JANUARY 2021WHAT DOES A COMMUNITY ASSOCIATION MANAGER DO?

If you’re buying a home in a Cooperative or HOA neighborhood, the community association manager (CAM) will be one of your key contacts. When you have questions about how the building or neighborhood runs, the CAM has the answers.

They're in charge of knowing the Covenants, Conditions, and Restrictions (CC&Rs) and ensuring owners observe them.

The CAM is a reliable source of information, such as the cost and timeline of planned capital improvements, as well as granular rules that affect lifestyle, such as whether residents are allowed to use a charcoal grill on their patios.

You may not encounter the community association manager often. But if you're curious about an aspect of how the neighborhood or building operates, all routes lead to this person.

A community association manager can be hired by the board of directors or by the property management company. Their role is interesting in that they're expected to provide guidance and oversight to the board as well as administrative and operational support.

Unlike board members, who are volunteers that own property, the community association manager is licensed by the State and is a paid position with many professional responsibilities and deliverables. Their responsibility is to uphold the governing documents, enact them, and work for the greater good of the community.

Thank YouMany people who live in Riverwalk have said that they chose Riverwalk for two

reasons, the size and the trees. Tim and I felt the same when we came here to live. Living here, however, we found the true, lasting treasure of Riverwalk – the quality of the people! We have never lived in an area with a greater number of truly caring people!

My heartfelt T H A N K Y O U goes to so many of you. It would take up too much space in the newsletter to list all the kind things said and done by so many during Tim’s last weeks here in Riverwalk. Whenever I would tell him what someone had said or done, he would get a little smile on his face. Soon Tim would be telling me a fond memory of a couple or person.

CHRISTMAS FOOD DRIVEDONATED TO

TRINITY UNITED METHODIST CHURCH FOOD PANTRYThe Village has done a food drive in past years over the holidays. This year it will be handle a little

differently. Instead of picking up food at the end of your drive way, it can be dropped off at the Cosman house.

Because of Covid the pantry is accepting cash donations in place of actual food. We have a food pantry account and we are able to get food from ALL FAITHS FOOD BANK, Sarasota, for 14 cents a pound.

If you would rather donate food, we can always use canned goods and peanut butter.

The food or checks made out to TUMC can be left at Allen & Kathy Cosman’s house at 116 Riverwalk Dr.

BOHDIBohdi was fostered and then adopted two years ago from Big Hearts Big Dogs

Rescue in Fort Myers, by my family. Bohdi was left abandoned in a garage of a home, she was pregnant when she was abandoned and then delivered 6 puppies all alone. After her puppies were born, the garage caught on fire and Bohdi selflessly went into the burning garage four times to bring her puppies to safety. Sadly, two did not make it out and in the process Bohdi was burned badly on her left side. Two months after we adopted Bohdi she had to have a diseased kidney removed and then later was found to have heartworm, which is a devastating and often fatal disease than is so easily prevented with monthly heartworm prevention medication. She received treatment for her heartworm disease and is now heartworm free and living her best life as a much loved part of our household.

So many dogs and cats are abandoned, or turned in to shelters because they are old, need expensive medical care, or to make room for that new Christmas puppy. If you are looking for a new furry companion for your home, look no further than your local Animal Shelter, there is a wonderful pet waiting to be a part of a loving home. ADOPT – DON’T SHOP.

Christmas Riverwalk Style was a Big Night!Riverwalk’s traditional Christmas ‘Sleigh’ Parade was held on Dec 13th for the outdoor enjoyment of both

riders and spectators. Lining up per our usual routine in the cul-de-sac, drivers never had to get out of their carts as we circled Riverwalk enjoying the spectacles of Christmas lights in the Village and adorning our ‘sleighs’.

More driveway spectators than ever awaited with anticipation for the parade! We returned to the starting line for Christmas carols, Christmas cookies, and a special dramatic reading by our very own Geri Becker of “Twas the Night Before Christmas!”.

A special collection of donations was sponsored by the Social Club Board throughout December for the benefit of our own Neighbors Helping Neighbors. Giving is a blessing!

With great care, creativity, and attention to safety details many Riverwalkers did their part to produce a light up night of Christmas spirit. Thank you to:

Community CommunicationThere has been a lot of discussion in regards to communicating between the residents and the Board of

Directors. This is being written to advise the forms of communication that currently exist that you may not be aware. Also, to explain the difference between the various meetings where communication occurs.

Once a year in January is a Shareholders Meeting. At the end of this meeting is an open discussion forum. Any Shareholder can speak and give suggestions, opinions and ask questions.

What use to be monthly but has recently been changed to Quarterly (or as needed) Board of Directors Meetings are the next communication tool. This is for the Business of the Board of Directors (BOD). The BOD sets the agenda. All topics on the agenda have open discussion with the Shareholders. If anyone would like the BOD to add an agenda item then there is a form in the office that can be filled out with your request. This will be given to the BOD who will then contact you to discuss.

The final meeting type forum is the Managers Meeting. This meeting is open to all residents. It is run by the Village Manager. There is always a representative of the BOD present. This meeting is to pass along to all resident’s non-financial information from the BOD meeting. It is then an open forum for anyone to speak. There is no agenda and allows all residents a voice.

Another form of communication is the Avoid Verbal Order (AVO) form. It’s a weird name but is basically a way to express requests and concerns. This process is outlined in your Rules and Regulations. Forms are in the office and the Manager will process them and get you an answer.

There is an open-door policy in the office and with the BOD. Anyone can ask a question at any time. Your first step with anything that you need is to start in the office and talk to the Manager. If you are not satisfied and would still like to talk to a BOD member then we can be contacted.

As with this article, the News Letter is also a form of communication and is used. Information is also passed along using e mails and tube mail.

I hope this gives a better understanding of how communication can take place. It has been difficult this last

year due to Covid and many things being cancelled. Hopefully with the vac-cine this will be coming to an end soon.

Thanksgiving TraditionMy son whisked me away to Olympia, Washington, to keep me safe from the pandemic.

I will be staying here with him until January when hopefully I will be able to get the vaccine and it will be safer for me to be back home.

Below is a copy of an article that my grandson wrote for his company newsletter about his favorite Thanksgiving tradition -- attending the Riverwalk Thanksgiving party. I was really touched by his view of our residents and recognition of the planning and hard work it takes to put on that meal every year. I hope you will print this in our next Riverwalk newspaper.

I have always had a positive view of Riverwalk and am proud to live here. My family is thankful for all my Riverwalk friends and the many activities available to us. My husband Joe and I bought the 35th house in 1991 and have spent 30 happy years living here. Joe died in 2013 and often said that moving here was one of the best decisions we ever made.

I think this article will bring a smile to many faces, especially the stuffing maker(s).

potluck. Every year there is someone new sitting at the table with us and new prizes to be raffled off. The atmosphere is very jovial, and the food is delicious! Select members from the community take it upon themselves to cook the birds and others bring sides and desserts. I would have to say that my favorite dish year after year is the stuffing. The person in charge of it is a master of their craft, as every year it is the star of the show, in my opinion. All in all, it’s just nice to be around family and friends sharing a meal! Thanks to COVID, I won’t be able to attend this year as the event has been cancelled, so I guess I’ll have to settle for my own stuffing.
