However, I think our housing aff ordability issue may have been solved this week, as we uncovered a quirky alternative to reducing the carbon footprint and embracing the tree-change phenomenon, all in one (see page 11). Where have all the investors gone? Industry experts agree that the Coast’s permanent residential rental market is out of balance and supply is not meeting demand. Julie Gatehouse examines the trend – and fi nds out how mum and dad investors can balance the scales again – in a two-part series to be continued next week.

C onsider these factors – rising rents, high tenant demand, good homes for sale in good areas. Add a few more – steadying house prices, sought-aft er lifestyle

location, buoyant migration and population growth. Th is is the current situation on the Sunshine Coast, according to industry experts, agents and statistics. So you’d think property investors would be fl ocking to the region to part with their cash. But they’re not. So why aren’t more buyers taking advantage of the obvious opportunities presented here?

“Everybody’s in a crisis of confi dence, but if you look at the Sunshine Coast fundamentals, they’re strong,” says Peter Degotardi, a director of the local property valuation and advisory group Herron Todd White.

Peter says the situation reached its peak in May-June when “as a nation we pulled our heads in”. Four consecutive interest rate rises and a slowdown in market activity pushed would-be investors “into their shells”. On the Coast, he says, this resulted in an imbalance of supply and demand, with more houses and units up for sale than there were buyers ready to make purchases as investments.

“What investors are looking for is a fi ve per cent gross yield on a residential property,” Peter says. “Th ey are getting that in some instances for moderately valued properties, but

Perhaps not coincidently, areas such as ours also recorded big rises in median rents, adds the Brisbane-based founder of Matusik Property Insights. Maroochy’s $335 weekly rent for a three-bedroom house was up 12 per cent in a year – an annual seven per cent change over fi ve years. Caloundra’s $345 weekly rent for a similar house was up 17 per cent in a year – an annual eight per cent change over fi ve years. Th e median rents for three-bedroom units also rose, to $320 in Maroochy (a seven per cent annual rise over fi ve years) and $370 in Caloundra (a 10 per cent annual rise over fi ve years).

So how did we fi nd ourselves in this situation? One factor is that the region’s natural growth is just producing more tenants. Newcomers to the Coast, undecided on which suburb to settle in, will oft en rent before they buy.

Jean Hamer, chair of the Coast zone of the Real Estate Institute of Queensland, adds, “I’ve noticed a lot of quality renters are people who have put money into their businesses rather than a home.

“Large companies also rent for their employees, who may not be here long term. Also, people are moving here from areas where the market has dropped, such as Sydney and Melbourne, so they rent out their home there and in turn rent a house or unit here until the prices down south improve.”

in the higher values they may not. So what investors look for next is capital growth to subsidise a low return. If they can’t see when that next burst of growth will be, they just don’t join the marketplace.”

Independent expert Michael Matusik confi rmed the rental crisis last year. His analysis of rental bonds lodged across Queensland in 2007 showed the Sunshine Coast was failing to keep up with rental demand. Maroochy, which had 14,757

bonds lodged in the December quarter, was undersupplied by 30 per cent. Caloundra, with 7871 bonds, needed another 40 per cent and Noosa, the smallest market with 4260 bonds, lacked 266 per cent. Families aft er good houses to rent on our Coast simply couldn’t fi nd them and there was competition for those properties that were up for rent.

The recent opening of the new Maroochy River bridge to traffi c is visible proof of the rapid growth of the Sunshine Coast. Th e fi rst major bridge across the

river, which opened up the northern coastal highway, had been built only 50 years earlier. Th at bridge spanned the Maroochy River at Bli Bli, between what was then known as McBride’s store and Muller Park.

Pictured above taking shape in January 1958, the bridge was funded by the Maroochy Shire Council and Moreton Central Sugar Mill, so that part of the two-line highway was shared with cane trains bringing in the harvest from the northern banks of the Maroochy River. Called the David Low Bridge, it was an integral part of construction of the northern coastal highway – which is now known as the David Low Way – linking Noosa with Maroochydore.

