SOMERSETWEST:MARKET SWINGS IN FAVOUROF SELLERS
Eagerbuyers create stock shortageDALEEN FOUCHÉ
The high demand in local prop-erty has swung the local proper-tymarket fromabuyer’smarketto a seller’s market.
Juan de Jager, principal ofDynamicRealtors, says themarketin Somerset West has changedfrom a buyers market to a sellersmarket, because of the shortage instock. He says properties priced
R1,8 million and lower are in highdemand and sellers have realised
this and are putting up the proper-ty prices accordingly. De Jager, however, says the buyers markethas not yet caught up with thischange andmany still believe theycan wait a week before placing aoffer on a property. De Jager saysthis is no longer possible addingthat buyers will have to adjust tothe changes.Property prices have also in-
creased because of the high de-mand for local property. He, how-ever, explains that the SomersetWest market is very unique anddoes not always align with the
trends in the rest of the country.De Jager says the Somerset Westproperty market is currently verylively.J.D. Lombard, estate agent for
RE/MAX Helderberg, agrees withde Jager and says stock across theHelderberg is inveryhighdemand. He says since the beginning of
the year, there has been quite a bitof movement in the property mar-ket with RE/MAX Helderberg sell-ing over R50 millionworth of prop-erty in April. “The problem is thatthere is a shortage of stock.”According to Lombard, estate
agents in the RE/MAX Helderbergoffice all have a list of potentialbuyers, who are waiting for theirdream property to enter the mar-ket.Lombard explains that houses,
apartments and flats that arepriced right, sell very quickly.Property priced between R900 000and upwards is very popular andin high demand.Property in areas like Parel Val-
lei and Land En Zeezicht, go veryquickly.Lombard says one property in
Victoria Park was recently sold at
a record price for R935 000 by an in-dividualwhowished tomakean in-vestment. Lombard says peoplecannot gowrongwhen investing inproperty, and especially encour-age youngadults and families to in-vest in flats, even if this has to bedone in partnership with a friendor family member. Lombard saysthe reason for property being sucha great investment, is because ofthe shortage in property stock. Hesays the result of this is that manyfamilies choose to rent a propertyrather than buying a house thatdoes not suit their needs.

Real estateasa careerI often have peoplecome and speak tomeabout themeritsofbe-coming an estateagent. At first glanceit would look like aneasyway to earn goodmoney – with flexiblehours, huge commis-sions, and really notmuch skill required.Wrong.It’s true there aremany estate agents. But relatively few aresuccessful, with the80/20 “Pareto princi-ple” meaning that80% of all real estatesales are concludedby 20% of the agents. So what makes agood estate agent? Somemay think it’sa love for property. Whilst we do sellproperty, thebestestateagentsaresuc-cessful because they understand peo-ple. Our customers are people withneeds and expectations. The bestagents are skilled in listening to theircustomers, identifying their needs, and then proposing a product or serv-ice that meets those needs.Foranagent tohave those skills theyneed to take a genuine interest in theirclients. If you’ve ever dealt with an es-tate agent before, or any salespersonfor thatmatter, youwill agree that youcantellwithinminuteswhois interest-ed in your needs vs. who is interestedin their commission. The best estate agents are seriouslygoal driven and self-disciplined. Anagent only gets paid for results, not forturning up at the office. Their driveanddeterminationusuallymeans longworkinghoursat timeswhentheircus-tomers are available – after hours andonweekends. This comes at a price, of-
ten impacting ontheir families.Whilst the hoursmay be flexible, thereality is that themost successfulagents work muchlonger and harderthan a salaried per-son.Real estate can bea very emotionalbusiness. We dealwith peoples’dreams. We helpthem sell the hometheir children grewup in, with all thememories and emo-tion attached. We as-sist our sellers to ad-just their emotional
pricing expectations to the market re-ality.We help our customers negotiatethese emotions, often at great emotion-al expense to ourselves. The best estate agents appreciatewe’re not dealingwith bricks andmor-tar – we’re dealing with peoples’ lives, and with what is usually their biggestfinancial investment. And of course, there is the disap-pointment agents experience when, throughno fault of their own, sales fallthrough. Great estate agents have theemotional strength to deal with theseemotional highs and lows.Another characteristic of the bestagents is that theydon’t shyaway fromthe difficult conversation. Honest andopen communication with their cus-tomers is critical to assisting them.Sometimes thismeans the agent needsto deliver information to a client thatwill not bewell received. This requirescourage, as the messenger is often the“shot down” for delivering the infor-mation

NUWESANDERO: 900CC TURBO-ENJIN
TaaikleinkragbronverrasJOHAN MOUTON
we enjin.
