In order to qualify as a profes- sional valuer, one needs to com- plete a full-time, three-year Na- tional Diploma in Real Estate (Valuations). As Andrew is cur- rently running his own property business, he had no choice but to do it part-time (evening classes). Once you have obtained your national diploma, you need to do your “articles” under the super- vision of a professional valuer, and complete a minimum of 250 valuations before you are able to write the board exam. Of the orig- inal 35 who started with Andrew, only seven wrote the exam. Hodge & Company, estab- lished in 1947, is the oldest estab- lished estate agency in the Hel- derberg basin. Apart from sales and rentals of residential and commercial properties, they have over the past ten years spe- cialized in property valuations. Peter Hodge (Andrew’s father) has been an appraiser for more than forty years and served on the Helderberg Municipal Coun- cil as a property valuer. When it comes to valuing one’s property, there has been a mis- conception amongst the general public that estate agents auto- matically qualify as valuers. This, of course, is not the case and an estate agent can only offer his or her opinion on the market value of a property and not a for- mal valuation without the neces- sary qualification/degree. It is common practice to opt for a free valuation offered by estate agents where potential clients are lured into signing sole agen- cies by over pricing. There is no harm in “pitching” the price a lit- tle higher than the valuation amount, as this gives one a basis of negotiation. It is a well known fact that correctly priced proper- ties sell considerably quicker and all in all, the best price is achieved. Professional valuers are quali- fied to undertake an in-depth study of value where comparable properties are taken into ac- count, but also the replacement costs, market trends, locality, etc; in fact, all matters which af- fect the value of one’s property. The importance of correctly valuing cannot be under estimat- ed, especially in disputes such as divorce settlements, the deter- mining of rentals, municipal val- uations, expropriations and de- ceased estates.     Doubledigit growth in first half of2013

    The Engel & Vlkers group is

    continuing on its course of

    record growth already em-

    barked upon in the firstmonths

    of the year.

    Following the strongest first

    quarter in the companys history,

    revenue growth in the second

    quarter of 2013 is at a double-digit

    percentage rate. In total, turnover

    fromcommission generated by the

    group with its licence partners op-

    erating in 37 countries on five con-

    tinents rose by 18,8% to 123,9 mil-

    lion euros (period in the previous

    year: 104,3 million euros). Turn-

    over is increasing particularly

    strongly in foreignmarkets where

    the group commission revenues

    have risen by a total of 30% to 46,5

    million euros (previous year 35,8

    million euros). Group commission

    revenues from the brokerage of

    commercial real estate also rose

    significantly by 27,4% to 28,3 mil-

    lion euros (previous year 22,3 mil-

    lion euros).With growth of 6,1% to

    49,0 million euros (previous year

    46,2 million euros), brokerage op-

    erations in residential property in

    Germany also achieved a new

    record result once again.

    Internationally, Engel & Vlk-

    ers experienced especially strong

    andinSouthernEurope.Aclearre-

    covery of the property market and

    the ongoing expansion of the com-

    panys network with the opening

    of new residential property shops

    in the USA led by the licence part-

    ners in Florida to a growth in com-

    mission revenues of 50%, and of al-

    most 90% in California. The rate

    of growth inSouthAmericawasal-

    most 70%. The intensive efforts to

    expand our network outside of Eu-

    ropearehavingapositive impact,

    saidChristianVlkers, CEOofEn-

    gel & Vlkers AG. We are seeing

    substantial opportunities for

    growth abroad, on the basis of the

    strengthening economic situation

    on the real estate market. The

    broadly-based formation of our

    network puts us in a good position

    to make extensive use of these op-

    portunities.

    Residential property shops in

    southern European countries also

    profited froma further recovery of

    the property markets. In addition,

    the newMetropolitanMarket Cen-

    tre in Barcelona recorded a very

    successful start, resulting in over-

    all revenue growth of 65% in the

    first half-year of 2013 in Spain

    mainland. Revenues on Majorca

    also saw a considerable growth

    rate of 29%.The strongdemand for

    capital investments continues to

    have a positive effect on the busi-

    ness division for commercial es-

    tate, although this potential can-

    not be fully utilised due to a lack

    of sufficient offerings on the mar-

    ket.

    In South Africa we have had

    similar successwithan increaseof

    31% when compared to the same

    period in the previous financial

    search engine optimisations and

    in turn increase the number of

    searching buyers through the En-

    with an aggressive expansion pro-

    gramme. As part of our strategy

    to offer comprehensive property

    months, says Pringle. He added

    Do I invest in property or shares?

