You know the feeling when you travel and you get a call
for a listing or sale on the day before you leave…? You
know how important it is to have someone taking care of
your business while you are gone?
Thank you all for your support while I was attending a
meeting of German Real Estate Agents and adding a cruise
vacation. What a feeling when, while being abroad, you
get emails being abroad raving about the June event. A
special thanks goes to our President-Elect Jessica Rosato
who ran a smooth meeting. I think she is ready. What do
you think?
The Chapter sent the president and president-elect to the
Midyear Legislative Meeting in DC. At these meetings we
were informed about any and all news concerning WCR.
We were introduced to the new Executive Vice President,
Jeff Hornberger, who came from NAR Global. He will be
great for WCR, and I am sure we will see some positive
changes. We also were educated to become a better lead-
er to lead the Chapter. There was also lots of opportunity
to network, discuss other chapter challenges, and help
each other.
One of the issues was using the FREE website offered by
WCR National. So you might have seen that we complied
with this request. (https://www.wcr.org/chapter-sites/
florida/) You can also find us by going to WCR.org and
clicking on “Find Your Chapter” then “Greater Palm
Beach.” Our webmaster Adrianne Bushea has done a mar-
velous job creating a link for our Affiliates. Thanks Adri-
anne! Check it out, but please, if you see your info with
out picture, go to the WCR.org website and add it. Same is
true for your information: address change, affiliation
change, updates for your bio? It is your responsibility to
keep your information current. The nice part is, once you
change the WCR.org site, our Chapter Site will be auto-
matically updated.
Last but not least: Thank you all for your volunteer work. I
know it is sometimes difficult especially when business is
good. But you should also ask yourself at this time of year
whether you want to move on and become part of leader-
ship. If you have any questions, please feel free to ask ei-
ther Jessica Rosato or myself.

RAPB website. Please check it out and thank Danielle Bou-

Providing a wind mitigation is important be-
cause it allows us to provide discounts with
the homeowner insurance compa-
nies we represent. Without a wind
mitigation inspection, you are pay-
ing list price for your home insur-
ance. These inspection reports can
be up to five years old and still be
used to calculate discounts.
The major discounts come from
roof shape, and roof age, as well as
how well the trusses and shingles are
attached. The last discount is for the protec-
tion of all openings including
doors, windows, and skylights. Your location
and distance from tidal water also is a contrib-
uting factor. For homes in the
wind pool, (generally less than
two miles from tidal water but
this does vary) full opening pro-
tection of the doors and windows
(Everyone) can mean a $1000-
2000 difference per year in premi-
um. The impact is less the farther
you are from tidal water. Homes
over 10 miles from tidal water,
like those in Wellington or Weston, we see a
difference is usually $200 or less per year.

Mitigation Discounts on Home Insurance

“Follow the Sun” is a good general de-
scription of the movement of the North
American population in recent years. It
includes migration west and south. Hun-
dreds of thousands of us have released
our grasp on snow shovels, hung up our heavy coats and fol-
lowed the sun to Florida, and especially to Palm Beach. In 2014,
Florida breezed past New York to become the third most popu-
lous state (behind only California and Texas). In addition to
Northeast and Midwestern states, many new Floridians hail from
the Canadian provinces of Ontario or Quebec.
This march includes plenty of baby boomers who have found a
great place to enjoy retirement, but also a host
of younger people who are attracted by the stel-
lar business and employment opportunities
offered by Palm Beach County. The tax and
business climate is as welcoming as the other
climate for which we are famous. In the last
four years, there were more moves into and
around Florida than almost anywhere else in the
USA.
So, we’ve answered the questions of “who” is
moving here, and “why” so many are taking that
step. That leaves “how”. How are you going to
make that successful move into or around
southeast Florida? Hopefully, you are working
with a top quality local Realtor® to identify your
perfect new home and neighborhood. When you have located
your personal paradise, you’re ready to plan your move, starting
with choosing your mover.
You should begin talking to prospective moving companies even
before you finalize your precise move date. Your professional
mover should be your consultant, someone who helps you un-
derstand the moving process and partners with you to make
your moving experience a smooth one. Be skeptical of move
brokers who negotiate a deal with you, then hire someone else
to perform the actual move. You are better off going right to the
source and working with a mover that will actually be there –
before, during and after, your move.
Whether your move is across the country or across town, think
about what you will bring and what you should leave behind.
Are you planning to downsize? This might be a good time to sort
through your belongings and decide what to take and what to
sell, give to family members or friends, or donate to a charity.
Of course, the cost will be important. Remember, not every mov-
er will give their quote in the same way, so make sure you are
comparing “apples to apples”. Are all costs included in each
quote? Is your quote a binding, fixed, flat fee quote, or might
your cost change depending on the time required or the actual
weight of your belongings once they are loaded onto the truck?
Compare the weight or cubic feet of different quotes to deter-
mine if they all anticipate a roughly similar size move. (One cubic
foot of household furniture weighs about 7 pounds.)
Make sure your selection of a moving company considers more
than just price. While your belongings may be just “things”, they
are the things most important in your life. A cheap price might
be “too good to be true”. Ask about a mover’s
reputation. Talk to friends and family, or your
Realtor®, about their experiences with different
moving companies. Check with the Better Busi-
ness Bureau, and online services like Angie’s List
or Yelp.
Another early decision to make is about packing
your personal items. Everything small enough
to fit into a medium sized box, should be packed
before your move. You can have your profes-
sional mover do that for you, or you can do it
yourself. You should move some things yourself,
if at all possible. This includes things like cash,
jewelry, guns, medicine, glasses and contact
lenses. Ensure you have your toothbrush, an
adequate supply of diapers, baby formula, contact lens solution
and other essential items. Also consider devices like cell phones,
tablets and similar small electronics, and their chargers. Even
though the South Florida sun is full of energy, that alone won’t
charge your cell phone!
In the simplest move, your belongings are transported from your
old home directly to your new home, but sometimes that ideal
timing just won’t work. You might need to store your things for
weeks, months or longer before your move. Make yourself
aware of various storage options, and decide which one best fits
your circumstances. There is still more work to do, but you have
it under control. You’ve followed the sun – now enjoy it! Take a
break from that new job or business venture, or from all the ac-
tivities offered by your retirement community.

