Finally there’s been some relief for mortgaged homeowners around the country, with the Reserve Bank announcing its decision to not raise interest rates, aft er four consecutive increases in the past 12 months. Th ere’s even hope in sight, with speculation that the rates may begin to drop coming into next year! Th is is sure to have a positive spillover eff ect on our property market, which is enough to make you want to get out the big red marker and circle a range of properties for sale in this week’s Review. Th e Brits must be reading My Property Review as well – as the cover story points out, there is a strong infl ux of migrants from overseas and they are taking a real liking to our Coast and its fabulous properties. But what’s not to love about the Coast? Unless you fancy a lighthouse in Scotland or a chapel in England (see page 24) we pretty much have everything we need right here, including fabulous real estate. Enjoy.

What do Australians have in common with Brits, New Zealanders and South Africans besides cricket? We’re all bowled over by the Sunshine Coast. Whether international, interstate or intrastate, visitors are coming for holidays and investing permanently – to the benefi t of our property market. Julie Gatehouse fi nds out why, in a two-part series continued next issue.
For the Fulluck family from England (pictured above), settling on the Sunshine Coast less than two months ago was a straightforward decision. “We came to Australia last
winter for two months and based ourselves in Brisbane,” says dad Steve. “We looked at the Gold Coast, but as soon as we found the Sunshine Coast, we knew this was it.”
Th e Fullucks – Steve and his wife Kerry, daughter Ellis, 17, and son Jacob, who has just had his 11th birthday – are among 11,200 people who moved here from overseas in the fi ve years until the 2006 Census. Th ey cite our comfortable climate, lifestyle and employment opportunities as prime reasons for migrating. “As a foreigner from the northern hemisphere, I love the fl ora, the animals, the birds, the beaches, the walks and outdoors lifestyle for our children,” Steve says.
Back in coastal Bournemouth, cold temperatures had prevented soccer-playing son Jacob from enjoying his surfi ng. Now water activities including fi shing are big drawcards “and
director of a large packaging fi rm in the UK and his wife had been operating their own school transport company for special needs children before deciding to move to Australia so that the family could enjoy more quality time together.
Steve is now working in sales with alcohol retailer BWS and Kerry is doing a longed-for hairdressing and beauty course at TAFE’s Mooloolaba campus. Th ey’ve already met a mix of Australians and expatriate Brits on the Coast and believe the Sunshine Coast’s profi le is “most defi nitely growing” overseas, with many old friends envious of their decision to make the big move.
While overseas accents catch the attention of locals, they form just one segment of the ever-expanding migration picture on the Sunshine Coast. In the fi ve years to 2006, more than 134,000 people moved here. Th at was the third highest migration in the state, according to an analysis of Australian Bureau of Statistics fi gures by the Real Estate Institute of

Let’s face it, over the past few years the news on interest rates hasn’t been good. But this month’s Reserve Bank board meeting gave borrower’s something to smile about. Th e board left the current cash rate of 7.25 per cent unchanged. And the signs from the RBA and fi nancial commentators are that in the future interest rates will be on the way down, though you and I might not feel it until some time next year.
Some banks, however, are already taking notice. Earlier this week HSBC cut its fi xed home loan mortgage rates. Th e bank’s head of home loans in Australia, John Lane, said in a statement, “Recent weeks have seen a signifi cant reduction in the medium- and long-term cost of fi xed-rate funds in the commercial market.” Welcome news to that bank’s borrowers.
Th e RBA raised it cash rate four times between August last year and March 2008, but the banks went even further. All of Australia’s commercial banks lift ed their lending rates even further than the RBA’s increases, citing their own increased borrowing costs for the rises.
Federal Treasurer Wayne Swan has called on the retail banks to pass on any interest rate cuts made by the Reserve Bank. And he recently warned the banks that they would be putting the economy at risk if they did not match any interest rate cuts made by the RBA. Th e treasurer told Fairfax Radio in Adelaide, “It’s a very serious issue for households, it’s a very serious issue for business and it’s a very serious issue for our national economy.”
Deputy RBA Governor Ric Battellino and Assistant Governer Philip Lowe have echoed the treasurer’s call. Th ey have both said that the retail banks’ borrowing conditions have improved and that there is now no reason why they cannot lower their mortgage rates. So with some powerful men on the side of borrowers, it looks like some of the fi nancial strain homeowners have been feeling may soon be eased.
If you think the rate cuts can’t come soon enough, there are some positive things you can do right now to improve your fi nancial position. Remember, while rates are going up for borrowers, they are also increasing for savers, so if you have spare cash, do something with it. For a start – and yes it is obvious but so many of us don’t do it – set up a monthly budget. Th is way you can be realistic about how much money you can comfortably put aside each month.
When you know how much you can spare, open a high-interest savings account and set up a direct debit from your main account for the day aft er you get paid – that way you will not be tempted to spend the spare cash. In fact, you won’t even miss it if it goes out of your account before you notice that it is even in there.
Don’t think you can aff ord to put any money aside each month? Th ink again – there are ways you can save and they do work. Buy your petrol on cheap Tuesday and suggest to a co-worker or friend that you car pool. Sharing the load could eff ectively halve your weekly fuel bill. Or use public transport if it’s available to you. Take your lunch and coff ee to work, and talk to your energy provider about how to save on your electricity bill. And when that longed-for interest rate cut fi nally comes, don’t just spend that extra cash – save it, or better yet, put it back on to your mortgage. You never know when the rates might start climbing again.
Interest rateson way downHow low can they go? When it comes to interest rates, not low enough for most of us, but at least they are not going up.

