Barrett Lane is a venue that strikes the perfect balance between intimacy, functionality and class. Located in the picturesque Swan Valley with balcony views of undulating vineyards, Barrett Lane provides an atmosphere of privacy and exclusivity with two areas at your disposal: a fully equipped and air-conditioned function room and a lawn area, surrounded by beautifully manicured gardens.
The function centre itself is steeped in the Valley’s history of grape-growing and wine making, having been built using timber from a 70 year old vintage grape-drying rack. Aged timber, matched with colourful yet subtle décor, communicate the creative and personal touch that has given Barrett Lane the reputation it has today. Every wedding, dinner party or corporate event has been received with acclaim from guests.
Barrett Lane can comfortably accommodate up to 130 cocktail guests or 80 seated. Free parking is available on-site. The venue is BYO, hugely reducing the cost of your event. The outside lawn area, adjacent to the function room, is the perfect setting for your wedding ceremony or evening drinks before dinner.

BYO ALCOHOLBarrett Lane is a BYO venue however our staff must manage the bar at all times.
VENUE HIRE* Venue hire fee includes the use of our tables, chairs, crockery, cutlery, glassware, 8 wine barrels, festoon lights, one cordless microphone and built-in sound system. Please contact us for further information.
CEREMONIESBoth the function hall and garden grounds are available for those who choose to have your ceremony here prior to your reception.
AVAILABILITYBarrett Lane is available for hire:
Saturdays from 5pm to 11.45pm. Guests are welcome to use the garden area for ceremonies from 3.30pm, but the venue’s function room remains closed until 5pm. Setup for Saturday functions takes place on Friday afternoon between 1pm and 5pm.
Sundays from 9am to 11pm.
Monday - Thursday from 9am to 10pm.
SETUP/CLEANUP
Each wedding is allocated a maximum of 4 hours to set up and 2 hours to remove decorations and other items from the venue. Next day removal is permitted. Please discuss with the venue manager.
DECORATIONSYou are free to decorate the function centre to achieve the look you desire, however decorating conditions are outlined in our Terms & Conditions (available upon request).
FUNCTION PLANNINGBarrett Lane can assist you in preparing for your event by providing a list of professional companies and services that will make sure your function runs smoothly. Check out our website for a list of the preferred vendors at Barett Lane.
The finerWhat’s included in the venue hire price?
Included in venue hire are: tables, chairs, cutlery, crockery, glassware, festoon lights and up to 8 wine-barrels, use of sound system and one cordless microphone.
Can we have our wedding ceremony there as well as our reception?
Yes, provided you state this on your Booking Form and it is within Barrett Lane operating hours (see T&C for more details).
When can we hire Barrett Lane?
Barrett Lane is available for hire Saturdays from 5pm. On Saturdays, ceremonies can begin in the garden grounds from 3.30pm, but the venue’s function room remains closed until 5pm. Evening functions are to finish no later than 11.45pm.
How many guests can we have at our event?
Our venue is able to comfortably fit 130 guests for a cocktail function. For a seated function, 80 guests can be seated inside the function room.
Does Barrett Lane provide tablecloths, chair covers or other linen?
No.
What audio equipment is available for use at Barrett Lane?
Barrett Lane provides one cordless microphone and a sound system into which an iPod, laptop, or similar device can be plugged. DJs are REQUIRED to use our audio system.
Can we provide our own alcohol?
Yes, Barrett Lane is a BYO venue.
Can we provide our own caterer?
No. Barrett Lane has engaged Showcase Catering for all food and service requirements at each function through whom menus are planned and made. Please contact Showcase via [email protected]
Can we self-cater our event?
No, this option is not available.
Is the venue air-conditioned?
Yes, Barrett Lane has reverse cycle air-conditioning within the function room.
How far ahead in the future can we book Barrett Lane?
Bookings can be made up to 24 months in advance.
How long do you hold a tentative booking for?
Tentative bookings are held for two weeks.
How do we secure our tentative booking?
Tentative bookings can be secured by completing the Booking Form, signing the Terms & Conditions, and paying the deposit within two weeks of making the tentative booking.
What are Barrett Lane’s Terms & Conditions of hire?
We can email a copy of the Terms & Conditions to you.
What is the booking process?
Check the requested date with the Venue Manager; complete the Booking Form, sign the Terms & Conditions; return these, with the $1,250 deposit to the Venue Manager within two weeks of making

the booking.
How much deposit is required to confirm a tentative booking?
$1,250 deposit is required to confirm your booking, the balance of which is required 60 days before function date.
When do we pay the Bond?
The Bond payment is required in cash (bank transfers are acceptable) at the time you come to set up for your function, that is, before you begin setting up.
When will the Bond money be returned?
Bond money will be returned, minus any deductions (if required) when pack up is complete and an inspection has been conducted.
When will the inspection occur?
The inspection will occur when you have finished packing up. An inspection checklist will be provided to you so that you make sure you have not left anything behind and that all things are in order before the Venue Manager makes the
final inspection.
When can we view Barrett Lane?
Viewings are on Mondays between 10am and 6pm, except on Public holidays. Other special arrangements can be made for those from overseas or interstate. Please contact us to arrange a time.
How do we get to Barrett Lane?
Travel north along Great Northern
Highway (about 3.6 km north of where Roe Highway meets Great Northern Highway), turn left into Barrett Street. After turning left onto Barrett Street, cross the bridge after which the road curves to the right. Turn left onto Lennard Street. About 500m along Lennard Street you will see Barrett Lane on the right hand side.
