have not yet seen the full effect of the exposure Mitt Romney has shined on the Lakes Re-gion. In the past, buyers of our real estate were people who had connections with the area. They were either campers from one of the many lake front camps, someone who vacationed here as a kid or some-one from the Boston area. There was always something connecting them to the area. Now, we are seeing Lake Winnipesaukee and Wolfeboro in the news almost every day. The exposure has been unbelievable. I believe more people are coming here to explore Mitt’s town that would never have heard “Lake Win-nipesaukee” otherwise. And once they are here, there is nothing not to like. I mean, who doesn’t like not paying a sales tax?

Are all second homes waterfront?Some people don’t like boating and they do not need to be right

on the water, however they still want something special to look at out their windows. We are called the Lakes Region, but we have some spectacular view properties. For example, 164 Cir-cuit Road, in the Granite Section of Ossipee, NH. The property covers 30 plus acres on top of Pocket Mountain. It has views to the North and South, just gorgeous. The owner put a very nice garage with an apartment above and has plans for a very nice log home. It is on the Market at $375,000, which is a great price for your own Mountain Top only an hour and forty-five minutes from Boston.

What if you have a big family and lots of friends?Well, if you want to be in Wolfeboro and you have a large

family or multiple families who want a piece of the big lake, then 57 Fullerton Shore is perfect. There are a total of four homes and one is a duplex! The property has 2.7 acres is completely level with a beach, lots of lawn, an entertain-ment deck at the water’s edge, 3 additional docks, boat-house and 735 feet of shorefront. Something truly unique in desirable Winter Harbor on Lake Winnipesaukee.

What is your favorite part of living on the lake?

I love being able to go out to dinner by boat. There is nothing quite like getting home with your work clothes on, and 10 minutes later being in shorts, heading down the Lake to Meredith to eat at Lago with the family or friends.

Is there a town on the lake where you get more for your money?Moultonborough is one of the best kept secrets on the Lake. The

town has a ton of pristine waterfront properties, but because it is a longer drive from Boston, you can get a lot more for you money. For example, my listing at 210 Wentworth Shores Road listed at $1,375,000 with an state of the art kitchen, 207 feet of water-front and huge grand-fathered dock would be closer to if not over $2,000,000 if it was located in Wolfeboro.

Are there any Golf Communities on the Lake?Yes, there is a very nice private club on the North East side of

Lake Winnipesaukee called Bald Peak. There are some spectacular view properties, some very nice homes along the Donald Ross Golf Course and some wonderful waterfront properties. For example, 18 Wallbridge Way, this 6 bedroom, 5 1/2-bath home is an architectural gem, featuring large rooms with 9 foot ceilings, a lovely step-down living room with French doors to the flagstone terrace, formal din-ing, many built-ins, large kitchen and central air. It is situated near the Club house, on the 9th hole and has gorgeous views of Lake Winnipesaukee. Imagine how beautiful the course is overlooking the lake. Bald Peak is a gated community with great kids programs, tennis, adult socials, multiple beaches and association docking.

Are there other nice Lakes besides Lake Winnipesaukee?For sure, Lake Wentworth is a great example. It is located in

Wolfeboro, NH, so the quaint downtown that has been in the news so much lately due to Romney would be your stomping grounds as well. The lake itself is a 3000 plus acre spring fed lake with crystal blue water. It actually feeds into Lake Winnipesaukee through the Swift River. Many prefer to be on Wentworth rather than Winnipesaukee due to the lower boat traffic and quieter wa-ters. You can get a better value on the Wentworth than on Win-nipesaukee. For example, 88 Holden Shores Road at $659,000 is

a beautiful piece of property with a walk in sandy beach, beauti-ful views and great docking for boats. The homes on this shoreline have been in families for generations. The draw is the quiet road, the close proximity to town, the clean water and sandy bottom, the long views and the fact you can walk to town on the Bridge Falls path. Another option on Wentworth is an Estate Sized lot which boasts over 400 feet of waterfront and has 6.4 acres. A great way to get your dream house is by building it. Given the frontage and the views, you cannot over build this on lot.

If you want even quieter water, look no further than Lower Beech Pond in low tax Tuftonboro. This Glacial spring fed Lake is over 60 feet deep and one of the cleanest in NH (Upper Beech Pond is the town water supply). One of the largest parcels on the lake just hit the market, it is a nice three bedroom home with a large two car detached garage and the property has over 15 acres of privacy with 324 feet of waterfront. The tranquility of the lake is ensured by large amounts of undeveloped land and an agreement in place for low horse power boats. A perfect spot for Kayakers!