Dave Low had been elected state member for Cooroora in 1947, and was Maroochy Shire chairman from 1952 to 1967. Low’s considerable eff orts in having the coast road constructed didn’t go unnoticed and the Maroochydore to Coolum section is now known as the David Low Way.

Until the coastal highway was built, Coolum was accessed from Yandina, Peregian was unheard of and Point Arkwright and the Mount Coolum area was just bushland.

When the next major bridge was built in 1989, between Bradman Avenue and Pacifi c Paradise, it was part of the Sunshine Motorway, at the time a controversial road scheme plagued by debate over its status as a toll road. Th e state government of the day said there would be no bridge or road for the burgeoning population unless it was on a user-pays basis.

Aft er considerable political wrangling and state and local government elections won and lost on the tolls issue, the booths were fi nally removed, leaving a rather odd confi guration of roads at both the northern end of the bridge and at Mountain Creek.

Twenty years later, that great stride forward had already become hopelessly inadequate, and a new era has started with the opening of the new bridge span.

Bridge works

We cross the Maroochy River and refl ect on the history of the area.

Experts and agents alike cite interest rate fears and the market cycle for investor reluctance. Mum and dad investors, which make up the majority of the market, are holding back in what is seen as a volatile market.

Michael Matusik says many owners of older homes in prime positions near the beach on the Sunshine and Gold coasts have been reselling to owner-occupiers for capital gains rather than recycling their homes into the rental market. “Th is trend is exacerbating the lack of new rental supply,” he says.

Michael’s July snapshot of housing market indicators paint the overall Sunshine Coast picture for the fi nancial year to 30 June 2008. Sales volume dropped only three per cent and the median house price one per cent to $490,750. Our weekly rent was $355, up 12 per cent. People in the Sunshine and Gold coast regions spent 31 per cent of their weekly household income on rent – the highest percentage in the state.

“We noticed in January the market cooled off aft er solid investment,” says Peter Ford, the general manager of Henzells

in Caloundra. “Until July there was slower conversion and procrastination from investors – as if they wanted to buy, but everything told them not to.”

So will potential landlords continue to wait and see? And more importantly, will the market wait for them? Peter doesn’t think so. He says astute investors will be buoyed by the recent Reserve Bank decision not decrease interest rates and the likelihood of banks passing on cuts to mortgagees.

“Th e best analogy is it’s like damming a river,” he says. “Once interest rates ease, the river will fl ow again. It will almost be, ‘what was that hiccup?’” Peter says many investors think the last half of 2008 will be the best buying. “Th ey’re feeling as though it’s bottomed out and come the other side of Christmas, they would have missed the best opportunities.”

Peter has noticed the pressure and optimism building, with “huge inquiries” to his offi ces from both potential investors and tenants. “At a recent auction at Currimundi, a property sold under the hammer for $10,000 above the reserve. Th at’s $465,000 for a middle- to lower-end investment property, a typical investment range for most people, in that $400-a-week-type rental bracket. Our fundamentals are still really strong on the Sunshine Coast and our housing stock levels are quite low compared to migration.”

Tony Nash, chief executive offi cer of Re/Max Property Associates Sunshine Coast, agrees. “People fl ooding into the Sunshine Coast are driving demand,” Tony says. “Rents are expected to increase markedly over the next three years. Building costs are going up one per cent a month. Interest rates are at a high but that’s likely to be less of a worry in the future.”

Tony says his rental department has a vacancy rate below one per cent, with 300 properties. “We’re getting rentals on a regular basis and fi lling them within one to two weeks with [high-quality] tenants.” He says people traditionally had a bit more choice during the quieter winter months but he expected the lead-up to Christmas 2008 to be frenetic. “Th e numbers of rental properties that become available usually diminish and demand becomes very much higher.”

Michael Matusik predicts increases in both house prices (up to 27 per cent in south-east Queensland) and rents (30 per cent) by late 2010, accompanied by subdued sales volumes. He expects renewed investor interest as gross rental yields rise above fi ve per cent across the state, although there may be fewer “mum and dad investors” who usually want closer to six per cent to make ends meet.

Valuer Peter Degotardi anticipates a further easing followed by a “slow dig-out” based on the hopeful glimmer of interest rate cuts combined with ongoing rental demand, rent rises and population growth. “We’re now in the process of price adjustment, which may well be good for investors,” he says. “It means yields are improving against what you’re buying.”

