hands about the hosepipe ban, for one; and some of the wildlife that was threatened by the drought in March is benefi tting too. In fact it’s been lovely weather for the ducks – and all the creatures that depend on moist conditions for their survival (that would be slugs and snails then). Not all species have done so well though. Last year we had a very dry spring, which actually helped the early butterfl ies, some of them quite rare. I noticed lots more in the garden later in the summer too, but butterfl ies don’t appreciate the wet, so numbers will be back to their downward trend again this year.

If you want to attract butterfl ies and bees to your borders, you need to choose plants that are nectar rich. Generally that means single fl owers, not frilly, double blooms that are probably sterile anyway and have very little to off er a hungry insect. Apart form the well known butterfl y bush – Buddleia davidii– there are lots of attractive and long fl owering plants that will look gorgeous and

Dark, pokey and inaccessible, lofts can often be, literally, a waste of space, useful for a bit of dusty, long-term storage and nothing else. Turn that space into one or two useful rooms and – ta da! – not only might you have added real value to your property, but you’ve got extra living space that could make all the diff erence to happy family life.

The simplest loft conversion might just involve strengthening and boarding out the fl oor, adding a light and sticking in a pull-down loft ladder – giving you a good-sized storage area that’s accessible on a regular basis, at a cost of probably only a couple of thousand pounds. Bear in mind, however, that Building Regulations may apply to even a simple conversion – see more at www.planningportal.gov.uk. Such a basic project may be a good idea in practical, everyday terms, but if it’s added value you’re after, you’ll have to be more ambitious, say the experts, and put in at least one ‘real’ room.

‘It’s a false economy to cut corners,’ says Jeremy Leaf, RICS housing spokesperson (www.rics.org). ‘To maximise your return the conversion has to be designed properly from the very beginning. You should have a proper lobby area when you come up the stairs, there should be suffi cient head clearance, it should be properly insulated, you should have a dormer window rather than a Velux. It’s also important to think about how a loft

conversion aff ects the house as a whole, as they can make them top heavy, with too many bedrooms and, in comparison, too few reception rooms. Check out other properties nearby which have been similarly extended to see what has been done and what they’re worth.’ When doing your research, it’s always a good idea to ask a local estate agent for advice, and you could also go to a website such as www.nethouseprices.com to fi nd out how much properties in your area have sold for recently.

A word about space planning. If you have room, adding a bathroom to a loft conversion makes sense both practically and fi nancially, and shouldn’t cost any more than adding a new bathroom anywhere else in the house – in other words, anything from around £3,000 for a plain fi t-out. Costs will be minimised if you place the bathroom above one on the fl oor

below, keeping plumbing work simple, but Hugo Tugman of Architect Your Home (www.architect-yourhome.com) points out that you should always keep your options open. ‘It’s folly to put the bathroom in the wrong place, just because that’s where the drains are,’ he says. ‘The same goes for staircases – most people think that there’s just one place where a staircase can be fi tted in a loft conversion, because Building Regulations require two metres of head room above it, but you can end up squashing your accommodation just because the best bit of loft is taken up with a staircase. It’s really worth considering the possible alternatives when doing your planning.’

And fi nally, if overall head height is an issue in your potential loft conversion, don’t try to get away with cramped, uncomfortable rooms. Hugo points out that lowering the ceilings of the rooms below is often a possibility, and can make all the diff erence to the success of a project. ‘It sounds like it would be a massive expense,’ he says, ‘but in fact the additional costs are really only plastering and decorating the rooms below, and it would probably add no more than about three or four thousand onto a simple job.’

BUT WILL IT ADD VALUE?The HSBC’s annual home improvement survey found, in March this year, that a loft conversion is still the improvement that adds the most value, boosting the price of a property by, on average, £16,152. But according to specialists Econoloft, a typical conversion by building professionals costs between £20,000 and £30,000. The answer may lie, therefore, in keeping costs down by doing as much work as possible yourself – but only if you can do it to a good standard. Valuation expert Paul Cutbill, of Countrywide Surveying Services, said: ‘Whilst sensibly improved and well presented homes will generally be attractive to potential purchasers, rising labour and material costs mean that the gap between the cost of improving and monies realised at the point of any sale has been reduced. Poor quality refi tting and lack of proper design considerations, often as a result of inadequate project budgeting and planning, can also have a signifi cant knock-on eff ect to any added value which might be gained when selling a property.’

