 What is a Unique Selling Proposition? A critical component of creating consumer awareness is developing a Unique Selling Proposition (USP) that identifies your community’s specific character and features. Refer to your target market research and market position, and find the key and unique elements that link them. What are you doing differently from your competition that will appeal to your target market? Does <XYZ> offer cutting-edge services?

Your USP sets you apart in a way that matters to your target market. It is not enough to just be different. You must be better in the minds and hearts of your target market. When customers review all the marketing materials from several communities and try to decide which to choose, the community with the strongest and most consistently reinforced USP inevitably wins the sale. Once created and refined, <XYZ>’s USP will be reflected in all collateral—from brochure to newsletter to direct mail and open house invitations to website and online communications. It will drive the copy and image selection and often impacts the decision of how to promote the community.