    Experts will debate the property versus

    sharesinvestmentandpullstatisticstoprove

    their point.

    The reality is that all investment comes

    withrisk.There isnodoubt thatmanyshares

    have performed exceptionally well over the

    past few decades Allan Gray for example.

    But we could also list a number of shares

    that have performed poorly, and some that,

    hadyouinvested in themyouwouldhave lost

    the majority of your investment. None of us

    have a crystal ball that will guide us and,

    while experts will have a good indication

    which shares are low-risk, there is no such

    thing as no-risk.

    The rule has always been the higher the

    return, the greater the risk. Financial advi-

    sors will go to great lengths to explain this

    to you and in many cases obtain your signa-

    ture on documents relieving them from any

    responsibility should your high risk in-

    vestment fail.

    Thats why I like property. There is no

    doubt that,over time, itdoesgivetheinvestor

    a return. They key to any investment is tim-

    ing. I have seenmany an investor purchase

    wisely andobtain a significant returnwithin

    a few years. Kelderhof Country Village is a

    prime example where, even in a subdued

    market, in the past two years we have seen

    a 20+% escalation in property values. Add

    your 4% rental return (its actually over 5%

    at Kelderhof), and that equates to a return

    of over 30% in 2 years. Not bad, Id say.

    But property investment is noway tomake

    a quick buck. I have seen property investors

    lose aswell depending on the timing. Think

    of thosewho purchased in 2006 andwho tried

    torecover their investment in2009.However,

    in most cases their properties have now re-

    covered invalue,andtheyonlyrealizeda loss

    if they were forced to sell.

    But there are a few very significant differ-

    ences to property investments vs. investing

    on the stock market:

    ) You can borrow capital from a bank for

    property investment. You cannot do this if

    youwanttopurchaseshares. Itscalledgear-

    ing and it makes a big difference to your

    return.

    ) Shares give you very little monthly re-

    turn.Youmaybe fortunate enough to receive

    an annual dividend, but its a small return.

    A rental property, even in theWestern Cape,

    now yields at least 5% net in most cases, and

    in some cases even 7% or more.

    )Shares can suffer significant losses over-

    night, often based on sentiment. Property, if

    it is on downward trend, has a much slower

    rate of decline, even as we saw between 2008

    and 2010. The slower rates mean you have

    more time to dispose of your property should

    you need to, before suffering huge losses.

    Contrast that to share investors who lost 40

    50% in a fewweekswhen the stockmarkets

    crashed.

    The bottom line is that its a wise invest-

    ment to own your own property. Its forced

    saving (something that most South Africans

    unfortunately dont do that well), and you

    will obtain a return on your investment over

    time.

    The smallest engine in its class,

    smooth-running engine delivers

    power and performance that rivals

    traditional 1.6 F petrol engines. The

    parts, the three-cylinder EcoBoost

    the EcoSport comes with an array

    of driver-assist systems.

    Anti-lock brake system (ABS) is

    available on all models and helps

    prevent the wheels from locking up

    andhelps thevehicle to stopquickly

    on slippery road surfaces. Other ad-

    vanced safety technologies such as

    electronic stability control, which

    is available on some high-series

    models, also helps customers re-

    main in control at all times, espe-

    Hennie Groenewald repaid his

    teams hardworkwith a superb

    front row qualifying slot and a

    dominantrace2win in thedays

    second heat of the Bridgestone

    Production Car Championship

    at Phakisa Raceway in the Free

    State.

    The Sasolracing Subaru driver

    was competitive all weekend and

    was well set for an overall win

    when a fractured oil pipe knuckle

    brought his racing to an end while

    challenging for the lead of the fea-

    ture race late in the day.

    Practice and Qualifying:

    The SP Racing outfit spent Fri-

    days free practice sessions fine-

    tuning theSubaruWRXSTI for the

    fast and flowing track where Hen-

    nie set the second fastest time on

    old tyres. We never ran new tyres

    and never topped the time sheets,

    Hennieexplained.Thebuildqual-

    ityof theenginegaveusgreatrelia-

    bility and the new chassis set-up

    made the car far more compliant

    with superb balance.

    The Sasolracing car was second

    quickest and lined up on the front

    rowof thegrid,0.234secondoffpole

    position.