Preheat the oven to 220°C/ gas mark 7. Place the cherries in a pan with the brown sugar and red wine. Bring to the boil, cover and simmer gently for 10 minutes until soft.

Spoon the cherries in to 4 large ramekins. Roughly crumble the amaretti biscuits onto the top, dividing them equally.

In a large bowl, whisk the egg whites to a stiff peak. Start adding the sugar gradually, whisking all the time until the meringue is glossy. Spoon onto the top of the cherries.

Bake for 5-8 minutes until the meringue is golden. Serve with nothing else but a chilled glass of dessert wine or a generous glass of cassis.

A staple of the kitchen for over 100 years then, but it has many other uses around the home.Soften brown sugar by wrapping it in foil and putting it in a medium oven for around 5 minutes.Your dog or cat will dislike the feeling and sound of foil, so lay a sheet over your chairs and sofas and within a few days they’ll learn not to jump up. Likewise cover table and chair legs and this will put them off using the legs as a scratching post.Increase the effectiveness of your ironing board by laying a sheet under the cover. The foil will refl ect the heat back meaning you can iron on a lower setting. The same principle applies if you put foil behind your room radiators.If you have a tray of ice cubes in the freezer, cover it with foil and this will ensure the ice stays clean and doesn’t pick up odours from other food.If you are having your carpet cleaned you may not be able to move the larger furniture out of the room. The relay will pass through at 10.30am but there will be a convoy passing through ahead of this at 9.30am which is when spectators are advised to take their places. After the relay a whole host of events will take place including the village’s largest ever Zumba class on Pound Leas at noon, the Hamstreet school children attempting to break a world record for a formation of the Olympic rings for an aerial photo at 1pm, netball at 2.30pm/3pm, football at 4pm and a 5k race at 6pm. Thinking of Buying a Property?

In another of our regular series on legal matters, Katrina Kemp, from Tenterden Solicitors Pengelly & Rylands, explains the process of buying a new home.

If you are thinking about buying a property you need to be fully aware of what is involved. After all, this is likely to be one of the largest investments you will ever make. Firstly, be sure you have budgeted properly. There are a variety of costs involved: Land Registry fees, Stamp Duty Land Tax, search fees, solicitor’s fees etc. At Pengelly & Rylands we provide a full break down of the costs involved, so there should be no fi nancial surprises! If you require a mortgage you should apply as soon as possible so as not to delay the purchase. Your lender will carry out a valuation of the property; this is not the same as a survey - if you want to be sure the property is structurally sound instruct a surveyor.Once your offer is accepted, you should advise the estate agents of your solicitor, and they will send your solicitor a memorandum of sale. The seller’s solicitor will then send your solicitor a draft contract of sale, title information and Property Information Forms and the investigation of title can then be carried out. Your solicitor will look at what is registered against the title at the Land Registry and various searches will reveal the property’s planning and buildings regulations history, etc. Enquiries will then be raised, based on your solicitor’s fi ndings. These will need to be answered by the sellers and their solicitor. The seller does not have to tell you about problems with the property or neighbourhood, but should reply truthfully to all enquiries raised. Your solicitor will then report to you on the fi ndings and, if you are happy to proceed, they will fi nalise the terms of the contract. You and the seller will then sign an identical contract and your solicitor will hold your signed contract until a completion date is agreed. This is when you need to provide the deposit, usually 10% of the purchase price, and this must be cleared funds in your solicitor’s account before they can exchange contracts. At exchange, the contracts become binding and the 10% deposit becomes non-refundable. If you require a mortgage, your solicitor will apply for the mortgage funds to arrive on or before the agreed completion date. Between exchange and completion you may need to sign the Land Registry transfer document. You will need to ensure that the balance of the funds is in place before completion, as you are contractually