Foreigners accounted for more than eight per cent of the Sunshine Coast’s total increase, almost 20 per cent were from interstate and 72 per cent from within Queensland, including locals buying “down the beach” or “up in the hinterland”, says local REIQ chair Jean Hamer. Th is signifi cant trend from within Australia is examined by My Property Review in part two next issue.
Coast real estate agents say the infl ux of newcomers is vital to keep our market strong and insulated from volatility. Buyers are oft en seeking business opportunities as well as lifestyle benefi ts, whether they’re nearing retirement age, young couples or families.
Loren Wimhurst, of Ken Guy Real Estate, has noticed an increase in migrants buying into the Sunshine Coast over the past decade, and says there are many who work in the medical industry. “Our medical facilities have gone ahead in leaps and bounds,” she says, “We now have some of the best specialists in Australia.”
Loren says these high-calibre migrants are attracted to the Coast’s “romantic charm”, slower pace and friendliness. “Th ey’re contributing enormously to our culture,” she says, naming artists, mining magnates, agriculturalists and business people among them.
Diana Davidson of Elders says her agency’s fi ve offi ces have been helping many English people settle here. “Th e families move here and fi nd business opportunities far better in Australia

than in England,” she says. “Infrastructure is a lot better than years ago when we were trying to get people jobs when they arrived. Th ey can get jobs now. A lot are in the service and building industries where they can start their own businesses.”
Employment and fi nancial considerations are certainly key issues, says Sandra Bates, who made the permanent move from the UK to the Coast on 1 April with her panel-beater husband David. “We had two businesses and were working 70 hours a week, and really wanted a change, to enjoy life,” she says. “With the exchange rate, we sold our house in the UK and have nearly completed building a house at Bli Bli – and we don’t have a mortgage!”
Sandra, who is also a sales consultant at Jean Hamer Prime Properties, says the number of inquiries from backhome is growing so fast that she has set up a website (www.emigratesunshinecoast.com) off ering tips on visas, restrictions for foreign buyers, fi rst-home owner grants, holiday and long-term rentals and sales.
“It’s had 2900 hits in six weeks,” she says. Sandra adds that many skilled English tradespeople pushed out of jobs by a fl ood of European immigrants on low wages realise their skills are highly sought-aft er in Australia.
Diana Davidson, who has spent 20 years in real estate on the Coast, says migrants “really want to embrace our lifestyle”, such as the Zimbabweans, who enjoy our security and the ambience of acreage. “Migrants want their families to grow up and be involved in our community. I think they’re increasing our energy and making us appreciate what we’ve got.”
She says an analysis of Elders fi gures in the 2007-2008 fi nancial year show 30 per cent of sales were to migrants. “We’re fortunate that migration is certainly helping keep our market way above Sydney, for example.”

While petrol prices, grocery bills and interest rates are out of our hands, there are things you can do to survive these tough fi nancial times.