    Race I:

    Race one was a 2nd gear rolling

    start and Hennie lost a little trac-

    tion off the grid, allowing the Jo-

    han Fourie BMW to pass into the

    first turn. As the 8-lapper pro-

    gressed, Hennie glued the Sub-

    arus nose to the BMWs back

    bumper and stuck it alongside

    onceor twice, butdidnt quitehave

    themomentumtopull themoveoff

    and ended the race in 3rd place.

    The inverted grid for race 2 saw

    Hennie line up fourth.

    Race 2:

    The start was messy, Hennie

    exclaimed. We started in first

    gear, trundling along at 20 km/h.

    Hennie slipped to 5th place in the

    drag away from the line, but

    carvedhisway to3rdby thesecond

    corner of the opening lap, passing

    GennaroBonafedesAudiandFou-

    ries BMW in one fell swoop.

    With a committed driver and su-

    perb grip from the Subaru out of

    the corners while the field was

    bunched up, Hennie struck again,

    taking Tschops Sipukas position

    down the back straight. Two laps

    later, reigning champion Michael

    Stephen fell victim to the Sasolrac-

    ing driver after some side by side

    racing from the top drawer.

    After passing the leader, the rest

    of the class A field tripped over

    each other as they fought for posi-

    tion, allowing Hennie to build a

    dominant lead at a rate of a second

    per lap.

    Hennie was delighted with the

    teams second win of the year.

    Michael helped me tremendous-

    ly,holdinguptheotherguyswhich

    letmegetaway.Thechangesweve

    made to the Subaru are all positive

    and it shows we are on the right

    track.

    The team did a precautionary

    gearbox change between races two

    and three as Hennie felt grating

    while swopping cogs.

    Race 3:

    From second place on the grid,

    the field poured into the first cor-

    nerwith the Subaru again glued to

    the rear bumper of the BMW.

    Immediately, Etienne van der

    Linde went defensive, changing

    his line as the pair fought tooth-

    and-nail around the 4,2 kmcircuit.

    On lap five, the Subaru trailed a

    plume of ominous blue smoke and

    Hennie was forced to pit. A quick

    inspection revealed a cracked oil

    pipe knuckle, dripping oil onto the

    exhaust so the team called it a day,

    disappointed at what could have

    been, but elated by their best per-

    formance since the Kyalami out-

    ing at the start of the season.

    Hennie said: The Subarus han-

    dling is perfectly neutral. It felt

    great all day.This is great prepara-

    tion for the Sasol Raceday at the

    end of the month.

    Team principal Carel Pienaar

    added: We had a very encourag-

    ing day after all the work we have

    put in over the past eight weeks.

    Wehadaconvincinganddominant

    win on merit and was fastest over

    aracedistance.Henniewassetting

    up another win in race 3; even sec-

    ond in the race would have given

    us 1st overall for the day. We are

    looking forward to the last 1/3 of

    the season.

    Thenext outing for the Sasolrac-

    ing Subaru is the Sasol Raceday at

    Zwartkops Raceway on 31 August.

    2013 with sales of 10 613 units

    (Volkswagen Passenger 8 092;

    Audi 1 750 andVolkswagen Com-

    mercial Vehicles 771) in the total

    vehicle market in South Africa.

    In July 2013, 40 274 new passen-

    ger carswere sold in SouthAfrica,

    an increase of 8,5% when com-

    pared to June 2013 and up by 6,4%

    against the July 2012 sales.

    VolkswagenGroupSouthAfrica

    delivered 9 842 units to its custom-

    ers and achieved a market share

    of 24,4% in the passenger car mar-

    ket in July 2013.

    The achievement strengthened

    Volkswagen Group South Africas

    market leadership in the SouthAf-

    rican passenger car market in

    2013.

    Polo Vivo was the top selling ve-

    hicle in the total vehicle market

    with 3 574 units. Meanwhile, Polo

    was thesecondbest-sellingpassen-

    ger model with 2 618 units. The

    newGolfGTI,whichwas launched

    lastmonth, boosted the sales of the

    newGolf to908units.NewGolfGTI

    sold 477 units in its first month of

    retail.

    Audi strengthened its position

    in the premium segment with the

    delivery of 1 750 units to its cus-

    tomers. This was Audis best-ever

    sales result for the month of July.

    The Audi A4 recorded its best

    monthly sales in 2013 with 653

    units.

    In the light commercial vehicles

    segment, Volkswagen Commer-

    cial Vehicles sold 695 units. Am-

    aroksingleanddoublecabsreport-

    ed sales of 412 units. Meanwhile,

    Craftersold76units inthemedium

    commercial segment.