As “season” winds down, many sellers are wondering
whether it’s still a good time to put their home on the
market or if it’s best to wait until next season to do so.
There are also those who weren’t able to sell their
home until now and are strongly considering taking it
off the market and waiting until next season rolls
around to re-list. To both one would say—if you have your home on the
market, keep it in on the market. If you
are interested in selling your home, go
ahead and list it. Inventory is low, buy-
er interest is high, the market is hot,
sales prices are high and interest rates
are still low. These are all great condi-
tions for getting your home sold. Although season is technically over
based on the month, Delray Beach (and
the surrounding areas) shows no signs
of the real estate market slowing down.
It was just like this for me last year
with most of my business being done
off-season! With season comes a lot of
stress for buyers who are forced to act fast and navi-
gate bidding wars. Many serious buyers come out off-season in hopes of a more laid back environment as
they contemplate purchase and in hopes of sellers be-
ing more willing to work together towards a calm,
successful close. You also have to keep in mind that buyers are looking
to purchase homes throughout the entire year, not just
from November to May. Think about the family that
is just finishing up the school year in a different state
and is looking to relocate to the area. Summer would
be the most ideal time for them, not only because sum-
mer break provides the down time necessary to look,
but also allows them to get situated before the new
school year starts in August. There are many different
scenarios for many different buyers, but the bottom
line is—if your home isn’t on the market, they don’t
even know it exists. Now let’s talk inventory. There are plenty of buyers
that cannot find homes. One should have searches set
up so that the minute a new home comes on the mar-
ket that fits their criteria, both are notified. It’s that
bad, or should I say, that good! With low inventory,
comes obvious demand, and this will help the sale of
your home. And for those who are worried about having your
home on the market too long, and creating a negative
impact, don’t! Buyers are not nearly as concerned
with the length of time a home has been on the mar-
ket. There are many reasons why a home doesn’t sell
in record time—from price, to condition,
to style, to taste—but there is a home for
every buyer or a buyer for every home.
One buyer may want a huge backyard
for pets and children whereas another
will want no outdoor maintenance at all.
If one starts working with a new buyer
and the home matches what they need
and want, and ends up being “the one,”
they are relieved and excited, it’s still on
the market, not upset. I had a few hard
sells last year, but when the right buyer
came around, the “days on market” did-
n’t make them flinch a bit and we got
close to asking price on both. Selling your home is more than just timing. Find an
agent you can trust who is going to work hard to mar-
ket and sell your home—an agent who is going to stop
at nothing to get it in front of as many qualified eyes
as possible. That will sell your home no matter what
the season.

2015 Blue Diamond Circle Award recipients announced There’s good. And then there’s Blue Diamond Circle good.
Each year, the Women’s Council of REALTORS (WCR) hosts a ceremony for the prestigious Blue Diamond Circle Award. This honor is given to those who fit a certain criteria in sales production in two different categories: Blue Diamond Circle and Blue Diamond Circle Elite. To even be considered, professionals must: be in good standing in the Realtors Association of the Palm Beaches (RAPB) or any Florida board, be in good standing with WCR, have a minimum of $2 million in sales ($5 million for Elite members) and a minimum of six closed sales from January through December of last year. In addition to these monumental accomplishments, the winners seem
to share similar characteristics that allow them to achieve these feats. These individuals must operate on a high level of integrity, respect and be committed to their profession.
This well-respected achievement doesn’t just get you a shiny blue dia-mond (although that alone would be satisfactory) but includes a plethora of resources to help promote this recognition. Perks include: a full-page print publication in the local newspaper, acknowledgement on the BDC website dedicated to the Blue Diamond Circle members and other social media portals, the use of the Blue Diamond Circle logo for personal marketing campaigns, and a marketing packet with tips to uti-lize Blue Diamond Circle in upcoming campaigns.
Twenty-two talented individuals were welcomed into these exclusive groups on April 28. Congratulations
