It’s important to see through an agent’s marketing gimmicks to determine if they can actually live up to their promises.

The best way to accomplish this is to look through their active listings online to see how well presented/marketed they are AND if at all possible, visit one of their homes in person. Whether you schedule a private viewing or attend a public open house, check out how nice the home is prepared, is it clean? Has it been staged? What do the brochures actually look like? If you’re there with the agent, generate a conversation and see how well they present themselves. Ask probing questions about the selling price to see if they tell you the price is negotiable or give you other information that’s clearly not in their client’s best interest for you to know.

Ensure your family & personal belongings are safe by replacing locks. You never know how many family members or neighbours were given a spare key!

With the previous owner’s belongings gone, look under vanities, the kitchen sink & anywhere else that was tricky to view to ensure all your plumbing is dry.

Look in the dark corners of your basement and garage where previous debris and boxes may have been hiding access points for pests.

If it hasn’t been done already, it’s a good idea to give your carpets a good cleaning to ensure you aren’t trekking around in somebody else’s dirt.

Familiarize yourself with the home’s mechanics such as finding the main shut-off for water in case of an emergency.

If the breaker panel isn’t labelled, take the time to test each breaker & find out what is controlled, future electrical work will be much easier to tackle if you know where to look.