Much has been said in the past nine months
about the eff ects that increases in interest rates are having on the average household. Politicians, the media and many a backyard barbecue chat have focused on the impact these rate rises, plus increases in food and fuel prices, have had on our lifestyle, or lack there of.
Despite what’s being said, one thing seems pretty clear – those people who have managed to make it through these
diffi cult fi nancial times relatively unscathed are those who have successfully managed their mortgages.
Any bank or fi nancial institution is required to abide by government legislations, such as the Consumer Credit Code, when approving home loans, and in particular loans on owner-occupied houses. Th ese approvals can be based only on the information relevant at the time the application is made. While care is taken to ensure that the consumer can withstand interest rate increases (most banks now use a test rate of 1.5 to two per cent per a year above the variable
rate) diffi cult situations all too oft en arise. However, they can be managed with a few simple steps.
First of all, and if your budget allows, pay your mortgage weekly or fortnightly as opposed to monthly. Th is will reduce your interest and get you ahead of your scheduled repayments.
Th e second important step is to consistently add to those
minimum weekly payments. An extra $20 per week to the average mortgage will save you thousands in interest over the period of the loan.
And fi nally, make the most of any redraw options against variable rate loans by consolidating your bank accounts and having any credit funds parked against your mortgage.
Follow these simple steps and you will successfully build a buff er over time within your home loan. Th e will help you at times when your budget is aff ected by other expenses, such as having a baby, and those dreaded interest rate rises.

Living the
This one-time apprentice butcher has come a long way. From radio to television, Justin Veivers is now performing on the world stage, albeit behind the scenes. And he’s lucky enough to call the Sunshine Coast hinterland home.
What little boy doesn’t grow up dreaming of a career as a sportsman? Local media personality Justin Veivers was no exception. His childhood dreams were fi lled
with fast cars and all things motorsport. But this wasn’t his only dream – he also yearned for a career in the media.
Unfortunately, Justin’s parents weren’t confi dent that he would achieve this dream, so the Brisbane teenager promised to fi nish an apprenticeship so that he had a trade to fall back on. He completed two years of a butchery apprenticeship before landing his big break, a role with radio 4BC in Brisbane.
It was here that Justin’s natural on-air charisma was discovered, leading to a role with radio 4TAB. Justin then set his sights on television, a goal that was achieved when he accepted a presenting job with the Seven Network on the Sunshine Coast. Since moving to the Coast 12 years ago, Justin has become synonymous with sport and the role established him as one of the highest profi le media personalities in the region.
But for about a year, the energetic presenter has been missing from the small screen. So where is he? Th e answer is Kiel Mountain. Justin, his wife Jodi and their two children Maddison, nine, and Jamie, eight, moved to their new home in the treetops of Kiel Mountain in February and they have all embraced the tree change.

I live in diff erent worlds, miles apart, but we get along really well,” he says. “Some days he gives me grief for eating too much at a corporate lunch and some days I tell him he has ridden his bike too slow that day, so we do have fun.”
For a sports nut like Justin, this is defi nitely the dream gig, a gig that enables him to combine his love of sport and passion for the media with a balanced family life and a spot of international travel on the side. “It’s an unbelievable privilege to be a part of the inner sanctum like I am with Chris and his team,” Justin says. “When your boy is standing on the podium next to Valentino Rossi celebrating a win, with Tom Cruise and Katie Holmes cheering him on, it’s completely surreal.”
From Hollywood to Kiel Mountain, Justin has found the balance in his life. Wife Jodi describes their hinterland home as the family’s personal Bonnie Doon (which was the much-loved holiday spot in the movie Th e Castle), a sanctuary away from the hustle and bustle of everyday life, but only 10 minutes from Maroochydore.
Th e Veivers had lived in their custom-designed, fi ve-bedroom home in Glenfi elds for three years before getting itchy
feet and realising that they yearned for something diff erent – something private, peaceful, and unlike their life in suburbia.
Justin, who grew up on acreage, was determined to get back to nature, but Jodi wasn’t so sure. However, she is now the fi rst to boast about the family’s incredible quality of life in their new neighbourhood.
“I didn’t even know where Kiel Mountain was, but I love it so much that now I couldn’t go back to suburbia,” she says. “It’s so peaceful sitting on the deck with a glass of wine, looking out over the trees and out to the ocean. It’s a diff erent world. Having Justin home more and being able to live in such a peaceful environment has defi nitely helped our family reconnect.”
“It’s like permanently being on holiday,” Justin adds. “I feel like I’m coming home to my own personal B&B in the treetops every day.”