    The market results reflected

    the on-going positive demand for

    new vehicles. They were further

    boosted by a relatively higher

    number of selling days in July as

    well as the rental car demand

    which accounted for 15,4% of the

    passenger car market, said Mike

    Glendinning, Director: Sales and

    Marketing at Volkswagen Group

    South Africa. Other positive con-

    tributing factors include the his-

    torically low interest rates, re-

    placement demand, newmodel in-

    troductions and retail incentives.

    However, given subdued econom-

    ic growth and the likelihood of

    above inflation price increases,

    the rate of market growth in the

    second half of 2013 will slow down

    and lag during the first sixmonths

    vehicledeliveries in the firsthalf

    of 2013, handing over a total of

    4,70 (January June 2012: 4,45;

    +5,5%) million vehicles to cus-

    tomers worldwide from January

    to June.

    Volkswagen Group deliveries

    made satisfactory progress even

    though market conditions were not

    always easy. However, the econom-

    ic climate remains tense, especially

    inEurope, saidGroupBoardMem-

    ing the second half of the year with

    confidence. Nevertheless, enor-

    mous challenges persist.

    Locally, Volkswagen Group

    South Africa sold 58 140 (52 080 in

    January to June 2012:+10,4%) vehi-

    cles in the first six months of 2013.

    Audi delivered 780 500 (733 200)

    vehicles worldwide in the first half

    year, an increase of 6,4 %. Audi

    South Africa reported total sales of

    9 737units (8095:+20 3%)fromJanu-

    ary to June 2013. At the same time,

    Audis market share in the premi-

    umsegment grew to 22,4% (19,9% in

    2012). The top selling models were

    A4 (3 207), A3 (1 684) and Q5 (1 045).

    Volkswagen Commercial Vehi-

    cles enjoyed stable development in

    the first half year with deliveries

    running at 270 700 (270 100; +0,2 %)

    units. Locally, sales of the Volkswa-

    gen Commercial Vehicles models

    slowed down by 6,5% to 4 255 units

    (4 549 in 2012). The sales of the Ama-

    rokDoubleCab,however, increased

    by 21,9% to 1 988 units (1 550 in 2012)

    between January and June 2013.

    All our three brands performed

    consistently in the first half of the

    year and helped the company to

    strengthen its market leadership

    position in the South African pas-

    senger car market.

    The second half of the year will

    be tougher due to weak economic

    conditions, butwebelieve theSouth

    African market will show slight

    growth by the end of the year, said

    cle test facility in Pretoria on Satur-

    day 13 July. All the participants

    were given first-hand experience of

    the Opel Astra OPCs dynamic han-

    dling, power and agility as they

    faced the final, and real world, test

    of their driving ability.

    We had an early start at Gerotek

    on Saturday morning but I was

    pleased to see twenty very passion-

    ate Opel fans arrive with smiles on

    their faces. The atmosphere was

    cheerful with a fewnervous partici-

    pantswho couldnt contain their ex-

    citement at getting the opportunity

    to drive the Astra OPC, said Opel

    Advertising Analyst, Mokete

    Seakamela.

    The day was packed with activi-

    ties where the participants were

    first welcomed by Opel brand man-

    ager at GM South Africa, Christo-

    pher Cradock, who gave them an

    overview of the Opel brand. They

    were thentakenthroughapresenta-

    tion of theory about driving aware-

    ness, basic road skills andmechani-

    cal knowledge of the OPC by the

    Opel Academy instructor, Grant

    McCleery.

    The first challenge of the day was

    on the dynamic handling track

    where participants were tested on

    cornering techniques, correctuseof

    the clutch, gears and acceleration.

    This was followed by a module on

    the skidpan, with participants be-

    ing tested on vehicle control and

    their ability to pull-off the collision

    avoidancetechniquestheyhadbeen

    taught by instructorsMcCleery and

    MariusvanVuuren.Someofthema-

    noeuvres carried out included re-

    covering froma loss of control in an

    under steer or over steer situation,

    brakingandemergencylanechange

    with andwithout applying theAnti-

    lock Braking System (ABS).

    I have never experienced a car

    that can handle as well as the OPC.

    It surprised me. The redesign is

    amazing and I cannot put words to

    the experience, especially getting to

    experience the OPC at a track like

    Gerotek, said Oosthuizen, winner

    of theWirLebenAutobahncompeti-

    tion.

