WestBridge Business Park is a 271 acre business park located in west Knox County. The site is an ideal location offering a close proximity to housing, services, and transportation. The open, park-like development is less than 18 minutes from the central business district of Knoxville and five minutes from I-40 and 1-75. Transportation: The park has excellent access to the interstate and major highways via Pellissippi Parkway and Hardin Valley Road. Electrical service:Lenoir City Utilities Board (LCUB) furnishes both overhead and underground circuits. Two 12470 Grd. Y/7200 volt distribution circuits supply electrical service to the park. One is located on Hardin Valley Road at the entrance to the park, and the other is located at Byington-Solway Road. The available capacity to the park is five to seven megawatts. Both of the distribution circuits are supplied from LCUB's Solway Substation located on Hardin Valley Road at the intersection of the PellissippiParkway. The circuits are also voltage regulated which helps to maintain a more constant voltage. Line size is 12,500 V. System capacity is 12,500 KVA total, 2,500 KVA remaining.
Water Service:16" distribution lines on site. 160 psi pressure and 3,500 gpm flow. Raw water from Beaver Creek with QlO-yr = 6,440 cfs. Utility district serving the park is West Knox Utility District. Capacity is 8 Mgd now, expandable to 12 Mgd.
Sanitary Sewer Service:8", 10" and 12" gravity sewers inside the park connect to existing 30" sewer lines of West Knox Utility District. The WKUD plant is immediately west of the industrial park with 4.0 mgd capacity.
Natural Gas: The Knoxville Utility Board can provide natural gas at any level required by park tenants. Full service extensions can be completed to meet industry operation schedules. Line size is 8" with a pressure of 60 psi.
Fire Protection:Two fire stations are within 5 miles of the park. There are currently three tanker trucks with a fourth to be available in the near future. Hydrants have been installed in park and have an excellent pressure and flow and an ISO rating.
Telecommunications:AT&T provides service to the area with the latest electronic switching available and the capability to provide special service data lines.