He says people might now have the chance to buy houses or units in good areas, where prices have performed well in the past but which were beyond their wallets during the spikes. He nominated areas east of the main motorways such as Nicklin Way and David Low Way. “Th ese have overperformed in the past when the market heats along so we can expect it to happen again,” he says. However, he warns that investors should take a fi ve-year minimum view and satisfy themselves they are “making a hard deal” to get good value. “Don’t think there’s a

short-term panacea of capital growth.”

Peter says because the Coast historically does not have the wealth or aff ordability of larger cities, investors cannot expect to get those much-touted “dollar-for-dollar rents” (such as $500 a week for a $500,000 house). “You can get closer in the lower prices but in the upper you get nowhere near it.”

Instead, he suggests a long-term strategy and options such as negative gearing for “mums and dads wanting to make a quid”. “Th e investors who get in early, do their research and get

positioned well will be the early birds getting the worms.”

Aft er much speculation, the Reserve Bank cut the cash rate by a quarter of a per cent to seven per cent on Tuesday, to relieve home owners of the 12-year high of 7.25 per cent. Th ings are looking up for investors, as the RBA issued a statement about possible cuts ahead. “Th e Board will continue to assess prospects for demand and infl ation over the period ahead, and set monetary policy as needed to bring infl ation back to the two to three per cent target over time,” the statement said. REIQ managing director Dan Molloy says the cut will provide much-needed relief. “We urge all lenders to pass on this rate reduction immediately. As there has been a recent easing in funding costs for lenders, there is no justifi cation for this adjustment not to be passed on.” Th is reduction will trim approximately $40 off the monthly repayments on a 25-year, $240,000 mortgage.

Canadian carpenter Tom Chudleigh is the brainchild behind these hand-craft ed timber treehouses called Free Spirit Spheres, which take three people no more than three days to put up, and cost around $160,000 for a complete, hand-craft ed house.

Suspended high in the rainforest tree canopy, they are accessible by Swiss-family-Robinson-style rope bridges and feature up to four beds, a kitchen with microwave and a bathroom. Forget about door-knocking salespeople, car parking issues and neighbourly noise, and just start asking the million-dollar question on everyone’s lips – just how do you go to the toilet?

Saving a deposit and getting onto the property ladder isn’t easy for fi rst-time buyers, but there are ways to get into your own home, fast.

The reduction of stamp duty for fi rst-home buyers,

which came into eff ect early this week (on 1 September 2008), coupled with a drop in interest rates, makes now an ideal timeto enter the property market. Th ere are ways you can get into your own home sooner rather than later.

I oft en speak to people who have a good job and steady income, yet they’re still paying rent week

aft er week because they can’t save for a deposit to buy their own home. In years gone past, it would be impossible for these people to buy their own home without that all-important deposit. But things have changed and now there are two ways to buy a home without this down payment.

Th e fi rst option is the 100 per cent home loan. A variety of lenders now off er these types of loans, which can be suited to

the fi rst home buyer. And don’t forget that you will be entitled the $7000 fi rst home-owner’s grant, which can be used to cover costs involved with the purchase. Th e benefi t of getting a 100-per-cent loan is that you’ll be able to get into the market

much earlier than you would otherwise be able to. Another option is the family pledge or family equity home

loan. With this loan, a family member off ers up a share of the equity they have in a property to help fi rst home buyers or those re-entering the property market.

When you have reduced your commitment to as much as 80 per cent of the value of the property, the buyers can drop the family member off the agreement. Th is is a great way for young buyers to get a foot in the door of the property market without having to wait years to save a deposit and at the same time, saves the buyers many thousands in mortgage insurance fees.

Down time

Downsizing sea-changers and empty-nesters are fl ocking to the Coast. Joining the charge are Damian and Wendy Brown, who couldn’t be happier with their simple life.

D amian and Wendy Brown aren’t your typical sea-changers. In fact, when the couple moved to the Sunshine Coast in 2005, they weren’t tempted by the coastal lifestyle. Th ey

already had that on the Gold Coast where they had lived for 24 years. When Damian fi rst suggested the relocation north to Wendy, she initially wasn’t too happy, saying, “I like to holiday on the Sunshine Coast, but I really don’t want to live there.”