But it’s not just his family life and new home that has been keeping him out of the spotlight. Never having let go
of the sporting dream he had as a child, Justin accepted a role with MotoGP rider Chris Vermeulen, who is currently ranked seventh in World Championship standings. Justin
made the decision to leave his career in front of the camera for a role behind it in June 2007, having worked with Chris on and off since he met him and his family when the rider was just 12 years old.
“Chris had just won the state titles and I was sent to interview him,” Justin says. “I remember calling my wife aft er the interview to tell her that I had met an incredible kid who I knew was going to become a superstar.”
While Justin’s offi cial title is ‘agent’, he juggles a number of roles including sponsorship management, merchandise licensing, publicity and marketing. Although he travels with the team, the job enables him to spend quality time with his family when he’s not on the road, something he
wasn’t able to do when living the life of a sports presenter. “I love my life now,” Justin says.
Justin and Chris have a strong bond, although Justin is the fi rst to admit that they live completely diff erent lives. “Chris and

De-clutter and reclaim
Spring is the perfect time to roll up your sleeves and get stuck into cleaning those areas of the home that don’t make the weekly ‘to clean’ list. Ask yourselves the following questions. When did you last clean your oven? Are your windows in need of a little Windex and a lot of elbow grease to let the sun shine back in! With summer around the corner, you’ll want to use your ceiling fans, but has the dust settled over winter? Get dusting. How about your fridge? Don’t forget to attend to the fl oors. Even the most expensive vacuum cleaners can’t compete with a decent professional carpet clean. It freshens up a whole room and also prolongs the life of your carpets. Remember, carpets and couches aren’t cheap, so make sure you protect your investments.

Many homeowners don’t realise the importance of a regular pest
inspection, in particular an inspection for pesky termites. Annual inspections will ensure that you won’t have any nasty surprises when you decide to sell. Pest-control companies will conduct the inspection and eradicate any creepy-crawlies that are lurking.

The old American catchcry of “go west, young man” has found new relevance on the Sunshine Coast. A clear trend has emerged for families to migrate west to the hinterland,
just as American settlement spread west to California in the mid-19th century.
Hinterland agents agree that there has been a drift from the beaches for at least six years, and that the movement is gaining impetus. Th e driving factors are equally apparent – lifestyle, aff ordability and a general wish to seek a slower pace of life in a community away from the gridlock of coastal traffi c.
Manager of Carolans First National in Nambour Kevin Ball says a lot of people are over the busyness of the coast and when they sell, on coastal prices they can aff ord to move back to a larger block in the hinterland.
“Th ey can aff ord a house with views and privacy, plus they are looking for a quieter lifestyle and the security that can be found in rural areas where you can see people approaching your driveway,” he says. “Th e traffi c gridlock is starting to annoy people, especially on the north shore where work has been going on for three years.”
A 2.5-acre property with a creek, waterfall and fruit trees on a large acreage can be picked up for less than $700,000 on the western side of the highway. “It is excellent buying in these view corridors,” Kevin says. “You can come home to your sanctuary.”
Ian Black, the principal of Day & Grimes Real Estate in Nambour, has also identifi ed among buyers a desire to live
in a township environment. “People like the country community experience,” he says. “Th ese little townships have a sense of community and identity and are defi ned in a geographic way, whereas the coast is now an urban strip from Caloundra to Noosa.”
Ian says one of the real drivers is the quest for a more peaceful lifestyle, which can be found not only on rural acreages, but also in residential estates in quieter villages.
“Th e coast, as these people remember it, is now much busier, and those who moved here to get away from busy areas are looking for an alternative,” he says. “But they still want to be within reach of the things that they like about it such as the beaches, the eateries and the social life. ‘Tree change’, not ‘sea change’ is the buzz word.”
Ian says the Sunshine Coast provides a great variety of opportunity in lifestyle and it is possible to remain in the region while having the choice of coast or country.