    The skidpan was followed by the

    high speed oval which seemed to be

    themost eventful of the days activi-

    ties. Participants were required to

    drive the 206 kWAstra OPC at high

    speed around the oval track. Opel

    is a very dynamic brand that has

    createdsomeofthemostmemorable

    hot hatchesweve ever had in South

    Africa. I am quite happy to see that

    our fans are also very talented driv-

    ers and that we now have twenty

    very good driverswho are out there

    acting as ambassadors of the

    brand, said Cradock.

    The final activity required the

    participants to drive through cones

    on the straight track where they

    were tested on their steering tech-

    niques and ability to drive through

    the cones.

    The final winner and first place

    position was chosen based on the

    fastest lap time on both the dynam-

    ics race and through the cones on

    the straight track with the least

    coneshitaswellasthedriversabili-

    ty to demonstrate good vehicle con-

    trol through the obstacles.

    There were many talented driv-

    ers here today, but I felt Oosthuizen

    stood out because he has a very

    smooth and controlled driving tech-

    nique, said instructorvanVuuren.

    Its the first competition I have

    everwon and itwill bemine andmy

    wifes first trip overseas. Its amaz-

    ing to know a company is willing to

    go to this length to reward a fan,

    said Oosthuizen

    The 5-night prize to Germany in-

    cludes a plant tour of the Opel plant

    in Rsselsheim, where the Opel In-

    Hoewel die Brio-sedan effens

    groter en aansienlik ruimer is

    as die luikrug, het die massa met

    net 30 kg toegeneem, wat beteken

    dat die Brio se dinamiese, energie-

    ke karakter ook vir die vierdeur-

    weergawe geld.

    Die sedan word deur dieselfde

    moderne en ekonomiese i-VTEC-

    kragbron van 1,2 F aangedryf wat

    diens doen. Die kompakte viersi-

    Trend-handratmodel spog met n

    syfervansowat6,1F/100kmvirdie

    gekombineerde siklus.

    Dit is egterdieBrio-sedansebin-

    neruim wat sy grootste trekpleis-

    ter gaan wees.

    Die uitleg voor is presies dieself-

    deasdivandie luikrugweergawe,

    met n ergonomiese benadering

    wat die klem op beide gerief en ry-

    genot plaas.

    Die uitleg van die instrumente

    en skakelaars is gebruiksvriende-

    lik, en selfs die Trend-intreevlak-

    model is volledig toegerus, wat vir

    spreek en sluit onder meer ABS-

    sluitweerremme, dubbele lugsak-

    ke voor en Honda se ACE-

    bakstruktuurin.ACE(nafkorting

    vir Advanced Compatibility Engi-

    neering) is n Honda-ontwikkelde

    tegnologie wat die veiligheid van

    insittendes tydens n botsing be-

    vorder deur die vervorming van

    die bakstruktuur te beheer.

    Daar is twee modelweergawes

    van die nuwe Brio-sedan: die 1.2

    Trend, wat net met n vyfgang-

    handratkas beskikbaar is, en die

    1.2 Comfort, wat n keuse van n

    vyfgang-handratkas of n outoma-

    tiese vyfgangratkas bied.

    Die Brio-luikrug het die intree-

    mark behoorlik stormgeloop toe

    ons die motor vroeg in Desember

    verlede jaar bekend gestel het, s

    Graham Eagle, direkteur van pas-

    sasiermotors byHondaMotor Sui-

    der-Afrika.

    Dit het Honda se veelgeroemde

    gehalte en betroubaarheid binne

    die bereik van n brer motorge-

    hoor geplaas, en boonop n nuwe

    energie en n jonger beeld aan die

    Honda-naam gekoppel.

    Terwyl die luikrugweergawe

    van die Brio spesifiek gemik is op

    jonger, tendensbewuste motorko-

    pers, waarvan baie ook eerste mo-

    torkopers is, sal die Brio-sedan die

    kringwyer trek,enook jong,beeld-

    bewuste gesinne insluit wat n be-

    hoefte het aan die vierdeur-weer-

    gawe se bykomende ruimte en

    praktiese kenmerke.

    Ons gaan ook die Brio-luikrug

    nog meer aantreklik maak deur n

    bykomende, intreevlakmodel, die

    Trend, by die bestaande Comfort-

    weergawe te voeg. Ons is daarvan

    oortuig dat die nuweling nogmeer

    motorryers aan die Brio se spran-

    kel sal voorstel, het Eagle afge-

    sluit.