Damian, on the other hand, knew it was time for the move. He had been commuting between the Gold and the Sunshine coasts for the better part of those 24 years and had been tempted by a business proposition made by long-term friend Tony Long.

But a change of scenery wasn’t the only change the Browns were to experience. Th eir two sons, Angus and Cameron (now 23 and 21), had fi nished school and moved out, so they had no need for their big family home they owned at Sorrento. It was time to downsize from their empty nest.

Downsizing is on the rise, with an increasing number of couples like the Browns making the decision to sell their grand homes in favour of something smaller and easier to maintain, like a townhouse or an apartment.

Retirees and empty-nesters are reclaiming their lives and are embracing this phenomenon, which allows them to spend more time enjoying life and less time tending to the garden or cleaning their stately house.

Having made the decision to move north and downsize, the Browns focused on de-cluttering. Th ey put their Gold Coast home on the market and began to sort through their belongings, keeping only the essentials. Although it proved a challenging task, Wendy found this process cleansing. “It was a lot of work

an apartment tidy, another positive to living in a smaller home.”Wendy has adjusted to the pace of life on Kawana Island,

choosing an environmentally-friendly Vespa as her transport of choice when heading out on Saturday mornings to stock up on the couple’s weekly supplies from their local deli, butcher, bakery and seafood shop. “It’s so easy to get to around,” she says. “I can take the Vespa to the local shops or we can ride our push bikes to the surf in a few minutes. We’re close to the business hub of Kawana, plus we are right next to some great restaurants. It’s just a simple life.”

Damian adds, “St Kitts has two pools, a spa, a sauna and a gym, so it’s easy to be active. We can wander out to the

pathways that surround the island for a walk. Th e best bit is that someone else looks aft er the landscaping and the pool – we don’t have a big house and yard to maintain.”

In just four years the Browns have made their mark on the Sunshine Coast. Damian and Tony left RGD to launch Kawana-based PlaceMakers Communications and Marketing, and Wendy is heavily involved in managing the business. Th e trio is also part-owners of Kawana Island’s renowned restaurant Montego’s on the Bay.

Th e stunning outlook from the Browns’ balcony encapsulates blue views out over Double Bay, where Damian’s kayak is perfectly nestled in the water on their marina berth. Before heading into the offi ce during the week, Damian wakes up with a paddle around the pristine lake. Th ey have truly embraced the enviable Sunshine Coast lifestyle and it’s no wonder they are advocates of downsizing. Th ey are loving life, Kawana Island-style.

to sort through our home but it was incredibly therapeutic to throw out so much stuff – stuff we had been hoarding for years. We only kept what we really needed, which made the move relatively painless. We now live a simple life!”

Part of that life for Damian is his role as director with Project Edge Property Services (PEPS), the marketing arm of RGD, developers of four Kawana Island precincts.

“In 1979, I worked on my fi rst project on the Sunshine Coast and for the next 24 years I spent a considerable amount of time driving that highway between the coasts, so when this opportunity came up I knew the time was right,” he says.

Th e Browns made the relocation to Kawana Island and aft er just six weeks on the Sunshine Coast, Wendy confessed that she

didn’t ever want to live anywhere else. Wendy and Damian moved into an investment

property they owned at Leeward on Kawana Island when they fi rst relocated to the Sunshine Coast, which gave them a taste of this simplifi ed apartment life. Damian’s fi rst job was to market St Kitts at Double Bay on Kawana Island. Little did he know that St Kitts would not only consume his professional life but would also become his home – the perfect downsizing option.

With Damian’s inside knowledge of this development it was inevitable that the Browns would purchase off the plan and they haven’t looked back, happy with their decision to invest in a three-bedroom two-bathroom, ground-fl oor waterfront apartment. Th e views from the balcony are

breathtaking. To the left you can see up the canal and as far north as Mount Coolum and to the right you look out over the waterways of Double Bay and to the island’s many waterfront homes.

