am on Friday November 6, 2020 (Registration will open October 13, 2020 at www.govease.com/auctions). Tax
Liens on the following described real estate, improvement and minerals situate in Montezuma County of
which taxes for the year of 2019 and/or prior years or special assessments have not been paid, together with
interest, advertising, penalties and $4.00 certificate fee, as provided by law, computed through November,

Property tax payments must be paid in cash or certified funds to the Montezuma County Treasurer on or
before November 5, 2020 by 3:00 pm to avoid delinquent property going to Tax Lien Sale. Tax Lien Sale will
be held November 6, 2020. If the property goes through the Tax Lien Sale, YOU WILL BE REQUIRED TO PAY
INTEREST AT THE RATE OF NINE PERCENT (9%) PER ANNUM. Redemption of these taxes must be paid in cash
or certified funds within three (3) years or a Treasurer’s Deed may be issued to the holder of the tax

TAX LIEN SALE INFORMATION
GENERAL INFORMATION In the event the lien remains unredeemed, the certificate holder has the right to pay subsequent years
delinquent taxes (sub-taxing or endorsing). If the lien is redeemed, the certificate holder is entitled to interest
on the taxes, penalty interest, and advertising and subsequent endorsements which were paid by the
certificate holder. Portions of a month shall be counted as a whole month pursuant to law. LIENS MAY BE
REDEEMED AT ANY TIME PRIOR TO THE ISSUANCE OF A TREASURER’S DEED.
The interest rate is NINE (9) Per-Cent, per annum.
BUYER BEWARE All tax lien sales are offered with a “Buyer Beware” warning. It is the buyer’s responsibility to know the
quality of the property on which they are paying taxes and receiving a tax lien. Bidders must rely entirely
on their own information, judgment and inspection of the property records.
Each buyer will be required to register online in the manner which the tax certificate is to be issued with
name, address and telephone number.
Each parcel will be subject to general bidding and the tax lien will be sold to the buyer who shall further pay
the largest amount in excess of said taxes, penalty interest, advertising and other charges as provided by law.
PREMIUM BIDS ARE NEVER REIMBURSED in redemptions. ALL PREMIUM BIDS ARE MADE AT INVESTOR’S
EXPENSE. PREMIUMS ARE NOT REFUNDED, AND ABSOLUTELY NO INTEREST IS EARNED ON PREMIUMS.
It must be understood that the sale and purchase of the tax lien does not convey the right of possession,
use, improvement or access to said property.
METHOD OF PAYMENT
Payment arrangements must be made prior to participating in the Tax Lien Sale. Payment must be made
with cash or certified funds on the day of sale unless prior arrangements have been made.
A certificate of purchase will be issued for each tax lien. Three years from the date of the certificate, if the lien
remains unredeemed, the certificate holder may apply for a Treasurer’s Deed to the property. Certificates of
Purchase will expire after fifteen (15) years according to C.R.S. 39-11-148.