bound to complete on the agreed date. On the completion day your solicitor will transfer the money to the seller’s solicitor, who will then complete the purchase and instruct the agents to release the keys to you. If there is a chain, it can take some time for the money to arrive and for completion to take place. After completion, your solicitor will arrange to pay any stamp duty required and register the change of ownership at the Land Registry. Buying a property can be stressful; so you should choose a solicitor who will communicate with you throughout. Musings from WoodchurchIt would be simple to join those who have, quite rightly, criticised the BBC for its poor coverage of the Jubilee celebrations. Visually, at least, the Corporation got it right – it was just the very banal standards of commentary and, above all, the totally meaningless ‘celeb’ interviews, performed by third-rate interviewers who were probably a) available on the day and b) came cheaply! It did appear that the production unit failed almost completely to appreciate or understand that the river pageant was all about big and little ships, many of whom had performed prodigious feats of daring going back many years. A lot more time researching them and then being able to tell the viewing public who they were, who was crewing them etc would have made so much more sense. The overall impression left was that the BBC wasn’t really fully cognizant of the true achievement of this wonderful woman, Queen Elizabeth II and the historical signifi cance of the occasion.Yet, despite the rigours of the rotten weather, Her Majesty stuck it out for hours, never failing to show interest in what was passing her by and wasn’t the Duke of Edinburgh in good form as anything to do with water is very much his forte? Sadly, the cold may well have got to him and he was unable to accompany the Queen for the remaining festivities.

Everyone will have their particular memories of the four days. What about those magnifi cent singers bringing up the rear of the armada? Soaked to the skin, they nevertheless managed to keep a smile on their collective faces and sang their hearts out with traditional songs of praise. What about , too, the appearance of that superb Pacifi c-class locomotive ‘Princess Elizabeth’ that appeared on Charing Cross bridge, to-ing and fro-ing, fi ring off clouds of steam and what about that engine’s whistle, just magnifi cent.As Her Majesty later said that she was ‘humbled’ by all the displays of loyalty, the british nation has well and truly spoken and shown their deep aff ection not only for the Queen but the whole concept of the monarchy. This whole country should fully realise and appreciate that this great lady, Elizabeth Windsor, has reigned supreme for six decades and is loved throughout the world. What an achievement after these fi rm promises that she made all those years ago as such a very young girl.Doubtless, the BBC will attempt some sort of public apology but just as surely, no heads will fall. What a great shame that the wonderful voices of say Richard Dimbleby, Tom Fleming or Raymond Baxter were not around to provide just that touch of gravitas!~ Colin

MY EX-WIFE THE PILOT My ex-wife started taking fl ying lessons about the time our divorce started and she got her license shortly before our divorce was fi nal, later that same year.

Yesterday afternoon I got a phone call, that she narrowly escaped injury in the aircraft she was piloting. Seems she was forced to make an emergency landing in Hamilton because of bad weather. Thank God the kids weren’t with her.

The FAA issued a preliminary report, citing pilot error: She was fl ying a single engine aircraft in IFR (instrument fl ight rating) conditions while only having obtained a VFR (visual fl ight rating).

The absence of a post-crash fi re was likely due to insuffi cient fuel on board. No one on the ground was injured.

The photograph below was taken at the scene to show the extent of damage to her aircraft.

She was really lucky.

A man calls home to his wife and says,Honey, I have been asked to fl y to Canada with my boss and several of his friends for fi shing. We’ll be gone for a long weekend. This is a good opportunity for me to get that promotion I’ve been wanting, so could you please pack enough clothes for a 3-day weekend? .... And, also, would you get out my rod and tackle box from the attic? We’re leaving at 4:30 pm from the offi ce and I will swing by the house to pick my things up. Oh! And please pack my new navy blue silk pyjamas.”The wife thinks this sounds a bit odd, but, being the good wife, she does exactly what her husband asks.Following the long weekend, he comes home a little tired, but, otherwise, looking good. The wife welcomes him home and asks if he caught many fi sh.He says, ‘Yes! Lots of Walleyes, some Bass, and a few Pike. He says, “But why didn’t you pack my new blue silk pyjamas like I asked you to do?”The wife replies, I did. They’re in your tackle box.

Never, Never, Never try to outsmart a woman!

Regardless of one’s age, one should always plan ahead... The local news station was interviewing an 80-year-old lady because she had just married for the fourth time. The interviewer asked her questions about her life, about what it felt like to be marrying again at 80 and then about her new husband’s occupation.

“He’s a funeral director.” she answered.

“Interesting.” the newsman thought.

He then asked her if she would mind telling him a little about her fi rst three husbands and what they did for a living.

She paused for a few moments, needing time to refl ect on all those years.

After a short time, a smile came to her face and she answered proudly, explaining that she’d fi rst married a banker when she was in her early 20’s, then a circus ringmaster when in her 40’s, later on a preacher when in her 60’s and now in her 80’s, a funeral director.

The interviewer looked at her, quite astonished and asked why she had married four men with

such diverse careers.

She smiled and explained, “I married one for the money, two for the show, three to get ready and four to go.”