While Wendy has embraced the empty-nester lifestyle, she misses her sons and the banter the family enjoyed around the dinner table, but agrees that when the boys come to stay, it’s lively. “We’re really proud to have raised two independent sons, and I do miss the conversations we had when they were home, but I don’t miss the mess,” Wendy says. “It’s much easier to keep

Until the turn of the millennium, the southern Sunshine Coast hinterland west of Caloundra was better known as a productive farming area than as a prized residential

district, but that all changed soon aft er the 2000 fi reworks. And the pace is continuing to pick up as news of a quiet country-town lifestyle within an easy commute of the city and the coast continues to spread.

Stretching along the railway line from Landsborough south to Beerburrum is a collection of towns – each with its own distinctive character – surrounded by farms, state forest and national parks, all within the shadow of the 13 volcanic peaks of the Glass House Mountains.

“Th is area really took off in 2001-02 as new residential subdivisions were released and unit blocks started to go up in Beerwah and Landsborough,” says John King of Beerwah First National. “Until then, growth was reasonably steady. Th e pace really quickened aft er 2000, but these are still just small towns surrounded by farms and forest.”

Properties are handy to the M1 and signifi cantly, all of the townships are also on the main rail line to the capital.

Th e famous Glass House Mountains, named by Captain Cook on his voyage of discovery along the eastern Australian coast in 1770, provide a spectacular backdrop to the area as well as its name. In the north is Landsborough, between the coast at Caloundra and Maleny on the Blackall Range. It is one of the Sunshine Coast’s oldest townships, as it was on Cobb and Co’s route to Gympie gold from 1868. Today, many coast

and range dwellers pick up the commuter train to Brisbane from the Landsborough station.

Further south, Beerwah, midway along the tourist route between Glass House Mountains and Landsborough, is the region’s commercial centre, with a high school, Christian college, shopping centres, a golf course – and Australia Zoo. Glass House Mountains village is surrounded by farms – pineapples, avocados and macadamia nuts are plentiful – and Beerburrum provides the gateway to the area from the south.

“Glass House is still oft en described as a village, and even though it has gone through a lot of residential development over the years, it has still retained its feel,” John says. “Each of the towns has retained a country-town fl avour and each has its own character.”

Th is is not a coincidence, though, as planning by the former Caloundra City Council set out to ensure that the identity of each township was retained. Buff ers of rural areas and parks were set to ensure it did not become one long urban strip.

As well as off ering a country-town lifestyle and liveability, the Beerwah-Glass House area can put commuters within an hour of Brisbane or 30 minutes of the coast, which John says works well for couples where one works in Brisbane and the other on the coast.

Th e upgrade of the railway line between Caboolture and Landsborough is expected to make the area even more ripe for residential development. “We now have a full range of housing options from gated communities to units, homes on small

blocks, cottage blocks, a wide choice of traditional blocks and acreage homes,” John says. “Th ere are lots and lots of lifestyle options that weren’t here even seven or eight years ago.”

As a result, every demographic, from young professionals to families and retirees, is represented. Nevertheless, there are still plenty of farms in the area, as viable agricultural land has been protected from subdivision under the state government’s planning policy.

“It is still a pretty rural landscape,” John says. “A lot of locals can go fi shing or crabbing down at the [Pumicestone] Passage. Also, a lot of people choose to live here because it’s aff ordable and they like to live in a community and have the sense of security that comes with that.”

Th e area is also well catered for with public facilities, including a quality public library, RSL club and golf club. “It is the government’s intention that Beerwah will become a major activity centre and the central business centre for this southern part of the hinterland,” John says.

From a buyer’s perspective, the old ‘location, location, location’ is well and truly covered, and the good news is that it is also aff ordable. In the southern hinterland, older homes in town are available from $350,000, new homes in town from $390,000, a two-bedroom ensuite unit from $289,000, three-bedroom from $309,000 and residential land from $180,000.

In 2003, the railway townships had an estimated population of 16,000, with a prediction for 27,000 people by 2016. Th at now appears a conservative estimate.

The news is out that the lower part of the hinterland region is a great place to put down roots, as locals and visitors discover that there is more to this part of the Coast than Australia Zoo.
