The owners of this charming and impressive home firmly believe they have the best of all worlds here – city, town and country. It’s a beautiful property surrounded by generous gardens, set in open countryside with a peaceful feel. It’s also within walking distance of Wymondham and only a few miles from Norwich.

Countryside With Convenience With children at school in Norwich, the owners were looking for a place in the country but still wanted a short school run and commute. They were delighted to come across this property. “You can walk to Waitrose in ten minutes and into the centre of a perennially popular market town in just quarter of an hour. There’s a bus stop just outside the entrance to the gardens but when you come down the drive it feels incredibly rural. We have open paddocks and fields around – it’s as though we’re in the middle of nowhere.” The gardens extend to around 1.5 acres, so although you have plenty of space and privacy, it’s still a very manageable plot. There are also loads of footpaths in the area, taking you for miles along country walks. The owners have dogs so have enjoyed exploring the network of tracks and lanes on the doorstep. There are only a handful of houses in Downham Grove itself, so it gives the hamlet a strong sense of community – people here look out for one another and it’s a friendly place to be.

Old Meets NewThe original part of the property dates back around 400 years and has beautiful exposed timbers and a wonderfully cosy feel. The house has been significantly altered and extended over the years, with many of the changes happening during the Georgian era. The whole place has a lovely friendly and relaxing feel and the owners explain that friends often say how welcome they feel here. The owners have put their own stamp on the property, bringing it up to date, restoring original features and adding an oak-framed extension that fills the gap between the two wings of the house. It’s created a fabulous kitchen, dining and family room that now literally forms the heart of the home.

Making MemoriesThe property is perfect for today’s busy family. “We can be cooking dinner while the kids are sitting at the breakfast bar doing their homework, or chilling out with an after-school snack in front of the television.” All the children have their own bedrooms and there’s still plenty of room for guests, so everyone has their own private space but there are larger rooms where they can gather together. The owners find it magical at Christmas and love to throw memorable parties every New Year too. “We have a large extended family and enjoy hosting everyone here, sharing special times together,” they explain, “It’s been an incredible family home as the children can run around so freely”. As a family, they spend a lot of time in the pool and have very much enjoyed having it. The shallow end has steps where younger ones can sit safely, while the other end is deep enough for jumping in. Doors open to the garden so the air can flow through on hot days, while in winter the sun warms the pool room. The owners are keen cooks, as are their children, so they have also made plenty of jams and sloe gin using fresh produce from the garden, stacking the freezer with fruit crumbles each autumn. They have also had chickens here. “It’s such a brilliant lifestyle for growing children and as they become more independent, they can get the bus into Norwich or walk to meet friends in Wymondham, so it’s ideal for every age.”

DirectionsFrom the ring road in Norwich, follow the A11 in a south westerly direction as far as the junction with the A47. At the main roundabout do not proceed on the A11, but take the third exit signposted Hethersett on the B1172. Follow this road past Hethersett and continue on towards Wymondham. Continue past the modern development, Oaklands on the right hand side and then Downham Grove will be found on the right hand side marked as a Private Drive. Proceed down here, go straight across the crossroads and at the end of Downham Grove proceed around the left hand bend where the barn will be found on the right hand side.