Peckitt says there has been a noticeable movement of families heading west from the coastal strip to escape the faster pace of life and the congestion of living on top of neighbours. Th ey are also aft er extra space for children.
He says with the schools and shopping facilities that come with a growing area, moving west is an option increasingly being taken up by families. Th e hinterland communities also cater for workers commuting to Brisbane. “We off er fl exibility,” he says.
“People can work in Brisbane and go to the beach on weekends. Caloundra and its beaches are within 20 minutes’ drive.”
First National Cooroy principal Ross Bellingham has noticed a number of people moving west for the lifestyle, where they could be part of a community with reduced fear of crime.
Les Hadlow of Woombye Real Estate says families moving west can enjoy the best of both worlds, being away from the stresses and traffi c of the coast but within 15 minutes of the ocean. “I fi rst lived on the coast but moved away from the hustle and bustle,” he says. “Here we have security and peace of mind with a more laidback lifestyle, and we’ve got everything except the ocean, which is only a short drive away.”
Principal of Leading Edge in Nambour, Eric Annett, says city dwellers who move to the Sunshine Coast to get away from the hectic city pace were moving west as the coast became busier. “Th ese are people who bought here 10 or 15 years ago and who are now feeling they have lost the very thing that brought them here,” he says. “Th ey are looking for space but want to remain close to the amenities that they have become used to, and the beauty of that is the strip between the Bruce Highway and the coast that off ers rural residential living that’s close to everything.”
Principal of Victor Realty in Nambour, Craig Heppell adds that rusting cars and seizing aluminium doors don’t happen in the hinterland, away from the salt winds. “You can easily drive down to the beach and then come home where you don’t have the associated problems,” he says.
The Sunshine Coast’s beachside bustle has many residents looking to greener pastures for new places to settle down.

The main arterial road in a new Nambour residential subdivision has been named to honour well-respected local citizen Rod Smith.
Rod, who now lives at Sundale, is a life member of more organisations than he can remember and has clocked up more than 60 years’ service to the Scouting movement, as well as being a long-term member of Rotary, Nambour Golf Club, the cricket club, Namtec and the Link Family Scheme.
Th e new estate off Coes Creek Road has three cul-de-sacs that have also been named to recognise the contribution of people who are part of the area’s history.
Marketing agent Gary Langford, of Day & Grimes Real Estate in Nambour, says that although the estate is yet to be named, there had been an urgent call for the streets to be named for Telstra to proceed with communications connections. “I have known Rod for a long time so I thought I would pay him a visit and see if he had any suggestions for the area where he has always lived,” Gary says. “I learnt a lot in that interview.”
Street-naming policy requires that names be easily pronounced and easily spelt and, preferably, that they have some historical value.
Gary says that it seemed appropriate to name the major two-kilometre link road aft er Rod in recognition of his contribution to the area. As well as being the name behind Rod Smith Parts & Bearings in Howard Street for almost a quarter of a century, Rod has lived in Burnside for all of his 81 years. He is also well-known for his generosity and eagerness to get involved in a good cause. “Everyone in Nambour trying to sell raffl e tickets or to raise money for any charity has always known that you could call in and
see Rod Smith and he would look aft er you,” Gary says. “He just couldn’t say ‘no’ to any good cause.”
Th e cul-de-sacs have been named for Old Davey – a man who lived in a hut in the middle of large paddocks in the Coes Creek area – Mr Griffi n – who delivered milk by horse and cart in the area in the early 1900s – and the Wallace family of Archie, Cliff , Th elma and Reg, who once operated a slaughter house on the estate site.
“Old Davey was a very well-known and well-respected member of the community at the start of the 20th century,” Gary says. “He used to walk into town to do his shopping so we can honestly say that this estate has easy access to the centre of Nambour.”
Th e estate, of 49 allotments, is also close to the new Coes Creek Road shopping centre, Burnside schools, the TAFE college, St John’s College and bus services, and off ers a rural aspect close to a major commercial centre.
It has been in the pipeline for more than fi ve years as it is close to Petrie Creek, and great care was required to meet environmental impact guidelines in the riparian area.
“Th e waterways had to be protected from runoff so the estate has been designed with the green factor in mind,” Gary says. “It took two years to reach agreement but the result is an estate that is above the 100-year fl ood level. It is also the only 100 per cent level site in Nambour.”
He said his research, though, had failed to turn up any mention of a creek called Coes, and he would like to hear from anyone who might know where the name originated.
Weather permitting, the new estate will be completed by the end of September, with the fi rst houses ready for new owners before Christmas.
