It’s been the talk of town from the moment the winning design was announced for the new V&A at Dundee. Work is expected to start on the building at Craig Harbour in the autumn of 2012, after an international design competition attracted entries from all over the world. The winning design was one of six short-listed. “Kengo Kuma’s proposal was the unanimous choice of the jury panel and is a worthy winner: a building that will delight visitors and encourage them to revisit it again and again,” Lesley Knox, Chair of the jury panel and of the V&A at Dundee project said after the result was announced. “It demonstrates a clear understanding of the city, offers a new experience of the river and will be as exciting internally as it will be externally. This has the potential to be one of Europe’s most exciting buildings.” Tim Allan, Director of Unicorn Property Group, the company who developed the two landmark DundeeOne office developments which are close to the V&A site, welcomed the panel’s choice. “The V&A is a fantastic project, it’s a real game changer as far as Dundee is concerned. I think it’s hugely welcomed by everybody in the city. There’s been a tremendous response and I think there’s a consensus built behind the V&A building. “As far as the Kengo Kuma design goes it is a fantastic choice. He is a genuinely world-beating architect and this will be his first project in Europe. It’s bold, it’s ambitious and it’s truly iconic,” said Mr Allan. In May, more than 100 forensic science experts and 30 ICT specialists from the Scottish Police Services Authority Forensic Services moved into the first DundeeOne building, Rushton Court. Both DundeeOne buildings Rushton Court and River Court have 50,000 square ft of open plan office space on five storeys overlooking the Tay and the city of Dundee. Unicorn recently appointed Ryden in Dundee to join Savills and Graham + Sibbald to market the second DundeeOne office building River Court. It’s expected that the V&A will generate significant interest in nearby commercial property and give a welcome boost to visitor numbers. “It will give Dundee the landmark building it needs to attract visitors and it’s the design that best integrates with the Waterfront surroundings, “ said Fergus McDonald, surveyor with Ryden in Dundee. “It is a fantastic design and there is certainly a buzz about the place. Without a doubt it will have a positive impact on the city’s property market, in particular DundeeOne, which is located a short distance from the museum, and it will create an area of great potential within City Quay,” Mr McDonald said. Iconic design bringsnewsparkle toDundeeKengo Kuma’s design will create a towering new landmark on the banksof the River Tay and a focal point for the city’s regeneratedWaterfront.

Well known footwear retailer, Mostyn McKenzie, hasrelocated to a new flagship store at 229 Union Street,Aberdeen.

Its former premises in Bridge Street, which consists of 3400 sq ft ofground floor and basement accommodation, is on the market at arent of around £30,000 per year.

A trainload of shipping containers has arrived at Craiginchesrail terminal at East Tullos in Aberdeen after travelling all theway from the factory in China where they were built withoutonce being on a lorry.

The 34 full side access containers on 14 wagons were pre-sold toseveral buyers and were brought in by Greenwell Equipment whichchartered the train from the port of Southampton.

Greenwell Sales Manager Scott Brown said normally the companyhas its containers transported by road, but on this occasion decidedto reduce its carbon footprint by using a train.

The company has occupied the Craiginches site for several years,but three years ago had to relocate to make way for the new railterminal.

“We retained part of our Craiginches site however, and that is wherethis consignment was delivered to,” said Company Director JulieTurnbull.

Care home may bringAlford jobs boost

Research released by leading property consultancy CBRichard Ellis (Scotland) shows that the Scottishcommercial property market performance continues to beslow in the third quarter of 2010, despite improving rentalvalues and resilience within the retail and industrialsectors.

The slowdown in property continued in Q3 2010 with total returnsof just 1.9%. Capital growth slowed to 0.3%, down from 1.2% inQ2 and 3.8% in Q1. The statistics show that rental values havereturned to growth, showing a small rise of 0.1% and reversing thetrend of decline in Scottish rental values that started in Q4 2008.

Retail property demonstrated the best sectoral performance inScotland with total returns of 2.2% for Q3 2010, but these figuresalso mark a slowdown in the market (down from 2.8% in Q22010), with income returns remaining constant at 1.5% andcapital growth slowing significantly to 0.6%. Scottish retail rentalvalues continued to fall by 0.2% for Q3, demonstrating a slowerdecline than seen in previous quarters. This shows an overall 8%fall in retail rental values since their peak in 2008.

The Scottish office performance presented a mixed bag for thisquarter. Total returns were sluggish at only 1.1% after the lowestquarter on quarter growth of the year and the office market wasthe only sector to see negative growth in capital values thisquarter; after four consecutive quarters of growth, office capitalvalues declined by 0.4% in Q3 2010. However, rental valuesstabilised in Q3, rising by 0.7%, bucking the recent decline whichsaw office rents falling by 2.2% in the past 12 months.

One of the better performers of Q3 was the Scottish industrialmarket, showing resilience with total returns of 2.2% andrentalvalues growing by 0.5%, an improvement on previousquarters. This is against a backdrop of the UK industrial market,which had total returns of 1.7% in Q3. Both capital growth andrental value growth declined in Scotland’s industrial sector in Q32010 by 0.04% and 0.2% respectively.

There were signs of a slowdown in the Scottish investment marketwith the quietest quarter of 2010 to date, with investment at£282m. In contrast the UK market, driven by investment in centralLondon, tells a different story with Q3 investment totalling£8,040m, which although down 8% from Q2 is still animprovement from the beginning of the year. In a change fromprevious quarters, overseas investors made up the largest volumeof purchases, investing £89m in Scottish property. Privateproperty companies remain, however, Aileen Knox, Director, CBRichard Ellis (Scotland), commented on the findings in the report:“Our research indicates signs of modest growth in rental valuesacross Scotland’s commercial property market. This is goodnews but across all property is only shown as 0.1% and shouldbe treated with caution.

“In practice we see this as representing more a return to stabilityrather than any platform for accelerated growth in future periods.The broad statistics also do not show the increasing divergencebetween prime and secondary/tertiary stock. Whilst rental levels forprime stockmay continue tomove forward reflecting a slowbut steadyeconomic recovery, secondary and tertiary stock may experience asoftening in rental levels. In turn this, along with the lack of funding forthis sector, couldwell lead to a further widening of the yield gap as thisstock finds a new and sustainable level in value.”

The proposal is part of a planning application for a mixed use ofresidential and commercial development on a 10-acre site besidethe Mart Industrial Estate at Alford.

The application by Kirkwood Homes is for 42 residentialproperties and includes plans for a 60-bed care home, abusiness centre, workshop or manufacturing units and potentialdevelopment sites.

Knight Frank Associate, Malcolm Campbell is acting for theapplicant on the planning side and his colleague Katherine Monrois handling the commercial aspects of the proposal. Theapplication is expected to be submitted for planning permissionin early December.
